      I was one day late on the rent for ******* due to holidays and they sent my check back 10 days later. Now I face eviction. We were without AC in the summer for 4 weeks and heat in the winter for 3 weeks. I had to take time off from work because everytime the repair person was scheduled, they would never show up. They promised to reimburse me for the time but never did. The home is 50 yards from a railroad track on which trains run all night, keeping me up all night. I am a good *******. I always pay my rent on time and take care of the property. It is not fair to be treated so poorly.

      I wear glasses and tried to do a ID they declined me. Now they want me to reapply and pay fees all over again. What iif I have the same problem.My pockets aint built like that..I dodged a bullet. The operator was rude. Never deal with them again.

      Do not rent from this company. We were renting a home in *************, ** from 2021 to 2023 and could not wait to leave. During the hurricane of 2022, our living room flooded through the baseboards and living room windows leaked. We filed a maintenance request and after someone sealing the windows, they leaked during the next storm. Someone from Progress came out to check where the leaks could be coming from, said the roof needed to be checked but he had to get a quote. The next day our case was closed in the portal and there was no resolution. Every major rainstorm continued to flood our living room, with no responsibility shown by Progress as the homeowner.They charge $45 just to notify you that an HOA violation was received. Their personal are rude, and ineffective. It takes 2 hours to reach someone on the phone, and days of following up over email to receive a response. They are the worst rental company Ive ever used, and I hope whoever rents that house next is made aware that their living room will flood repeatedly with no action on their part.Everything is the renters responsibility and at the cost of the renter. **** care, pressure washing, landscaping maintenance, fixing home damages, servicing appliances, regular pest control, dryer vent cleaning. They maintain nothing. You might as well just own a home, which is what we ended up doing in order to leave this company. Everything has an additional fee, they nickel and dime you at every turn, and try to get you to pay for RESODDING the entire lawn.They overcharge, do not care for their residences, and on top of it all, their employees are rude and inefficient. Rent from an actual property owner. This company is a scam.

      Please be aware when renting from them. You can not go and talk to anyone in person at their headquarters and it is extremely hard to get anyone on the phone. We have had case after case opened and if they make one phone call to us and we miss it they automatically close the case on their end. We have been trying to work with them on a situation because the original lease has ended and it is on a month-to-month term the other roommate doesn't want to release my spouse from the lease because they cannot afford to stay live there, We have been paying the rent for months. Progress Residential will only allow him to get off the lease if he goes to court and has a restraining order put against the person to prove he cannot live there, which he can't do because it affects his job as a first responder. They have been impossible to work with he am no longer living at the residence and they will not help in the situation at all with the other roommate.

      Be careful when you rent from this company. They will nickel and dime you to death! Read the lease carefully and make sure you understand the terms. 5% penalty if your rent arrives 4 days late. Also be ready to lose your deposit to $500.00 cleaning fees (Even if you have the house cleaned by a professional) $250.00 for a $20.00 blind and so on. Be there when they inspect the condition of the apartment. Find a small local landlord who cares about their tenants. Compare each property and add up all the charges.

      Thankfully the home we just applied for (and would have moved into next month) is ready NOW after communication from them that it wouldn't be ready until Feb. When we started looking for a new home to move into we were looking for something coming open in Feb since we do not need to move NOW. We had an email that said the home would be ready to view by Jan 30, **** and we had picked Feb 9 for the move in date. Shockingly we received an email that this home was ready to view 01/03/23 - A ***** AHEAD OF SCHEDULE. We had that day - 1-3-24 - to view the home and make a decision if we still wanted to move forward.So we went and viewed it and it replied yes. Only to be told we had to take possession by 1-12-24 at the very latest?!?! I asked how they can advertise that a home is not ready and ask us for a date we want to move in and then (after we pay $55 x 3 for credit checks and fees and a $250 ******* deposit) suddenly change the date?The agent replied the tenants moved out early so the home is ready sooner? Doesn't that mean that Progress was paid for the ***** of January by the people who moved out and now they are asking us to pay them too? So now reading these reviews I am happy to NOT have moved forward with this home lease and I will look for a different property management company who has favorable reviews and does business honestly.

      Terrible experience will only bother to call or respond when it comes to deposit then no longer answer. DO NOT put any money down before seeing property 2 days prior to move in we found squatters in the house after flying in from east coast, they only let you apply 12 days prior to move in and then do not offer video tours and do not look at the property themselves. They did not give a single care about the situation only said we have to pick a different house or cancel our application. No available compensation for the inconvenience. They have poor customer service DO NOT DO IT I will be pushing this further UPDATE:They had time to reply to the review to make it seem like they responded and are working with me, yet no response to the email sent, further proving my point.Dont rent from them.

      Have not had heat downstairs for a week now. It is not considered a priority due to home having heat upstairs. It has been in 30s at night and the home is frigid. This is just one of many issues we have had. Yet charge 2K+ in rent.

      Avoid like the plague. Woke up this morning to see that my husband and I owed over $3k JUST for insufficient notice to vacate despite giving notice AND extending for one month. Im sad to say Im not surprised that we got zero calls or emails letting us know about the balance (I had a feeling to take a look at RentCafe at 4am 23 days after our move out date since we got zero word about our security deposit return which they also took) so now we may have to pay late fees on top of that nonsense. Hope this gets figured out because $3,000 is absolutely ridiculous and will tank my credit score due to their own negligence. Dont rent from them.

      I have been living in properties owned and managed by Progress for the last 2 1/2 years and my experience thus far has been nothing short of a nightmare. I have so much to report but I will keep this short. The first property that I lived had many issues. It was infested with insects. The door frames were not properly sealed and also there was a huge hole in the boiler room which led to the crawl space under the house which allowed entry of snakes spiders critters roaches & cold air. My newborn son has multiple spider bite scars on his arms and legs. This was reported to Progess and their response to my complaint was to hire someone to fumigate the house as its the residents responsibility. They also had me set aside too much time for their maintenance persons to attempt to seal these doorways but none of them ever fixed the problem. They said the door needed to be replaced and Progress would certainly not do that. In addition, the property had a major mold issue and that took months to resolve. They eventually had me find a new home and charged me for the price difference because I could not find another home that was problem free. You would think that because I did not cause the mold issue and my children and I were exposed to mold for over 2 year, they would have transferred me to a new home and matched the rent and moving expenses. No instead they put me in debt. They also threatened to evict me when they kept on charging me late fees with no explanations. I refused to pay without an explanation and they charged me even more for lawyer fees and God knows what other unexplained fees. You can never speak with someone at customer care because they dont care. You are placed on hold for hrs then disconnected. There is a group on Facebok called Victims of Progress which has over ***** members of just that, victims. Their horror stories are similar to mine and sometimes worst. People living without heat, gas, ceilings caving in, living in deplorable conditions.
