1 starIt there was a way to leave a zero I would. I cant believe there is not a class action suit against these people. on 8/12/2022 the home caught fire due to bad wiring in the lights. It was no fault of ours and we are the ones suffering. We were asked to pay the rent for the month an forced to leave the home in which we could not live in anyway. Then given the option to switch to another progress home. Which I did because I have no options at the time. The deposit from the home with the fire was never returned, just claimed i had fees to pay from 06/22 - 8/22 but when I moved into new home I had a zero balance so where did the fees come from. Then received an eviction notice and charges for 7 days + 30 days to move into new home. Was never told I would have to pay to move into new home early but paid full amount of August for the home that caught fire. These people care nothing for my family who had to move into a hotel and be displaced. I have put in *********************************************** for 15 days. I have called everyday to speak to someone and sent emails and not one person responded to call or help me solve this problem. Just sent a eviction notice with no communication at all. I know I have been late on rent and issues with payments but always paid and kept a clean home. These people are bad and prey on families that rent with them . I might be out of a home because of the money they are taking from me. Not fair and not rightReview fromLeah M

1 starMy experience with Progress has been horrible from start to end. Before I moved into this home in November 2021, I noticed several large portions of the fencing that needed repairs. I notified Progress of this and was assured it would be repaired. It took until AUGUST of 2022. During that time my dogs have gotten out twice due to an entire panel falling over that we had to hold up with a board (construction waste), and a faulty gate. At one point, a massive Rottweiler came in under the wire fence which was bent upwards enough for him to come through. They sent no less than 10 contractors out to give them estimates for the fence, each time heavily inconveniencing us as they would give same-day notice, or sometimes no notice at all, that they were stopping by. We work and our dogs are freaked out by strangers. Each of these visits was highly stressful and led nowhere. Their excuse was "deciding whether to repair or replace." It does not take 9 months to determine that. What they wanted was a quick cheap fix and laborers weren't going to be taken advantage of.This is just a small list of other issues we have had with the property Progress had JUST PURCHASED AND REVAMPED before we moved in. We were the first tenants. 1. Dryer vent posed a fire hazard as it was so clogged with debris upon moving in 2. An old deck had been torn out and there was mesh and hay covering a section that should have been growing grass. Upon inspection, it was sand with lots of construction debris: ***** nails, glass, holes that my foot plunged into, a stake, etc.3. Random items in the house fall apart or pull out of the wall because they were cheaply installed 4. It took over a month to replace our dishwasher because they bought a replacement that was broken... 5. Items installed backwards, like our bath temperature controls.6. A doornob literally fell off because it was not screwed in correctly.7. Lockbox was crooked and needed repaired Please keep in mind. All of this was NEW.Review fromLisa A

1 starTheir are application alone is very questionable. They list that there will be a obvious application fee which is no.n refundable ok, a holding fee of $250 that is to remove the house off the market while application is under review ( it does not remove the home off sites ) which in return they rack up on application fees , also your hit with a $35 convenience fee thats also non refundable but you wont be aware until your getting ready to submit the application. 1 starI hate this company. I'm under section 8 and this company is taking advantage of me. They did not get there side of the money from section 8. So I find out that they taking my rent money and putting it to the part of the rent that sec 8 own. For 3 months I was getting the run around. I'm stress out, im a single mother of 4 on section 8 housing. I called, email, text , but nothing is happen. I keep getting emails saying that the case is close and when I go to pay for my rent I can not because the rent is going up. My payment is 4**** and the payment now is 8****. And I was told that when I pay it is going to the payment of 3***** is not going to my updated rent of 8****. So by the time I get my rent paid it might be in the thousands. An they are going to come with evicted notice. I been living in this house for 3years and had 2 different companies, never had this problem this is bad. I even call sec 8 and talk to them call progress rental, talk to someone and nothing happen. They did not reach out to sec 8 for themselves. I just want to pay my rent so I don't be on the street with my kids began. And I got a bad email from an address from home care progress rental when I send an email it said it was not active bad email address so I need a manger to call me not text not email.Review fromMaurice S.

1 starWouldnt recommend anyone to become a tenant with this leasing company as they are very dishonest and ignore there responsibility to honor maintenance request.they also have lots of hidden fees and things they over charge you for without your knowledge.if I could just be reimbursed all monies spend with this company Id be satisfied.Review fromRebecca C

