We are very upset with the unprofessional **************** and work ethic of this Company (Progress). We have been with Progress going on three years now and we have had complaints (money complaints) ever since the previous company, *********. We love living in this neighborhood and don't want the hastle of moving so we have been putting up with these issues. As you expect the customers to pay on time ( WE ALWAYS DO even when we were overcharged), Progress should be held to the same standards! Your employees should have time frames as to when things should be turned in ( ex: utilities)! If you do have time frames and your employees are not doing their job, there should be consequences for THEM not the customers. This balance is not the issue for us, it is how your business is ran. YOUR Employees are NOT turning in statements on time which is causing an inconsistant house/bill payment for your residents and this is unacceptable. Also, Your employees at Progress seem to think they can tell us how to handle our finances which is very unprofessional! All this is unfair to your customers. All the issues are because of the company not the residents. Our issues with this company have never been resolved and they are" pushed under the rug".( Either Progress or the ***************** actually owe us money!) We have not recieved any answers after Progress said they were investigating the situation (3yrs later). This is ridiculous! We are not the only residents having issues, there are plenty more in just our neighborhood and as for us, If it gets to that point, We are going to report this business.Progress Residential Property Manager LLC

Cannot get ahold of someone here that is willing to help with the tenants of Progress Residential. one tenant shot a neighbors dog, killed the dog for no reason, he left the property at ******************* in the night and never came back. another tenant is stealing from neighbors we have reported this to Progress and they say they cannot do anything about it. It is a neighbor issue. ********************************* the *** does not care about others. STOP RENTING FROM THIS COMPANY!********************************* only cares about the money going in his pocket.Progress Residential Property Manager LLC

We moved in Nov. 8th 2023, signing the lease we were informed the house was electric only. Getting to the house it has a gas stove and a gas furnace. It worked fine the first few weeks. Dec 1st it gave out. No gas to either, I informed Progress Residential and ********** ********************* It took them multiple days to get back to me, given it was the weekend but this seems like an emergency to me. They told me I had no gas and ended the matter. I had to go through several people to get them to open ANOTHER case. It has currently been 4 days without heating or a way for me to cook. Despite the case being marked an 'emergency' it will be another 2 days until anyone can even get out to CHECK if I'm telling the truth about the matter. There is proof in the pre-inspection showing the gas stove, as well as all the burners working. Currently 57 degrees in my house and its supposed drop into the 30s tonight.I haven't even been here a month and this is being solved with no urgency, if that tells you how they treat their customers. I couldn't image if you've been with them for longer.Progress Residential Property Manager LLC

I have Had such a terrible experience with progress. I am Living in a property with my 3 year old and am not being evicted. They continue to send my payments back to me. And they refused to take my payment that was made by a rental assistance program. I dont Understand how these people can be so cruel to others who are trying to pay their rent. They wont work with you at all in any way shape or form. The communication is very bad I cant Get the proper questions answered to give me clarity of things. Its like what are people to do In these situations? I have Never spent so much money in so little time ever in my life. They are robbing me!Progress Residential Property Manager LLC

Please be very careful when renting with this company. They are easy to get into a home. Our monthly rent was 17 when we started each time you renew it goes up and we where at 19+ when we left however, it never prepares you for the hidden fees and you will end up paying almost 25 a month. They will do minimal clean up for moving in. We have watched on numerous occasions. They will over charge you in fees and have no explanation. They will send you info on how to contact them but will never be available. They put "lipstick on a pig" the houses need major repairs and you will be responsible for all yard maintenance, pressure washing and gutter cleaning. PRIOR to completing a rental application (**************************), I read the PRIVACY policy. The information indicated that Progress Residential shares individuals PERSONAL and PRIVATE information with ESUSU, a 3rd party, business vendor/entity for RENT REPORTING. ESUSU is not an affiliate of Progress Residential. Under federal consumer financial protection regulations (CFPB), private and personal information may not be shared without the consumers permission (under penalty of law for violations). Having the information, I shared and cited in email documentation, several specific federal regulations with Progress Residentials leasing agent. I informed her in writing PRIOR to lease signing that I was opting out of sharing my information of any kind with *****. Even with the regulations provided to the company and my written notice, the company intentionally shared my personal and private information with *****. There are federal penalties for violating consumer privacy regulations.I was contacted by ESUSU with a welcome message and marketing of their third-party rent reporting and other financial services.I reached out to the leasing agent and requested that Progress Residential contact their third party vendor/entity and inform them to not use my private and personal information and to NOT contact me as I had opted out before lease signing. The agent emailed me and told ME to contact *****. I informed her that as Progress Residential had violated my consumer privacy rights, it was THEIR responsibility under the law to take corrective action in notifying ESUSU. The leasing agent continued telling me to contact *****. I pointed out that sharing my information illegally, the lease was null and void. I received an email from Progress Residential claiming they would return all fees paid (e.g., application and deposit) by Nov. 17, 23. As of today, 12/2/23, they have refused to tell me HOW and to WHERE they are returning my fees. Very unprofessional.Progress Residential Property Manager LLC

Beware!!! A neighbor rented from Progress Residential. Neighbors dogs literally ate through a wood fence. The dogs came into my yard & killed my pet.All I was asking for was Progress Residential (the owner) to fix the fence.I supplied documentation.The company refused & suggested u talk to legal.Progress Residential Property Manager LLC

Go ahead and rent from this company but BEWARE. I recently moved after my lease expired on 11/20 of this year. There is no legal binding contract between me and Progress yet they auto drafted my account not only for a month to month lease extension for 11/21-11/30 but also drafted my account for a full months rent for December. No one has been able to resolve this and they act like its not a big deal, however I have 2 months worth of rent payments that were drafted from my account today along with the month to month lease they are tacking on. This property sucked, it was overpriced for the size and state of the property. Not to mention the lack of enforcement from the *** which allowed my drug dealer neighbors across the street to park junk broken down vehicles in front of my residence. Numerous times I was threatened by these neighbors who stated my days were numbered and they were going to kill my b**** a** I think its obvious they dont care about their tenants regardless whether they pay on time or not. They would rather fill these properties with 6 tenants to collect one rent payment.Progress Residential Property Manager LLC

STAY FAR AWAY FROM THIS PROPERTY MANAGEMENT COMPANY!!!By far the worst management company I have ever had to deal with and I don't even write reviews, but I'm posting this everywhere so I can help others! Upon moving into my residence, I know they didn't inspect the house prior because the house was NOT clean and presentable. I had to hire a cleaning service to come and do a final sweep because I was not moving my things into a dirty house. On top of that, my master bathroom was leaking into the downstairs dining room on first use, you would think this would have been fixed and INSPECTED before moving in. I had to request maintenance 2 times before the issue was resolved and so for the first entire month, I wasn't even able to use the facilities I was paying for! I requested prorated rent because the house was not ready when I moved in and they just closed my case without question. The pipes ended up not even being connected and the maintenance guy suspected I did something to it as if I didn't ************! Also, they don't hire professionals! They have someone ride by your home and take pictures of your home if they suspect an HOA violation so they can milk you out of any fee they can find. They don't even give you documentation of possible HOA violations. Why the f*** am I receiving a violation for a trash bin being visible when all the neighbors do the same? There are no warnings! Just the violation and fee and no chance to dispute. Please if you are thinking about renting with this company, HIGHLY reconsider. They do not care about their residents and only look to profit off of their *****-pinching violations and hidden fees. STAY AWAY!Progress Residential Property Manager LLC

This is a horrible rental company. They charges fees for everything. They made a mistake with my hot water payment my family and I went almost two weeks without hot water.
