1 starAvoid This Place ********************** Do not move into this building. The management is completely unresponsive. They ignore emails, and even when I showed up in person, they didnt follow through on anything they said they ******** car was broken into in the garage, and even after the police requested security footage, management refused to release itmonths later, still nothing. I pay for a reserved parking spot, but random people constantly park in it and they refuse to tow them.The gym is uselessalmost everything is broken. The key fobs barely work. Nothing ever gets fixed.This Essex property clearly doesnt care about its residents. They only care about collecting rent and doing the bare minimum. Im writing this so others dont get stuck in a lease like I did. You deserve better. Keep looking.Review fromSoraya G

1 starbmoved out of an Essex property nearly 1 year ago.Everything seemed fine until I received the final move-out bill. Shockingly, Essex was/is holding me rent responsible and charging me THOUSANDS of dollars in rent AFTER I moved out. To be clear, I DID NOT BREAK A LEASE. I was set to move out at the end of my lease and I contacted my management company asking if there was any way to extend my stay for another few days due to a gap between my move out date and the move-in date at my new place. They said it was no problem at all, and that I would just pay a prorated rate for those extra ******* no point did they have me sign anything. After many ignored emails, i finally spoke with a *** who promised to look into it. She said Essex started a new practice of automatically renewing leases (so shady!), so when I stayed those extra days it counted as renewal and therefore my move out was "breaking the lease." She agreed that we could work it out given that NO ONE informed me of this ahead of time. Well, she ghosted me and here I am, 1 year later, still getting threats from Essex to send my balance to collection. Its a never ending battle.Review fromElizabeth M

1 starIf I could give zero stars, I would! Do not deal with this company, unless you want to be ignored and have your hold payment stolen. Five weeks after we submitted our application we have still not heard anything from the company. There is no actual office to go to, it's all remote. In the first week or so, I was able to reach a person but always was told someone would call back in a day or two to update me and no one ever called. I have texted and called repeatedly since then and heard nothing. At the time we applied, the agent told me to pay a $300 hold fee but now we want to cancel the application because there is no communication from the company and it seems like it has been stolen because they won't respond. 1 starI have just moved here and it just hit a month. I moved in around New Years and before I moved in there were issues. I sent in all the paperwork that was given to me. On the late evening of Dec 30 I got an email saying I needed to add Essex on my insurance. So I called them multiple times with no answer and emailed with no reply letting them know the insurance companies were closed and they wouldnt be open until the 2nd. The day of move in they told me the concierge would have my keys. They told me they never get the keys but they can let me in the apartment. I got the code for my door and was finally able to get in which I was worried about because I had movers.I walk in and the vents were not in the walls. The bathroom was extremely dirty. And the sinks in the bathroom were not working. It took hours to get my key from maintenance so the concierge had to open the elevator EVERYTIME. My key fob didnt work and I had to wait four days to get it back. So everytime I came home I had to go behind a car just to get ******* forward to today, I walk to my car for work and one of my cars is missing. So I call the police they say it was towed. Im wondering how because it was parked infront of my other car, so the tow guy literally walked around my car to check a decal. I pay $250 a month for two cars which I have an assigned space for the two cars I gave h th em my license plate and car make and model. Because my decal fell my car got towed. Mind you yesterday they took my parking off for all that has happened when I moved in and today my car was towed. Sounds a bit suspicious. Its the total disregard of me having that parking space and still getting told in building where I pay for for the spot I pay for. Theres also no guest parking. Do not move here especially if you like to have company. The staff is extremely disrespectful as well.Review fromPaul E

