      PROGRESS RESIDENTIAL is by far the worst rental agency I have to deal with in my decades of renting. Everything about this place is to entrap you to pay more fees despite the high rent they charge. First red flag was you pay your utilities to them because it's convenient but it's not. The electric part we still applied to get an account separately. If you miss by few cents then they charge up to $55. The repairs they will fix if it's small but if they have to spend big dollars like in pur case the basement wall was leaking water , they just said it does not put our lives at risk. So never mind that we can't put stuff in that part if the garage because it'll get damaged by water. This kind of business practice is really predatory. I don't know how they are getting away with this. We are almost done with our lease but predicting it's going to be stressful the least. This is negative black hole no stars review.

      I paid my money for the property and was not able to move in until August 7th. I to my surprise the **** unit in the house is inoperable. It is 84 degrees in the house, so I had to leave and go to a hotel. I am still waiting a day later for a call with resolution regarding my AC not working. I am looking to buy a home and thats way we rented in the area first. I feel sorry for people who have no choice and gave to deal with these poor business practices. When people take your money and deliver poor services it terrible!!

      They are the worst. They are terrible at communicating, they try to find any way they can to take your money, they don't send you emails or call you then say that it's somehow your fault that they didn't send an email and eat all of your fees. They will email you at 4pm to tell you you have 24 hours to view a house that wasn't scheduled to be viewed for another 2 weeks in a gated community that they won't give you a code to despite no advanced notice in the middle of the week.They'll tell you they'll transfer your application, say you're approved, cancel your application, then never respond to you again since they got to steal your money with minimal effort. They have a monopoly so now we are still without a house and there are very few options that aren't theirs. They have wasted weeks of our lives and stolen hundreds of dollars.

      Honestly it's hard to even put it into words how terrible of a company this is. They refuse to fix anything and when they do they do a terrible job. The ** has gone out and it is was over 90 degrees and they still took four days to get someone out to fix it. Then just like every other repair they just put a bandage on the problem so the ** went out again a few days later and of course it took another four days to get someone out to fix it. It is impossible to speak with anyone that actually works for progress and not just in the call center. And don't expect to talk to anyone in person. The house has had so many leaks and they take so long to come repair them that the floors get ruined then they refuse to fix the floor and stated "we will fix it when you move out". So what am I paying rent for if they won't fix anything until I move out? They are so rude at the customer service center and give you the run around and swear a tech is on the way even when they are not. They gave me a time that the tech would be there and when I called that vender it turned out that they didn't even have the ticket yet so I missed work for nothing.

      If I could give fewer stars I would Progress residential has been unresponsive in its communication overall. I was sent a renewal for the property I was occupying at ********************************************************************. I was then notified that I was not able to renew my lease because the property was being sold the never bothered to formally inform me of this. We would have never known if I hadn't called to inquire about why a new lease had not been sent over. Then they offered to help me get into another one of their properties stating I would receive a call from the broker that requires properties for them to assist, which never happened. I was left with no place for my family to live. Then to add insult to injury on the 29th of July 2022 I received my deposit refund and tried to cash it at the bank they use and was told the check could not be cashed only deposited. I took the check to my bank to deposit it and my bank told me that they tried to collect funds from the back and they were unable to do so. These people have provided me with a check that is worthless and unpayable. Beware of this rental company they are the true definition of fraud I will be speaking to an attorney in this regard. I have never been through anything like this in my life. Stay away from progress residential aka havenbrook they just change their name and continue to do shady underhanded business.