1 star0 stars... very disorganized. I submitted an application and was approved in July with the understanding the home would be available to move in July 31 according to the website, only to find out later the home would be under renovation. I submitted a holding deposit for the home and fees to apply. I was sent an email saying the home was delayed to move in 4 time having to extend my current lease and having to pay more to do so. I finally was given a chance to view the house, and given a move in date. I had to contact the company due to not receiving any information on my move in. I was told that my application was canceled due to fraud.. I talk to 6 people for 1 hour and 45 minutes to get no answer as to why this happened. I had already been approved with no fraud, i dont need to fraud anyone. I went into the local office with no luck. No one was there to talk to. I gave the one person there my information and ask if someone could contact me. No one ever did I went in any today with no one there again and told the same person I talk to before that I STILL have not heard from anyone. He told me that **** would contact me, she never did. I have 4 children and depended on moving into this house I waited almost a month to move In just to have to find another home. I do not understand how this company is in business and have not been sued for all that they do to people. Please let people know so they don't fall for this.Review fromKayla C

1 starDo not rent. They are not forthcoming with information. You can NEVER get ahold of anyone. I received different answers from multiple people. Their communication is poor. On move in day, I had the police called by progress because they thought I had stolen the front door code to get it. I had a lease signed, money paid, email communication, etc. they still didnt believe I had leased the home. I was told I could move 1x for free to another property they owned. Called and they told me it would be 1 month extra rent to move because I was breaking my lease. Yes, it says this on their website. But very one I spoke with stated it would be absolutely free until I tried to do it. If I had another place to live I would RUN from this company. They do not maintain their homes and charges make little sense. Im still not convince it is not a scam.Review fromKellie W

1 starWe were told during 4 separate communications the rental home in MO would be available on 7/10. So we scheduled movers and rented 2 Uhauls to move out of our ** home on 7/21. On 7/10, we were told the home would be ready on 7/15.On 7/15, we were told the home would be ready on 7/21. I reiterated to them that we were arriving on 7/21, movers were booked, and our lease in ** would end on that day as well. On 7/19, we were told that the home would now be ready on 7/27. I called and spoke to someone in an AZ office. He told me that a home "ready date" basically means nothing, that it's an estimate and can change numerous times. He said that we should have been told about this during our first conversation with the company. He was very apologetic, but there was nothing he could really do to help.We left ** as scheduled and went to stay with family for a few days while waiting for the home to be ready. We had to pay to extend our Uhaul rentals and find somewhere to park the 26' truck.On 7/23, we were informed the home would be ready on 8/17. We were absolutely floored. We hurriedly started searching for an apartment. We had to rent 3 storage units so we could unload & return the Uhauls. Then we had to go stay at a hotel for several nights until we could move into our apartment on 8/6.Progress Residential's unscrupulous actions cost us more than $2000 and left us essentially homeless for over 2 weeks. We planned on having a 3 bed, **** sq ft home, but are in a 2 bed **** sq ft apartment instead. Apartments were also hard to find, so we are fortunate we found a nice one that was available on 8/6.We will have to continue to pay for a large storage unit for a year. My husband's daily commute is 40 minutes longer as well. Overall, Progress Residential's actions will end up costing us over $5000.Avoid this company at all costs!Review fromChristopher R

1 starThis may be the most incompetent company I have seen. Every single month a new random hidden fee would appear on our statement. They attempted to charge us a fee for not having renters insurance despite us having given them our insurance and them sending us an approval email back. Then, three months into leasing, they randomly start charging us a Utility Fee to pay the electricity despite the fact we had been paying it separately for months.When we moved in, we were informed that the home was taking extra time because a door was being installed. Come to find out, the company lied to us and there had been a homeless man living in the home that they could not remove and they neglected to tell us.The **************** is awful. 1 starAbsolutely the WORST business Ive ever dealt with. Ive been renting from PR for just 10 months, and within this short time Ive been lied to twice after putting in 2 different but very serious service orders.The first one, the master shower needed to be properly sealed, it caused cracks & leaks on the ceiling below, they claimed they were sending someone out twice & no one ever came, by the time someone came he told me the materials froze in his ********** would have to come back later, which he did, came in for about 20 seconds & then tried flying out my door, when I stopped him & asked if he was going to grab something, he said he was done. so I asked what about the crack & stain on the downstairs ceiling from the water damage & he said those materials were still froze & hed have to come back another day. Of course, never showed up. I called the next business day & the woman told me he doesnt fix those issues and he was supposed to put in a work order for a 3rd party vendor to come out and check on the structure. So this issue took close to 3weeks to correct. And surprise surprise, the ceiling has new stains and cracks just 3months later.Another (recent) issue, the city placed a door tag on my doorknob saying that if testing wasnt done to the back flow of water in my backyard they would be shutting my water off on 08/31. They put this on my door 08/25 so I called the city, they informed me to call the rental property & that they should get it done immediately. I took all the necessary steps, emailed in the door tag like the rep asked & what do you know, I get home from work yesterday to no water. I spent SIX hours from 3pm-9pm calling different numbers, as they told me a 3rd party vendor named Complete Comfort had to come out to do the testing. (Which should have been placed the day I called & emailed the door tag) the rep told me they didnt even show my name, number or address in the system & that they never got an order from PR regarding this issue