My experience here has been a relentless saga of discrimination, mismanagement, and callous disregard for tenant well-being.Harassment Over Housing Rights: Despite documented disability accommodations, management's negligence and misinformation caused undue stress and worsened my health. Their so-called policies seem crafted to frustrate rather than assist ********** Notice to Construction A Wall Away. No Respect. Violating tenant rights to quiet enjoyment--and traumatizes ESAs--are clear breach of tenant protections.Willful Subsidy Mismanagement: Allocated funds meant for my rent were mishandled, with no transparency or accountability.False Performative Advocacy: Don't be fooled by their corporate claims of support for tenants or community advocacy. These are nothing more than hollow PR tactics, blatantly contradicted by their actions.Empty Promises: Attempts to communicate or resolve issues were met with dismissal or *************** Plaza operates like a corporate bully, hiding behind legal loopholes to exploit vulnerable tenants, housing advocacy workers, and government funds. Their blatant disregard for legal obligations (***, ****, SF tenant protections) should alarm anyone valuing their rights and dignity. 1 starNot a resident of *********** (**********, **), but I live next door to this complex. If it isn't the constant barking dogs, it's the mortar shells that get fired off on a daily basis. Police have been called by myself, our security guard, and some other neighbors. 3pm and 8pm seem to be the preferred times that they get fired off. My apartment is 50 feet from ************'s Westside parking lot and I can hear the *poom* of a mortar being fired off coming from their complex. Two seconds later, huge explosion. I have no idea what to do since the police won't do a thing and ************'s management is getting a rent check every month, so they don't care. After reading a lot of these reviews, it appears management doesnt care about their tenants safety, so I dont expect much from them in this matter. After a dozen mortar shells being fired if from their property, I find it hard that no one knows whos doing it. So, they aren't good neighbors.BTW, it's November. I understand the annual month-long firing off of illegal fireworks in July, over there. It *****, but whatever. But, why the heavy artillery in November? 1 starI recently moved into ******************************** and my experience has been nothing short of disappointing from the very beginning. The unit was disgustingly dirty upon move-in, with grime and filth in corners that clearly hadn't been cleaned in ages. It was immediately clear that maintenance here is severely lackingmy sink was cracked, the heater didn't work at all, and to top it off, the stove and oven were completely non-functional.But the horror didn't stop there. Just a day after moving in, I discovered several roaches scurrying around the kitchen and bathroom. When I brought this to the attention of management, their solution was to offer me a more expensive unit which I would have to submit another deposit and move in funds for day of or wait "a week or so" for pest control to maybe get around to treating my unit.Communication with the resident relations team has been a nightmare. They are astonishingly unresponsive, despite their own team admitting certain days are particularly hard to reach them. Promised follow-up calls routinely failed to materialize for hourson one occasion, I waited over 4 hours before giving up and having to chase them down for any updates.Overall, my move-in experience has been a disaster, and I would caution anyone considering renting here to think twice. ********* Apartments needs a serious overhaul in management and maintenance practices if they want to retain any semblance of credibility and respectability in the rental market.**Update 4 months later**Unfortunately, after moving to a new apartment in ********* (at their suggestion, with a higher cost and additional fees), the cockroach issue has persisted. Despite multiple pest control visits over the past four months and assurances of "weekly preventative treatments," the infestation remains unresolved. Its clear these measures are ineffective. 1 starIf there was NO STARS that's what I would give them!! This has been the worst property management company I've ever delt with! All they care about is money, they don't care about the safety of the residents. They never respond to emails nor phone calls until you threaten to take legal action. They also steel money with their hidden fees. They also don't take the proper steps to renew your lease. They'll but you on a month to month without your knowledge which is agent the law and refuse to reimburse. Stay clear of this Property ****************** they need to be shut down!!Review fromEbony C

1 starFOR POTENTIAL RESIDENTS:I wanted to share the common experiences of many Avant tenants for those considering moving in, as it's important to exercise our right to review businesses and entities, especially when they're listed on platforms like ******, Yelp, or BBB. ESPECIALLY BBB!While it may seem perfect before and during the move-in process, things tend to change once you're settled. There are tenants who have lived here anywhere from three months to over five years, and we all have the same ****************, Avant decided to hold open office hours from 3 to 5 p.m., but only ******** from the community relations team showed upnone of the other members were present. During this time, a tenant shared the petition outlining our concerns, to which we were told, once again, that it would be passed along to Austin (Community Manager). This response is something we've been hearing for quite some time now, and many of the tenants here, especially those who have been here two or more years, are tired of the same cycle.If you do become a resident, I strongly recommend asking a fellow tenant for the One Roof app link. 1 starA terrible company that only cares about money. Appliances were not fully functional and they would not replace them as it was "out of their budget". They will take your deposit even if you've lived there for over 3 years and most damages count as reasonable wear and tear as per the lease. They sent up pictures for proof that we left the place dirty, but every picture looks clean. We spent hours thoroughly cleaning to avoid this. They stopped responding to our emails and it's clear they do not care.
