      Terrible company. They charge BS fees to departing tenants to avoid having to return security deposits. Avoid them at all costs!

      I don't even know where to start. Each step of my experience has been horrible. In short, this company is only in it for your money. After they have received it you are nothing but a simple renter and your concerns do not matter. No one is available to answer calls--you leave a message and no one calls you back within the 24 hour window they claim they should. You can email them as well, but good luck getting a response again in a timely manner. Since no one is in the office, you have to look out for yourself and hopefully you have good neighbors to help you out. They want to automate everything and use third party services. They do no communicate well with respect to their third party services, but somehow it's your fault. There's no true security at night. You might see them drive around while they take photos of the various balconies. Sheriffs are constantly being called to the complex for various reasons. The complex is meant be a "gated community", but the gate-door locks are broken and the roller gate for vehicles to pass through is usually broken and waiting for repairs. The jacuzzi is usually needing repairs. Dog owners do not pick up after their pets, some do not know how to control their pets on a leash, or they have their dogs escaping and the dogs are taken the local animal shelter. When you have the maintenance workers telling you not to renew your lease--it definitely makes scratch your head and wonder what is going on with the company managing the complex. I have lived in various apartments in ********* and *************, but the apartments at the Pinnacle at ****** has been the worse by far. I won't get into the parking situation and I won't get into how many people live in one apartment. I don't leave reviews for businesses and how bad their services are, but when you work hard for your money and pay high rent amounts you want to be happy to call a place your home. Unfortunately, this company doesn't know how to make their complexes a home.

      1.Numerous amenities within the apartment complex do not function as advertised. The ************** which is prominently listed as an amenity, is consistently unreliable or non-existent. Additionally, many essential equipment and appliances within the units are in disrepair, leading to inconvenience and dissatisfaction among residents.2.The safety protocols at ********** Complex Name] are lacking in several areas. Despite having rules in place for dog owners to keep their pets on a leash, many residents disregard this, putting others at risk. The outdoor pool, situated on the third level and exposed to direct sunlight throughout the day, poses a significant safety hazard due to the lack of shade or covering. Residents are at risk of sustaining ***** from the scalding heat of the pool area.3.The maintenance team at the complex often performs temporary "Band-Aid" fixes rather than addressing underlying issues effectively. This approach leads to recurrent problems and inconveniences for residents. Furthermore, the lack of diversity among the maintenance staff, with all employees being Hispanic and no African-American representation, raises concerns about equal opportunity and inclusion within the organization.4.The ********** of ********** Complex Name] appears to overlook several key issues that impact the quality of life for residents. The elevators frequently malfunction, causing inconvenience and potential safety risks for tenants. Moreover, the unrestricted access of dogs to the pool area and the misuse of common amenities, such as the non-functional TVs scattered throughout the building, indicate a lack of oversight and enforcement of community guidelines.In light persistent issues, I urge the Better Business Bureau to conduct a thorough investigation into the practices and operations of **** . It is essential to ensure that residents are provided with safe, functional, and well-maintained living spaces in compliance with industry standards and regulations.

      Someone tried stealing my car. Reached out to the property management. They refused to waive the early termination fees stating car thefts and car break ins are random events. We have had a report of more than 50 car thefts and car break ins within the last couple of months. Sounds it is on the side of targeted instead of random acts of thefts.The property management barely acts on any complaints and requests. They hung up my call amidst the conversation. They have a laid back attitude towards abusive residents within the community (someone living in the same community tried to attack me and a couple other people, they are still living in the same place). The courtesy patrol barely shows up.

      I have been calling and emailing property manager, but they refuse to pick up the phone. I've had several issues since I moved in at one of their apartment buildings in downtown **. My car was stolen, then a tenant tried to push me downstairs, then another tenant called the police on me accusing me of not living in the building and so on and so fort. I'm trying to get out of this nightmare, but one one has called me back or has responded to my emails. I'm currently feeling trapped in this nightmare. I hope future tenants read the reviews before applying to any building managed by Essex. It's not worth it, unless you want to live in a unit with roaches.... I hope this reviews helps to anyone who is thinking about moving in.

      Charged a ton after move out and wont take my calls to discuss why or answer questions. Then sent me to collections over it. I have tried to call 3-4x a week for the meat month. I have other departments involved trying to get a hold of someone. I once got a link from a eliani to schedule a phone call then they never called. DO NOT rent from these people. You get multiple different answers at anytime, none that are the same. No one ones whats going on or what is happening. I would give 0 stars if I could

      Id be embarrassed to work here. Look at their track record of complaints. 1 star average, ****. Youll look to live elsewhere when you get to the end of this one!1) Theres no backing of their good tenants. They allow horse**** tenants to blast their music and have roudy hangouts that bang your walls/ceilings. With countless complaints filed, nothing has changed. You know what it incentives? Angry tenants going to handle it themselves, which is fine with me, but it leads to conflict. Four years weve lived here dealing with the same bull**** and have decided to fork up the thousands of $ just to pay the penalty fee to break the lease. 2) But wait, theres more! Recently they had routine building inspections (apartment walk thru) that occurred in the late morning. I leave for work at 7am. When I got back at 5pm, my door was unlocked and cracked open.Yes, they forgot to close my door and lock it, leaving my space vulnerable for several hours. What if I was away for the night/weekend? When I let them know, I received a brief, lazy and unprofessional (grammatical errors everywhere like a teenager texted it) apology. Go somewhere else.

      TLDR; ************** company only cares about getting you into the unit and depositing your rent but they will not fix any issues, refuse to take responsibility, and are entirely unresponsive. DO NOT RENT AN ESSEX-MANAGED PROPERTY. I was curious if different buildings managed by Essex had the same issues - spoiler alert, they do, according to the reviews.Before I moved in I asked to make sure that there was a deck attached to my unit, the sales person said yes, absolutely. When I moved in a few weeks later, there was no such deck. The only solution they offered was to allow me to move into a different unit at about $600 more a month with a different layout that had a deck.Due to the lack of onsite staff or support package theft is so common and rampant I have to run down to get any packages delivered as soon as I get the notification from tracking. I have gotten to the mail room an hour or two hours later and my packages were stolen already. Managements suggestion was to have my mail delivered somewhere else. Absolutely ridiculous that I cannot get mail/packages delivered to my own home when a simple solution is to have onsite staff.My car has been broken into twice in the "secure" garage, which was reported to management and the police with managements response being that they were sorry but they couldn't do anything about it. Again, ridiculous that I cannot feel safe in my own home.The garage door has been broken twice now, the first time my sister was visiting and had an allergic reaction and went into anaphylactic shock. I had to call an Uber to get us to the hospital because I couldn't get my car out of the garage. The second time, I was coming home at 10PM and couldn't park my car in the secure garage, instead I had to park it out on the street risking a parking ticket. I got no response from management when I reached out about this. Now the garage door is just permanently open - not so secure.

      We spent $150 on application fees and another $300 deposit. The application let us apply for two parking spaces (which was of high importance to us for safety reasons), yet we were only granted one when approved for the apartment. Because of that, we didnt take the apartment, yet they kept the $300 deposit. We are out $450 for an apartment we arent living in.

      Negligent of maintenance, including Mold , Roaches and more . Residence are treated like third world countries.
