    Ive been in my apartment for three months and immediately I started to see cockroaches. I called right away and they told me they would have an exterminator come in and take a look. That was 13 weeks ago and no exterminator has been brought in. Ive called multiple times, sent emails and nothing! They refuse to bring someone in.At the beginning of November my neighbour moved out in a mad rush and I asked why. She told me her apartment was infested with roaches and management wouldnt bring anyone in. And sure enough, that week, another ***** in my apartment. I emailed right away so I would have everything in writing, and I was told they just got a new pest control person. Great, when should I expect them? No response, no exterminator.November 16th I get a call from ******, who made a copious amount of promises that he was going to get this taken care of. NOTHING! I still havent had someone come in!Now November 26th, Ive found yet another *****! They are becoming more frequent, which means the colony is getting bigger. Ive spoken to multiple residents in the building and they all have said they have roaches and management isnt returning their calls.Stay away from this company. So many other things are a problem and they refuse to deal with any of it. If you look at their ******** page, they are congratulating each other on jobs well done. How great are we, posts and in the meantime, they do nothing for the tenants!

    Poor response to concerns and no regard for renters, the area around the property was not safe, full f homeless who constantly vandalized my car, broke into it, caused ****s& damage and no cameras in the parking area so no evidence to support my claims, ******************* were extremely noisy, rude and had zero problems working late in all the suits making noise well over 12 a day, properly manger was rude,condescending and obtuse to any issues, mail boxes were forever being broken in to and never fixed, I was assaulted in the halls and Nothing was done , the f I had to live in a box or rent from them again Id be in the box

    This company is without doubt the worst organization i have ever dealt with in my life, calling this company completely incompetent and completely negligent isn't even coming close. I had the misfortune of owning a townhouse in a complex they manage (Park Estates, South ********), they decided to do heat tracing on the unit below me at the end of January in -30 degree weather, this happened 4/5 years ago, the electrical company took down the soffit and the insulation exposing the drain pipes, then they took off for some reason for a few days, probably because it was so cold, the pipes froze, burst, my water tank (which is above the soffit that now didn't have insulation) froze. My tank then had to be replaced. I had just rented my place out and Ayre and Oxford (*******) are calling me telling me they are going to shut my water supply off because the pipes below my unit are burst and leaking! They then sent me a call out charge for the plumber who left the pipes exposed to call around to my house to check on the burst pipes that they caused. Also included in this charge was a call out to a completely separate unit. This is the shortened version. Trying to reason with these people is useless, the manager (*******) told me there was never any insulation in the soffit. How someone can manage an estate in ******** and not know that properties have to be insulated is beyond me! I had to send her a photo of the exposed pipes with the scraps of insulation left circled explaining what insulation looks like. She also told me she cannot give me the contact info of the condo board due to privacy issues. Ayre & Oxford have since been replaced by another property manager, due to multiple issues. Strange that they reply to messages here but never replied to me. I know most property managers dont get good reviews but If you ever are thinking of buying or renting a place that these people manage.... I would highly recommend looking at other options.

    Unfortunately there are circumstances beyond which mentioned that are not included in the review. We should however be clear that the ***************** of Directors direct and oversee all activities of a ************************ ********** carry out their lawful direction. Sometimes though, since they are not responsible though for the build out, even the Board may uncover unexpected *************** to which they are not previously aware.

    I live in a neighborhood that has annual homeowner association fees (Parkland Neighborhood). I have never not paid my annual fees. When the management team emailed out the invoices at the beginning of 2023, the one sent to me bounced back to them because my email had changed. I had not remembered to notify them. So I didnt receive the notice. The same thing happened when they sent our a reminder. The email bounced back to them. Any and all communication they sent out about the fees bounced back. Knowing that their emails did not get through, they did not follow up with a call about the outstanding dues. They also did not bother to mail anything out at any time regarding this. Im not in any way questioning that I owed the fees. Im saying that at no time was I notified. On August 25 I received a letter from a lawyer stating that I had 30 days to pay or they would be going after my mortgage and possibly pursuing other civil action. This was the first thing I received about the outstanding dues. Also, they are charging me $175 for legal fees. I called Ayre and Oxford and spoke to someone who deals with the Parkland neighborhood association and was told that even though my emails bounced back, they did not send anything through the mail. This makes no sense. They obviously have my address. They gave it to the lawyer. All it needed was 1 stamp to mail out a notice about the overdue fees and they would have been paid. Instead they sat on the situation and then sicced a lawyer on us. The lack of common sense and professionalism in this has really surprised me. It is clear to me that customer service is NOT something they are concerned about. They evidently didnt care to actually follow up and deal with the situation. They preferred to just send a lawyer after me. The outstanding amount and interest and legal fees (which were entirely unnecessary) have been paid.

    Their really should be more organization with their customer service, they never pick up, we've been having issues with homeless people, mail box breaking into and doors breaking into. Nothing is being done.

