Im current investor and have my property managed by Mynd. We had our current resident move out and break their lease two months early. Not only has Mynd been terrible in communicating with us. They off boarded us without any prior notice, even when they said they wouldnt off board us. The resident did break their lease but they are still liable to pay until the termination of the lease. We need somebody from team management to contact us ASAP. Honestly if other people are reading this. RUN. Go else where. I am beyond upset with this company.

My experience with MYND Property Management was absolutely unacceptable and felt like a scam. We applied for the rental property at *****************************************************************************, paying application fees for both myself and my partner, which totaled a significant amount of money money that could have gone to caring for our two disabled children. After relaying my concerns about their horrible reviews, We were told by MYND representatives that there was no other application in progress and we were the only ones applying. Less than 24 hours later, they informed us the house was already rented to someone else, after they took our money and bank account information. Now they refuse to refund the application fees, claiming they are non-refundable even though the property was already effectively off the market.Their practices are misleading and predatory. They take your sensitive bank information, collect fees, and then have no accountability for whether the home is still available. Do not trust what they tell you their policies are unclear and you could be out hundreds of dollars for nothing.I strongly caution anyone considering applying through MYND to be extremely careful. Demand everything in writing before you hand over your money or personal data.

My experience with MYND was atrocious. I didnt even get the chance to rent with them before they started using their slimy tactics on me and my fianc. We applied for a house and not even 30 minutes later we got a notice that the house is not longer available. However they wanted to reassure me that they have another property available that is more expensive. We went to check out the property and it was in a worse off condition then the one we wanted to rent. This company tried to use a bate and switch tactic on us to try and squeeze more money out of us per month. After dealing with this situation we decided to go with a property from another company and have had no problems whatsoever. MYND then refused to refund our application fees causing us to have to go though our banks and dispute the transactions. All after reassuring us that we will be refunded. They constantly change their stories and dont do as they promise. I advise anyone looking to rent with this company to steer clear away and find someone else to rent from even is the property you saw you loved. Its not worth the headaches of dealing with this company.

Oh my goodness, where do I start??? From the day? I moved in, its extremely impersonal. Very expensive for what you get. I signed a lease for 18 months, in that 18 months the garage door opener have major issues. I constantly had to file maintenance request to get it fixed and it never was fixed. Still isnt. I was late one day on my rent and got eviction notices and had a bit of court, and spent thousands of dollars in order to stay here to finish out my lease. And that was even after I notified them that I would be a day late and it was approved. They had a lady there that continued to harass me. Not sure if she is still there or not, but she is the one that constantly harassed me and pushed me to pay the thousands upon thousands of dollars and took me into court twice. I ended up paying about $10,000 more to live here and finish out my lease then if I were to just get evicted and move. Highly disappointed in this place and the way MYND operates. I do not recommend! I am a single grandparent who is raising her grandchildren and do not appreciate being taken advantage of.

Landlords Beware Avoid Mynd at All Costs Hiring Mynd Property Management for my Atlanta rentals was a massive mistake. Their communication is abysmal I had to follow up constantly on basic issues, with delayed or no responses. Their so-called tech-enabled platform is useless; every issue is siloed to a different department, so you end up repeating yourself endlessly to unhelpful reps.Worse, their tenant screening is a disaster. They placed multiple delinquent tenants who ended up squatting in my homes for 6+ months each without paying rent. Ive lost over $45,000 in unpaid rent due to their negligence, and was forced to go through evictions that could have easily been avoided with better vetting. They also left one of my properties vacant for over 9 months, showing no urgency to rent it out. Why? Because they still collect their flat monthly fee whether the property is occupied or not they have no incentive to perform. When I finally fired them, they took over 6 months to return funds owed to me, during which they padded my statements with fraudulent and frivolous charges that I had to spend hours disputing. Their accounting is a mess, and their management practices feel downright predatory.Bottom line: If you value your time, money, and peace of mind, do not let Mynd near your properties. Youll end up cleaning up their mess, fighting to recover what youre owed, and losing income in the process. Run the other way.

