      I bought a house and I no longer wanted to lease the residence that I'm presently staying at. I called numerous times and was given a case number but never was a resolution provided. I asked about the move out fee and the cost for the final move out and was totally specialist would get back in contact with me but never did. I was informed that my case was put in the wrong queue by the representative and there was no follow-up for a resolution to my case. This is a bad an unprofessional organization which does not take care of his residence nor the property. I have filed a complaint and I strongly suggest no one purchase a home through progress residential.

      Where do I start? I was contacted shortly after I submitted my application and was told that the house already had a hold on it by someone else. Even though the listing showed no contacts. Upon talking to the rep I told her the application she was referring to was actually mine. So we proceeded with the process. The website indicates they required 3 times GROSS INCOME to qualify to rent. However, they use a third party verification system to verify income. ACTUALLY, what is required is 3 times NET INCOME. I was denied because they said I didn't make enough income. I called and explained that it was an error and that I have proof that my NET INCOME is $7, 044 a month. The rep told me it depends on what the third party verification system reports and they indicated that I do not qualify. The house I was trying to rent was listed for $2,060 plus fees for a total of $2,101.20 a month. I have proof of my income but the rep told me I needed a co-signer or guarantor and to re-apply to possibly qualify. I was given no opportunity to prove that the third party reported my income wrong.Maybe, if I was Section 8 Housing I would qualify. But I am a responsible adult with a professional job that have held for over 10 years. What does it take to qualify for housing in *******? Looking at all of the reviews, this may have been a blessing in disguise. However, I have a teenage son and I am picky about the school district. This particular house was a perfect location for my needs.These business practices are unacceptable and prey on people that depend on rentals.

      They will charge you application fees, have submit your ID twice (both through third party sites) and link your bank account to a third party site and if those sites can't accept your ID or accounts, you're out of luck! You are out the $50 per person and the $250 holding fee won't come back instantly (within 30 BUSINESS DAYS). They can't verify your pay stub or IDs through email or physical location, everything is through a system. Progress stands for progressively s******* you out of money and time. The customer service reps were so nice, just the company's policies make it so no one can override the system, even if the system made a mistake and the customer does everything right.

      We rented through Progress for almost 4 years and are very disappointed. There were several occurrences where our service requests were ignored. Our fence was broken and the roof had dozens of shingles broken/missing which were not addressed even after submitting 5 different requests. Mold grew on all walls of the master bathroom due to poor ventilation. We had a service member come out twice to treat it the first time they only used a Lysol wipe to clean 1 part of the wall, and it was no time before the mold grew back. The second time it grew back worse and when the service member came out to treat it, he wiped one wall and left the cleaner for us to use ourselves. The service member told us that he would escalate the issue with Progress so that the bathroom could be evaluated for either a better ventilation system or window, but we never heard from Progress and mold continued to grow even after we reached out to them. The lack of care and concern for potential health risks to us and our child was aggravating. We asked to be present for the move-out inspection and were told that we didnt need to be present and that we would receive a letter in the mail. We were charged over $200 for carpet damage that was not present other than damage in the master closet that was present from the previous tenant when they built the closet built-in shelving. It is not our responsibility for damage that occurred prior to our arrival and that was confirmed by a Progress representative. We were also charged for vinyl floor damage right outside the laundry room that was shown to the Progress representative and photos were taken during the move-in inspection 4 years ago. We were charged for insufficient cleaning, but a cleaning receipt was provided at move out. We were charged for trash removal. All trash was removed from the home prior to our departure and placed in the trash bin by the road. All these extra charges equaled $711.60 on top of the lease termination fee.

