    They didnt show up to appointment and will not return my $1600 deposit. ********.

    Thank you ********* for giving us the opportunity to further educate the public and prospective clients on the importance of our tenant screening, and best practise processes Happy to summarize for everyone where this issue lies:- Deposit received and lease signed - Possession date scheduled and attended by both Agent and Tenant - Tenant unable to provide valid ID (document likely modified, birthdate did not match application, possession not granted)- Tenant confirmed by phone with Agent they have other forms of ID in their possession to prove ID, Agent followed phone call with email for confirmation (no response)- Tenant and Agent scheduled next day follow up possession date, Tenant did not show - Agent dug deeper into references with the employer (large public employer) and references do not actually exist - Tenant and Agent scheduled a 2nd next day follow up possession date, but Tenant "arrived" 35 minutes after scheduled time. Agent had to leave site prior To this day we still have no email response to our initial inquiry about ID and to verify a reference. We have opened a file with the police. If the Tenant wishes to prove ID and reference as requested, we're happy to connect again if we are incorrect.Receiving a deposit in certified funds (email transfer or bank draft) before verifying ID in person (Landlords are not permitted to keep a copy during the tenancy due to provincial privacy regulations), gives the Landlord further leverage against people who have fabricated information in their application as well as their ID. Following this process leaves our Landlord client with a home that is not yet rented, but is back on the market quickly to generate interest. They also have a deposit to help offset some vacancy costs. As we do not have a real person for the Landlord to pursue (no ID verification means we have no idea who this person actually is), does not allow us to pursue them for rents, liquidated damages, etc.The above is just one small benefit of dealing with an experienced property management team with a structured and effective process for finding you a great tenant.If you got this far, thank you for reading!- The Rental Team, Greater Vancouver Tenant & Property Management Ltd.*********************************************************

    After providing over 1 month’s notice of intent to move out, our landlord enlisted the services of Keaton B***** and the Greater Vancouver Tenant and Property Management Ltd.
    They reached out 2.5 weeks later, asking for us to commit to 4 hours to be out of the home, twice a week. This was just not possible with all parties working full time, and in the middle of a move ourselves.
    Instead of communicating directly with us as tenants, and our landlord, Keaton was directly messaging our landlord and apparently complaining, in a sidebar conversation. This felt extremely unprofessional and was very confusing as he had confirmed times we had suggested, only to complain to our landlord who then reached out to us.
    On top of this, when we expressed we could only commit to one day, he threatened to issue a mail-in notice that he would be entering the home, which we were told we could not refuse.
    Overall this experience was extremely stressful as a tenant, and at this point we are exhausted and would rather *** *** ***** ** **** ******** **** ** *** *** ** **** ********* *** have it done with.

    Thanks for taking the time to provide your perspective here ******. It's unfortunate it is a negative one, but it helps us learn to continue to improve and adjust our processes as we serve more people.
    We have worked with our marketing team to add some helpful links and information in our first outreach to existing tenants to help avoid any misunderstandings similar to what you're experiencing now.
    As you already know, we represent your Landlord and their best interest. We have provided them with advice as to their rights and best practises around marketing a home for rent when occupied by existing tenants. Those best practises include 2 showings per week, 3-4 hours at a time, scheduled in advance as well as working with the tenants on their schedules as best as possible, and within reason. We accept what an occupant provides us in writing, but if it is less than the optimal amount, we advise the client and take direction from them based on their legal rights to access for marketing purposes (more information at the following link: https://www2.gov.bc.ca/gov/content/housing-tenancy/residential-tenancies/during-a-tenancy/landlord-s-access).
    At no point in our communications with you did we mention a notice for entry, but these options were provided to your Landlord for consideration as is our job and some would argue our ethical obligation.
    Again, it is unfortunate that you're having a stressful experience thus far, moving and working around showings is stressful no matter who you are or what your understanding of this process is, and we appreciate that. We look forward to hearing back on our 2nd attempt to connect over the phone with you if you would like, otherwise we hope organizing for your move goes smoothly and wish you the best of luck on moving day.