    I moved into a suite and it was infested in cockroaches I notified my manager she is great shes a great advocate but it is the owner of this building and no one will disclose who owns it that I have an issue with. No one did anything about the cockroaches until today other than placing sticky traps that collected more of my cats tail hairs than c*** roaches its DISGUSTING I have been here since January 28 exactly one month?! this company decide to get my apartment sprayed finally after ***** of complaining?? I would assume that when I move into a suite that it be habitable and safe. I would have felt safer staying in a homeless shelter and all the owner offered for compensation was $200 off my $900 rent I dont think I should even pay?! I have to pay for my cats so what about the dozen cockroaches that have infested this place and Im talking about living with F**** cockroaches ?!! also there was a meth pipe and orange peels rotting sitting ontop of one of my cupboards too so this place was not properly cleaned before being rented also upon moving in the sink was plugged in bathroom and the tap was broken there was a broken electrical socket?! This company took my money and screwed me over and now Im supposed to live here and continue paying my full rent??? this place is a joke the building ROYAL LADY MANOR IS FULL OF METH HEADS I have pictures lastnight when returning home from my late shift at work I was terrified to come into my building! I have never been so disappointed in a place and I used to live in a Mainstreet building soooo to any one reading this do your self a favour DO NOT RENT at ROYAL LADY MANOR the owner just wants to take your money and hold zero accountability for his mismanagement of his building we have a right to a clean home as ******** citizens we have rights!! Is it my problem that this person let their building get out of control no its not its their responsibility get it right people would u pay to live like this???

    I don't think the company is solely liable for its bad deeds, as it is mostly the bad employees who put up a bad performance. I live in Blue Quill Villas, ********. The property manager is extremely rude. We have so many problems to take care of, which should not cost too much. Looks like her only responsibility is increasing the condo fee and collecting fees only. She barely responds to emails for problems of unit owners, that taking care of falls under the condominium board. Once she even stated that taking care of maintenance, might increase the condo fee. And without doing anything, the condo fee keeps rising. The last meeting held was in 2021, and for more than one and a half years, they have not called for any AGM. She refuses to share the name of board members or their contact information. Even in the meeting we attend, she never forwards any minutes, to follow up. No proper snow cleaning is done, and last year the city had to take up the issue and cleaned the snow, followed by billing each owner. And now the unit owners, are cleaning the snow themselves to avoid penalties. The condo insurance is going up each year, due to negligence in proper maintenance. Wondering, if the property managers are paid salaries or are volunteering for the company. Such a shame that she addresses herself as Senior P....... M...... !

In the mean time, you should also be aware that after each annual general meeting, the new ***** of ********* information is mandatory to share with the Owners, Owners should save this information once received, otherwise it is entirely up to the ***** whether they will communicate directly or through Management, as the ***** are volunteers. Owners also have a right to view approved minutes however sometimes these may take longer than anticipated for the ***** to approve these. We hope we may have an opportunity to better explain our involvement and guide you in future issues.

    The true rating for this company should be zero. It has taken over 3 months and they have not returned my security deposit check, which was, according to them, required when I wanted to renovate my condo to put in a new carpet. ****** and ************** are terrible with emails. They continue to give excuses and make up scenarios about why it has taken more than 3 months to get my security deposit check return to me. On top of this, I have had to re send them forms because they don't either read their emails or lose documents. All the ****** Reviews with low ratings are true and I have had the same horrible experience.I will be putting a lien against this company.

    * BS company, very unprofessional, you pay them for nothing! *My ridiculous experience with this s***** company:They issued a warning letter to my unit because of a noise complain saying I have loud music played through a speaker system with base few days in a row. I dont even own a speaker system! I told them immediately that I do not own one and they acknowledged that. However, the warning was not cancelled and they keep saying nothing can be done! Professional management!They issued a warning without first investigating the issue. All they do is act as a messenger between the complainer and complainee.They do not provide any reasonable or logical explanation and then stopped the discussion. This is completely absurd!

    Glory Manor managed by Fadel. Not a true word outta his mouth. Apartment not clean after paying a 500,00 DD but he filled out the in inspection everything fine with the promise cleaners coming the next day..Nope no cleaners. They kept the tenant that moved outta my suite 2 months previous.his DD so between his DD and mine why not cleaned.. Bedbugs im told, and now 3rd outbreak of cockroaches. The unit beside me was the cause 6 months ago and they still let her stay. Now shes moved out they are everywhere looking for a new home. Laundry not clean so they thrive downstairs in it. A tenant upstairs has been a problem tenant since he moved in, last tenant would bang on ceiling, go up there at 2am and make it clear turn the stereo OFF. He stomps on your head like a 2 year old. I was told to put my base of my stereo system close to our ceiling and play his game. Haven't been able to park in my stall since August as they let him park a bus in it. Now lets talk about his guests come in have *** in the living room above my head (my living room) then one of them showers and they female leaves. Average time the visit lasts maybe 30 minutes, the longest 45 minutes. No dating going on upstairs just ***, morning noon and night...so classy .Now trying to change the lease. On the add June July 2022 pet friendly building which its been for years. On my application which I was approved i put down my poodle. Fadel waved the pet fee on my lease now ive been told 3 different conversations. in just over 24 working hrs. start paying a pet fee for Oct, then no pet building Pet free, thern the latest no dogs . 4 tenants have pets including a new puppy. A long term tenants dad asks me to help put the fences back up and it has eliminated 99 % of the unwated traffic on the property. ******************* has asked me to trust him hes looking into it but its not getting better its getting worse. The Ritz its not older building that could be cleaner but its comfortable.
