    Worst Title and Escrow experience I've ever had in over 20 years and a dozen+ real estate transactions. Compared to the many deals I had done on houses, condos, land involving financing, ***, multi-state and multi-party ownership interests, even foreign deals, this was as simple as it could be: this was unimproved raw land owned outright for sale. As simple as could be.They screwed up trying to endanger my prop 13 tax status by asking for unnecessary waivers from my family members. They also screwed up by not paying contractors who were involved in the sale of the property from the proceeds and I got nasty overdue/late bill noticed and damaged my relationships with the contractors. You will have to fight way your way past underlings to argue with managers. Don't waste your time.
