    *** ****** was the renter at the Log Cabin on 2/3/24, and was the only renter we had during that weekend.  Our rental fee is $600 + a security deposit of $400.  Therefore, I originally collected $1,000 from *** ******.  *** ****** signed our rental agreement, and initialed the statement on the agreement that said she has read and understood our rules. One of the rules stipulates the renter must remove from our premises all trash generated by them and their guests, as we do not have a dumpster or other location to leave their trash with us. In addition to our rules that explain the topic of garbage, there is also a check-out list onsite that each renter is required to complete as they prepare to depart at the conclusion of their event.  The check-out list includes reminders of some of the renter responsibilities to be completed before departure, to include a reminder about the trash.  *** ****** and her party did NOT complete the check-out list in any way.On the Monday following her Saturday event, one of our members/owners went to the cabin.  When she pulled into the parking lot she noticed trash blowing across our back lawn.  When she went to investigate, she found balloons and other items of trash being blown about.  Also discovered were 2 - 3 bags of trash plus some empty cardboard boxes that had been broken down that had been left behind our building.  Our member and her husband picked up the blown trash items and loaded everything that was found in the bed of his truck.  At that point, she took pictures of the trash that showed some of the items that had been thrown away.  When these pictures were compared to pictures that were taken by guests at *** ******' party, there were like items found in the member pictures and *** ******' pictures. *** ****** adamantly denies the trash came from her event.  She has accused me of taking pictures of someone's trash bin and claiming that to be trash that was left at our building.  She asked me to provide video of my member picking up the trash from our yard.  We took no such video. I would feel the likely scenario would be that during the evening at guest or caterer or decorator asked someone to take the garbage outside.  That person apparently didn't understand what he/she was supposed to do with the trash.  Instead of finding out what to do, the trash was placed behind our building. I'm very sorry *** ****** did not receive her refund of $400, but, unfortunately, she did not adhere to the agreed upon rules.

    I am rejecting this response because: None of this information is correct. I was not provided wirh proof of those certain persons removing said trash from her property. when asked for video of the said persons removing the trash she Sharon did not give nor provide a video therefore she could've git that trash from anywhere. As far as everything else goes I followed all the rules from. the said contract. According to my decorater those balloons where not from my event clearly my decorater had a ****** touch where she took all decorations with her .Thus place the Login cabin hosted by Ms Sharon is a scam artist she has and always try to put said things and tells lies on the people who rent her establishment just to keep there deposits and unfortunately one Something needs to be done about because this lady is a lier and a scam artist.

    Please note the 2 items above the signature line on the contract, which states she and read, understands, and agrees to be responsible for all rules being followed.  See item #10 in the Rules & Regulations document and #6 on the check out list. (which she didn't complete and leave for me the night of her event) I truly do not like it when I have to keep a renter's damage deposit.  Upon going back to review, there were only three security deposits withheld for the entire year of 2023.  I did not scam this renter (or any other) so that I could keep their deposit.  I do not get to keep those funds when they are withheld.  The money belongs to the owners of the building, *** ********* ****** ****** ** ****** ****.  The pictures I provided of the trash that was collected in our yard were pictures of the collected trash in the back of one of our member's pick-up trucks.  We did not scour the area searching for trash we could take pictures of and try to scam *** ******.  We do not have video equipment on the premises, so I have no way to provide video of renter's trash being picked up off the back lawn.  If the DID have video equipment, we wouldn't be having this disagreement right now.  I would have the proof I needed to show that someone in her party that was asked to take out some trash either didn't know what to do with it - or - they stuck it behind the building with the intention of coming back to remove it when the party was over.
