    We contacted ************* to close out a Line of Credit Account we've never used, for which it has been established as a lien against our property in case of non-payment. We have had it established for a while but never find the use of it. We've never used the line of credit. We contacted the bank last week trying to close out the account but were surprised that we need to come in with nearly 1% of the whole Line of Credit of $50k in order to get them to release our property. Some of the costs were associated with the annual fee they have put on, while some were attributed to closing and documentation. But the sum attributed nearly 1% of the total line of credit and we didn't recognize the close cost. We thought this cost was excessive we have had other Lines of credit accounts in the past and the fees were listed and very clear, and never before we have had to come in with a fee to close the account and this is certainly the first time. This is a smaller bank so we assume the hidden fee structures are what they needed in order to generate revenues. We don't know but we might seek help from the ************************ for probing into this bank's business practice as well. In an attempt to seek clarification and possibly negotiate a more reasonable closing cost, I contacted ************* via phone and was promised to get a call back on the following date. I don't have the caller's details so I cannot follow up. The person I spoke to assured me that they would look into the matter and get back to me promptly. Unfortunately, I have not received any communication or updates since that conversation. I wish for a full resolution and to close out this Line of Credit Account. I wish to post the finalized closing statement publically to show other diligent consumers what cost they might run into so they can make better and sound decisions before choosing a bank to work with.