      Awful property management between them and Rently I dont understand how they are in business. I called rent progress looking for help since ****** has paused my account from viewing tours like they have did everyone else and everyone that works at rent progress is just so non chalant about the situation. I refuse to pay to rent a place I am unable to tour.HORRIBLE HORRIBLE HORRIBLE customer service. I cant wait until someone takes both of their ***** to court. Scamming a** f****** s***** people

      If you personally do not fit the profile that the business wants in their home, they will deny you and come up with a bogus excuse. I was told that my family did not meet the income. Me, myself alone clears $6,000 a month. I was told that pay score could not connect with my bank. It clearly states that when this happens the applicant can upload or send in their documentation. I was never given that option. I was denied with no communication from the business. When I called in again regarding sending in my documentation, I was told that the home had already been rented. How had the home already been rented if I was the first one to place the home on hold and submit the documentation? They just flat out lied. Do not rent from them. They give their homes to people for their descriptions. They had no intentions of renting us this home!!

      Awful!!! Im only 2 months into my lease and ready to move out. This company is all about money and nothing else. The two bedrooms in the front of my house are always 10* hotter than the rest of the house. Once they finally sent out a tech. He said there was nothing he could could to cause the unit was working fine. His advice was to close off the other vents to keep those rooms cool. This is Texas WTF?!?! I was out of town for about a week. My neighbor placed my trash can by my ********* got a notice from HOA, ok simple fix once I got back. Nope $45 fine added to rent. A small patch of grass in the front of the house (cause the grass doesnt grow anywhere else. Another $45. Why does HOA give X amount of days to correct the problem but Progress fines you ASAP? If my spouse wasnt deployed, I would break my lease and find somewhere else.

      Worst company ever to rent from. I don't care how desperate you are to find a place to live, don't ever sign a lease with this company. They close complaint cases before resolving them, they don't fix issues regarding leases or emergency repairs in a reasonable amount of time, their customer service is terrible, every representative says to call back every hour because there are never any supervisors available. They overcharge. Their website where they ask you to change pet information and other details is operational-but they claim there is no record of it. Therefore, they charge you more $$. Worst property management company ever. You can also tell that the people that work there hate it because they can't help you.

      Awful!! I'm just waiting for my lease to end! They say they welcome dogs and any breed but they charge a fee every month tacked onto rent. That's all good, but when the fence is falling and gate broken and can't even leave them in backyard without them getting out, that's a problem!! After several service requests and complaints for months, they come and put up hideous fencing with rotted boards that don't hold up against my dogs! The neighbors say that anyone renting this property only lasts a year because nothing is ever done!! Be aware!!!! You will hate renting with any home under this management!!!!

      Been in my home since December of 2016. Each year I have submitted either a work order and/or complaint about my ** unit. The unit doesn't keep the house cool by any means of the word during the summer. In ******* the summer months are usually over 5 months out of the year and at least 3 month plus in the 3 digits morning, noon and night. The ** unit and fan in the attic had to be repaired numerous times over the years but Progress refuses to replace the unit. Every tech they have sent from different companies have all stated that the unit it to old and the fan is not blowing out the air hard enough to cool the house down. Also stated that the unit is so old that they don't even have part on hand, that they have to order them including the freon that goes in it. But as long as they can order it, they won't replace it. This past year was the final straw as I had communicated that something needed to be done about the unit and ventilation system especially since my asthma has gotten worse and I had surgery. I had surgery in June and it took me over 2 months to recover. That length of time was miserable as I couldn't rest at during the day or night because of the heat. I have submitted multiple orders and complaints to the company. They sent out techs that changed the thermostat....didn't help, did the basic temp check where the vent is..."it blows it just doesn't blow hard enough"....I know that. How do I fix it? All they said is that they can recommend a new unit. I have fans and windows blacked out...don't help.I recently filed another complaint recapping everything. Provided pictures of the thermostat above 75 degrees at different times of the day from multiple days including a pic of the temp being 80 degrees at midnight. Which is every day during the summer months. I am incapable of getting a good nights rest and I pay over $400 a month for electricity for nothing. Their response..."i'm sorry". Don't rent here...they don't care!!!
