I have been renting from Progress for almost 4 years. I have never missed a rent payment. I have never been late on a rent payment. I have upheld my end of the deal. My main complaint with Progress is that it's like they don't have any "real" employees. The departments don't have any line of communication with each other. In 4 years I have had 4 separate clerical errors on my rent ledger -- random added fees for no reason, erroneous HOA violations that aren't actually violations, paid my rent but the system is showing I'm late, etc. Let me describe two of these situations in particular: (1) A couple of years ago, we paid our rent in advance. About a week before it was due. For some reason, even after making a payment, the rent due did not fall off our ledger. 2-3 phone calls later, I figured I had it all resolved. Flash forward a month later, and a man shows up at my doorstep with an intent to evict notice. I had to take a day off work to handle this, was on the phone for 3 hours on hold, and then I was hung up on. About 5 phone calls, 5 emails, and a month later, they finally resolved it. (2) Recently, I had an erroneous HOA violation on my ledger. I have provided an email (twice) from my HOA stating there was no violation. 3 phone calls later, I thought it was resolved. Then a month later, the fee shows up on my account as being past due. 4 more phone calls and 3 more emails later, this still isn't resolved. I'll probably end up with another erroneous late fee I'll have to handle now as well. Do not do business with this company! They will give you great customer service to get you in the door, but when you are actually a paying customer your complaints will just go in "the void" never to be heard of again. If I could give zero stars, I would. Anytime there is a billing issue, you will have to spend days, sometimes weeks, to fix it. If there is one positive note, they have been very good about maintenance, and the maintenance staff is very nice and friendly.Progress Residential Property Manager LLC

RUN! RUN! RUN! Make sure you read the lease! They make you pay for utilities before you use them. It's been a year of h*** renting from them, lots of issues, and a hassle becuause of the constant issues with the home, utility bills, the abundance of fees, and putting in claims with customer service. My husband and I rented from that company. We had the worst experience ever. From day one nothing was flushing down the toilet and we had flooded kitchen bathrooms. We called the company and of course they knew about the issues but still rented us the property. And to add to our lists of problems the air conditioner was not in working condition. One part of the ***** could not use because it was too hot. We also found out that under the *********** were growing out in the plumbing pipes. They had to replace all the pipes under the house, using ********************* and all. They had to remove all the vents from the *** We end up using the toilet from a near by ******** We couldnt use the kitchen for over six months because every inch in the house was covered with construction dusts. We went through h*** with them and the refused from the beginning of the problem to either move us to a different place or refund our money to move nor to place us in hotels so they can do the work. Now, my husband end up inhaling construction dusts that left him sick and unable to breathe without an oxygen mask at night. They never finished all the work and they finally kick us out even though we had an attorney representing us. To my opinion, we believed that they paid our attorney to side with them. Otherwise they wouldnt have fought us for ********************************************************************************* the house unfinished and all the work they in the house they didnt even have any permits from the city. The address in concern is **********************************************************************************. This house is a death trap for Black families. The ** was leaking water in the master bedroom the whole 14 months we lived there and rotted the floor. We had mold throughout the house and at times it was extremely hard to breathe in the house. Since we were out of so much money we had no choice but to stay there. My son was sick every week coughing up his lungs. Very awful company to deal with.Progress Residential Property Manager LLC

Not much to say but this company is horrible!!! The take your money so you can and your deposit and when you file for maintance to be done they charge you extra money for coming out.. Why is it that they are still able to operate while commiting such heinious crimes??? The house im renting has been flooding and as of today nothing has been done! When im on the phone with them they keep giving me the run around. but when they need to collect payment they are like the *** and wont stop houdning you for the payment.Progress Residential Property Manager LLC

Awful! We have neighbors who rent from them, and we have had issues with the neighbors. We have had to call the police quite a few times, but Progress Residential refuses to help at all or even acknowledge some of my attempts to contact them.If they do not deal with this, then I will have no choice but to contact an attorney. May I suggest they take this seriously, contact me, and actually do something about it. No more excuses or bs. This needs to be addressed. This company is horrid, they dragged their heels for months while our AC was out in the heat of the ******* summer. The temperature inside our house reached 92F for multiple days before they finally did anything about it, and it still required I call them each and every day to get anywhere.Avoid them at all costs.Progress Residential Property Manager LLC

Awful!!! Applied and verification link was not working so that automatically denied my applicant and took my applicant fee. Called customer service and they wouldnt even help , supervisor gave the book explanation with out reviewing my case and said nope sorry your application is still denied !! These companies just think its okay to take out application fee and then dont care they just see commission. So we canceled our renewal and went to a month to month lease and were emailed that we had to give a 30 day notice to vacate. So we did that in the portal. We moved out and were charged for insufficient notice of $2145. I called to dispute that and was told it was 60 day notice. I said I received an email stating I had to give to a 30 day notice and the person on the phone said she was sorry I was given the wrong information and I need to follow the month to month lease. We never signed a month to month lease agreement. Also we were charged for not getting the carpets professional cleaned. The house has no carpet. We had regular picture holes and were charged $500 for touch up paint. Which we dapped and painted ourselves.Progress Residential Property Manager LLC