My experience with Mynd as a tenant has been nothing short of terrible. They have no internal communication, causing multiple conflicting messages between different employees within their own company and confusion for tenants. They actually changed the locks on the property we rented before the end of our lease without notifying us or the property owner and then lost the keys to the new locks so the owner had to pay for a locksmith out of pocket. Beware of this company, they have no business managing any property.

Worst experience ever. We hired Mynd to represent our interestsnot to act against them. What we experienced instead was poor oversight, misleading communication, and unacceptable financial handling. After tenants gave short notice (in violation of the lease), Mynd failed to enforce the terms or protect our income. The new lease was delayed unnecessarily, costing us even more in lost rent. Days before the next move-in, we personally found the property still dirty and damaged, despite having paid for cleaning and repairs. No final inspection was ever done.We were charged for services that were supposed to be covered by the tenants! They told us we were going to be reimbursed and then they said they had changed the terms. For example, Mynd made us pay for damage caused by the tenants peteven though this should be covered under the pet warranty. This experience has been frustrating, unfair, and unacceptable. If you're looking for a management company that communicates clearly, follows the contract, and protects your propertyyou will not find that with Mynd.

Highly not recommended. I signed contract with the business for 2 of my properties at **. As of May 2025 I've part away due to bad business conduct and false advertisement. TD;DR - Dishonest & a property management company that do not take care their investors as "client" but more of a Customer. I think the my review/feedback seems to align with all others. Few highlights: 1. My contract signed with the business offered "Peace of Mynd" which covers any damages by ****. However, after 3 years they highlighted one of my tenant exited and inspection showed pets odor but they are not covering due to "age" of the carpet. Yet, on the contract it doesn't say anything about age of the carpet. They agreed it's their miss but they still will not honor any coverage even though Mynd have been collecting monthly "pets fee" from tenants and I've being paying Mynd premium for the coverage. 2. Several months of distribution is not on time due to some service calls. Basically they're doing "reconciliation." it seems like Mynd is using Investor's money to churn on the cash for their operation. I'm not a banker, I don't provide interest free cash flow. 3. Management is sub-par with no intention better serve their investors. Only for their business. 4. It's also VERY difficult to get in touch with their team members (only through portal) and management team. I would not use a PM that's hard to get in touch especially when there's quick ask or quick questions.

I applied for a rental using their portal and was denied for unverified income. I uploaded my pay stubs and provided online access to my bank statements as requested to clear discrepancy. Still got denied for unverified income. I got 5 figures in my bank account if I wanted I could had paid out the entire lease in a lump sum. Only reason Im moving is due to landlord is selling. Their communication and to get a scheduled showing is ridiculous. The back door to the rental was already open. Ill take my business elsewhere. If youre an owner beware. Almost everyone you speak to sounds as if theyre out of the county. Highly dissatisfied.

Stay away, they don't have integrity to remedy mistakes that are 100% on them.Approached Mynd end Jan / early Feb as property owner, explained situation (have a vacant home with shop space that needed to keep locked and couldn't rent with the home, not negotiable), they told me that was fine and they could work with that.Signed paperwork, they installed a wifi lock ($350 non-refundable, even though I already had one). After they assessed for fixes in order to rent, they included costs for clearing the shop space. Asked why this was listed, now told it was against policy for owners to store items, no exceptions. Person I worked with admitted telling me otherwise and apologized, but this mistake cost several thousands in lost rental income and wish the story ended here.Response afterwards from Mynd was simply without integrity. Told them since I wouldn't have signed if given accurate information at the start, expected offboarding would be no cost and they would take back the lock and reimburse the full $350. Took a week to hear they'll only credit half because they couldn't reimburse labor. ALL this was THEIR fault. Tried calling one of their managers who ensured I could always reach out about anything, never responded or called ******* some point things aren't worth fighting but I lost thousands in rental income and shouldn't have to pay a dime. No mistakes in communication on my part, whole situation was their lack of understanding their policies. STILL haven't received refund for the lock and was told there are other "contributions" I still owe that they'll discount from the $175, why are there "contributions" now? I fired them months ago, what is so hard about this?Hopefully this keeps others from making my mistake. Stay away, they don't have integrity to remedy mistakes that are 100% on them.
