    Dear ***/ ***** ,I am so frustrated with the builder-Kingsmith builder. We signed the construction agreement on May, 2022 after the architectural design completed, the oral agreement finished between ***** months, but the ** months passed it is not finished yet; but they applied the final inspection, I meet the electrical and plumbing inspector discussed with my concern:1. Plumbing: Kingsmith take the advantage to change the mechanical room location, the results: a. The big noise (at least ** Noise decibel) is from the furnaces, living room and exercise room cant stay because the noise, we asked them to do the insulation or back the mechanical room to original location, ***** agreed to fix this issue in two days, but he didnt and powered off furnace, use the slab heating, it will damaged the hardwood floors because they make the temperature ether very hot or very cold;b. The sewer , plumbing and heating system are key of house quality; they changed the plumbing sub trade than we agreed when we signed contract; the plumber changed the two bathrooms location after the concrete finished because the location is not correct, changed the location after tiles on in the en-suite bathroom; unqualified plumber;c. The mechanical room drain only * that will be limitation in the future, we asked the drain in the center and at least * drain when signed , but the drain is only * in the center, I just realized when the water softener installed; the plumbing inspector said he knew this issue, but allowed by building code , he has no power to force them;d. One bathroom window is inside of ceiling because changing the mechanical room location, spent one month to let them fixed ;c. The plumbing inspector cant access the site for inspection for three times that got extra fee , ***** said no extra charge because the inspectors mistake- lying.2. The electrician put the metal behind the recessed light and ** amp receptacle in the en-suite , increasing the useless cost .

    We are saddened to know that you are frustrated with your home that we have built for you.  We are more than happy to discuss any matters of concern with you.  We have built your home within the Canadian and Albertan Build Code guidelines and met the inspectors requirements (that we have been aloud to do with your limiting our access to the property).  All and any changes have been discussed with and agreed upon with you before being done and have only been changed to provide you with a better home.  We have had good intentions and still do to build you a great home.  Any item that you deem unfair I am more than happy to sit down with you to discuss at our office or your home.  Although, I can see that all of the items that you have mentioned have been discussed and explained, but I want a peaceful resolution to any issues.

    I do have a concern with your posting of pictures that have been taken while in the midst of work and not the finished product.  This is not an ethical approach as it seems you are trying to portray something about Kingsmith Builders and our trades that is not true.

    We always strive to put our relationship with our clients first and this situation is no different.  I am open to resolving any items in a respectful manner as we want to finish your home and allow you to enjoy it.

    I am rejecting this response because I cant satisfy for his response!
    We found they made a fake account. Although Mechanical room drain passed the minimum code for *, but that did not meet our requirement.
    They post my design and work of master bathroom and closet, kitchen on their website, I have many evidences show they are not trustable company, not like the company owner said, they take advantage both language and experience. For example, we agreed  to use Wiehler plumbing for our job, they changed the plumbing to frozen man. Once the work finished, a lots of problems happened. My first contacted person is *****, - the owner of Kingsmith, I actually did the project manager's work not the kingsmith. I clean the house every day after their work, because they make to much messy. Their work is not like they said,  I cant tolerate any more for his called health relationship , because my lux triple panel windows set outside more four months in the winter, my handle of cabinets are missing, my bathroom tile was damaged by engine oil. I can take my all legal responsibility for what I said. 
    I already suffered all the extra stress from them last month, we asked them to fix all the problems,  but he didnt think it is problems and take language advantage. 

    Today, I found that Kitchen and Master Bedroom wall are only painted by one coat but Kingsmith claimed that they have painted for * coats. This work need to be checked by third party.

    Hello *****,

    I would like to start this response to your concerns with same approach as I have taken for the past month.  Kingsmith would love to resolve and address all of your concerns and complete your home.  Our obstacle to doing this is that you have denied access and cut off communication, so we do not know how to proceed.  We are more than willing to meet with you and a third party to arbitrate this situation and provide another opinion.  Have a peaceful and respectful resolution to any issues is what we believe is best for everyone.  I do not understand what you mean by a fake account, I don't have any fake accounts, if you could provide some clarity to this accusation that would be appreciated.  You have mentioned your plumbing concerns and I have no problem addressing these.  The option of changing plumbers was brought to you previous to the change as our company felt this was (and still do) a better option.  We agreed with you to this in a meeting before proceeding as you wanted to know all of the trades prior to starting.  You have had a lot of involvement in the build as most of our clients do, and we like our clients to be apart of the process, this became an unhealthy situation once trades were being accused of theft without just cause.  We discussed these matters, but ***** was not satisfied.  We were never given the opportunity to clean the home and remove any spills, stains, final T/U's, etc.  This was too bad as we were very close to completing the project.  Finally, I am still open to resolving this all amicably, but I do not where to go since communication has been cut off.
