    On January 24 2025, we paid $546 to Inspections West for Steve's inspection of ******** **** **** ****. After we paid, we read his report. He failed to do many basic and necessary observations and tests during his inspection. We were dismayed by the omission of basic details in the inspection report. We ended up having another inspector re-do the inspection.
    Steve did not use moisture meters on the tiles/showers of the three tiled showers in the home.
    Steve did not notice and check the large brown moisture stain on the ground level ceiling.
    Steve didn't notice and report any PolyB which is something owners need to be aware of. ** *** ******* ******* ** *** **** ********* **** ******* ******** 
    Steve didn't notice faulty and dangerous electrical wiring.
    We are very dissatisfied and we wasted our money. The pdf of his inspection is too large to upload on this form but I can provide a link to the inspection:  *********************************************************************** I have also attached his invoice that we paid.

    The client received an inspection and report as per our contractual agreement.

    The home inspection industry in the British Columbia is provincially licensed and regulated, this means that there is a "Standard of Inspection" that is required to be met during a home inspection. This means that neither the inspector nor the client dictates what an Inspection is or isn't and what is included in an inspection. A contract with the Standard of Inspection was sent to the client prior to the inspection as per the requirement of the Provincial Government. This contract was electronically signed by the client prior to the inspection, acknowledging the contents of the Standard of Inspection.

    The key point to note in the Standard of Inspection is:


    "The Inspection is a VISUAL INSPECTION performed by DIRECT OBSERVATION". This means that the use of specialized equipment or tools, such as a moisture meter are not required. I can determine when specialized tools are necessary to confirm a suspected issue. The client does not dictate that the use of such tools are necessary.

    Regarding ceiling stains, if they are not wet which means there is an ongoing issue that needs to be addressed or fixed, this is a cosmetic issue and the report clearly states that cosmetic issues are not noted during an inspection.

    The other complaints noted by the client are not of any significant value. "The Inspection is of a general nature" (stated in the Standard of Inspection), the purpose of an inspection is to identify things of a significant nature and is not an exhaustive technical audit.

    I am rejecting this response because: we were not given any information whether or not the ceiling stain was moist or not because it was not even reported on. The Poly B piping was not at all an exhaustive or trivial matter and that needs to be reported to clients because of the high failure rate of Poly B piping. Nothing was recorded in the report about it. The faulty of electrical also needs to be reported because of safety issues. We are dissatisfied with the response from this Better Business Bureau Business and feel very let down by their response. We still seek a refund.