      I was a tenant in a HavenBrook Home in the *******, ** area for 5 yrs before they were taken over by Progress Residential Dec 2021. HavenBrook wasn't too bad when I first moved in, but after a year, I noticed their customer service began to be horrible. They were non-responsive if I needed to speak to someone about needs for the house. I always paid my rent on-time and often more than the monthly amount to build a credit on my account if needed. Two years after living there (in 2019) I received a **** for NSF for a bounced check indicating that the rent had been late. When communicating to my property manager at the time (*******************************), I let her know that I've never paid rent by checks only online payments. Also, my rent had already been paid days prior to the 1st of the month, I was unclear what she was referring too. After 2 weeks of back and forth, me emailing and calling trying to prove my rent was paid on-time and the funds cleared in my bank, it was determined that she was reaching out to me about another tenant's account by mistake. She had even sent me a copy of the payment lease page of that other tenant. (TOTAL violation). She argued me up and down that I was wrong and then escalated the matter up. When I told her that she was wrong, the info on the doc she sent was wrong and not my property, account, or rental amount, she did not apologize and was extremely rude. At the time my rent was only increasing $80/year from 2017-2019 pre-pandemic. Post-pandemic, they began increasing my rent by $318 each year. HOW is that possible? I was so mad and not in a position to move, so I had to pay it. Their reasons were that comps were increasing in the area. NO WAY NO HOW, not that neighborhood. From July 2021 to Jan 2022 my rent increased over $700. HavenBrook Homes is the ABSOLUTE WORST property management company. Progress Residential that took them over is not really any better. Beware of these companies, DO NOT RENT FROM THEM!

      I rented from them in **********, **. We liked this house because it had a pool. We figured wed rent for a yr and a half and look around to see where we wanted to buy/build our next house. The application, getting approved and doing the move in orientation went smoothly. After driving straight thru with 3 kids and a dog, we got to our house and it was disgusting. Dead bugs, pool was low and green, the house stunk musty (we figured from sitting for awhile), the garage was filthy, the guest bathroom had peeling paint coming up off the tub, and we had a huge spot on the wall and baseboards that we thought was animal urine (ended up being black mold), screens on the lanai were all ripped, sliding glass door locks didnt work (they put a latch on one side, but the other side had nothing to lock it), floors had p*** sealed in them and dirt, the yard was way overgrown, kitchen cabinets were damaged, missing lightbulbs, light fixtures were nasty, and had black stuff coming out of all the vents. We moved in Jan 2022, fast forward, our a/c never worked. They sent their guys out twice and he couldnt fix it, it was getting to be 84 in the house, I couldnt even **** in the house. Finally they sent a vendor out,twice, and they couldnt fix the problem. The service supervisor Rob promised me over and over and over again they would get the vendor back out to us, and then eventually closed the work order on us, never fixing our issue. This left us with $700-$800 electric bills! Next comes the bathroom, the spot I thought was pet urine was actually black mold. My house smelt so bad and I kept trying to clean it with bleach but it wasnt working. I finally reached out to them and they sent someone out to fix it. I couldnt use the bathroom for over 3 weeks, because the vendors they hire are completely incompetent. They refuse to acknowledge me and reimburse me for the cost of my move. I was left with no choice because of the mold and conditions

      I hope everything is up to par when you move in otherwise you catch h*** trying to get anything fixed! With this market rent is too high to be inconvenienced or living in miserable conditions. I had a leaky refrigerator in May when I moved in that didnt get resolved until July! Now my AC is out and Im desperate with two kids and not sure when it will get resolved. Meanwhile my kids and I subjected to living in 90 degree heat inside our home and their only solution was a portable window air unit that only cools it off to about 87 and unsafe as the tech tells me anybody can come through your window from the outside. I called them crying and pleading for help and their suggestion was I come out of pocket for a hotel that they may or may not reimburse me for after 1 night. Mind you nobody can tell me when my AC will be fixed! They constantly just send technicians out to my house that all tell me the same thing but nothing gets resolved or Im not offered solutions! Im living in h*** paying the most Ive ever paid to live! BEWARE! Youve been warned!

      I am only selecting 1 because you can't go lower. This company is only out to s**** people over. They care not about any of the properties or people renting them. Very difficult to get any communications started or continue. We moved into one of their properties 4 days ago and still are cleaning the house, this is worse then any military facility I have had to stay in by far. Do yourself and you family a favor and stay away from the properties.
