We rented a home from ********** signed our lease December 27, 2019 gave a 30 day notice in April and moved out April 15Th, HOWEVER after we moved out we got hit with a bill of $1225 for trailer carpet and repainting of walls. Mind you, we lived in our home for four years . Our home was a model when we first moved in it awards for our yard. This new Property Manager came in. She refuses to respond to any of my emails. To the point that I had to reach out to a lawyer Due to me, not agreeing with a lot of these charges for normal wear and tear for the walls and carpet. Especially when we hired someone to deep clean the home after we moved out . I have reached out to the property manager ***** and ask her to review the charges and that I didnt agree with them and that it needed to be adjusted, I will go ahead and list the charges were being charged that we dont agree with. Patch repair for $200 when we Had it professionally, $400 for carpet for living room, bedroom 1 and 2 When bedroom two was never even use it was just a storage area. $400 for repainting when we never painted in the first place. I even reached out to the health department due to mold growing in my bathroom, all the way into the master bedroom. I also took videos and pictures after moving out and the house being cleaned. I also have videos and pictures of the mold that was in the maintenance refused to fix. I have even reached out to Darcys manager, ******* and not getting a response. So now Im going to the next step to see if this will get taken care of. And hopefully, I finally get a response back from the property manager, and she fixes these charges that she knows are incorrect. The only damages we should be reliable paying for is $150 for the siding even though Ive already paid maintenance 100 bucks. Also have proof of that. We even did Landscaping right before we moved. And I have also sent all these pictures and videos to Property Manager as well. Please fix this issue.Business Response

After speaking with management we were informed that the notice to vacate was received by the office on 03/25/2024, the resident then turned in their keys on 04/15/2024 and did not fulfill the 30 days required by the lease agreement. The resident and management agreed to credit back the prorated days from 03/15 to - 03/25.
As for the charges we were informed that normal wear and tear on carpet does not include any pet damages and upon inspection of the home, the management team could smell pet urine in the home causing carpet replace charges.
The community manager let us know that they have replied to all the resident's communication and have records of this correspondence. The charges that were listed are based on time, materials, and professional install/repair.
They are as follows:
$200 patch repair:hourly rate $50 p/hr plus materials
$400 carpet replace for living room and bedrooms is a reduced rate, the cost to replace was a total of %1,009.64
$400 for full paint of home is also a reduced rate. The full cost for walls/ceilings was $1,200.This was due to the ceilings that were smoke damaged and walls that needed repainting.
$150 to replace the siding where it had melted from having a grill too close to the home.
Management states they have no record of the $100 payment given to maintenance and this is the first time they had heard of it and if there is proof of this payment they encourage the resident to reach out to provide any.
In reference to the mold claims, management has informed us they did receive a video from the resident and did have a contractor assess for any mold issues. The contractor,***** Construction, found no mold issues at all and provided photos showing no mold.
In reference to the landscaping, management let us know they did not notice any significant landscaping had been done before move out and during move out they found a mattress/box spring in the driveway that had to be disposed of.
With these details and explanations being provided we feel as though this situation has been fairly addressed and is now considered resolved.Customer Answer

I am rejecting this response because:The management company is not telling the truth. They actually have a big lawsuit going on right now anyways at the corporate office.
I actually have neighbors that are witnesses That lived across the street from me & next-door to me because Im giving the property until July before I Have my attorney handle this in court. I have also been getting pictures From my old neighbors, that they never even replaced the carpet in the home or painted the walls, They never even fixed the siding. I just got pictures on June 3. The only thing they took out of the home with the blinds.
Then I also have cameras that can be proved that I had no pets. And my carpets were carpet clean before I moved out. The only stains that I had was in the living room, where furniture was, and you can see the outlining where my rug used to lay. I also have provided videos and pictures of the mold, I even provided proof of my work orders where the hundred was paid. Property Manager has not been responding to me. I actually just had to email her today letting her know Im giving till July 1 to get this issue rectified before my attorney takes over..

We have had nothing except issues with dealing with the office since we moved in April 2021. Our original landlord who owned the property was constantly given issues and tagged on fees even after reaching out to the BBB herself that she ended up selling the home, causing us to almost become homeless. We were lucky and another buyer purchased the house and immediately did the lot rent contract after hearing about the experience from the previous owner and myself with an employee named ********* in Oct/Nov of 2023. It is now May **************************** the incorrect name and they are saying the owner has to come back and fill out all brand new paperwork because they dont have any of it! On top of that they just sent a Notice to Pay and they give 2 methods to pay, but one method doesnt work. Im guessing this is how they want it because they want it to be an inconvenience so that they can take ownership of his home. Even though this is suppose to be a legally binding document and legally they arent allowing him to pay the method they say. Also I reported last year that the pool hasnt worked in 2 years, and they lied multiple times that they were going to have it fixed by X date and it would stay open until Oct due to it, that never happened. They said the pumps didnt work, but that is a lie( you can hear the pumps and see the pool is clear). They have also changed mowers and they do not mow all the required area, leaving the chance for snakes and other injuries due to holes in the ground from when they repair water pipes and still have deep holes. They also put a pile of dirt and trash/filth in our backyard during that time and promised they would clean it up and that never happened. Unfortunately, the neighbor is mostly illegal immigrates who they take money from and forge documents to give them housing and they take advantage of this because they know they cant complain about anything. They are very rude and just want to say its not their fault.Business Response

After speaking with management we were informed that a conversation was had with the resident on Wednesday, 05/15/2024. Their concerns were addressed regarding the name on the lease and why new paperwork must be filled out. The payment concern was also spoken about and the resident was informed that in the future they will have more payment options but because of an NSF this month ************* was their only option. Maintenance is currently working on the pool to get it open as soon as possible and work orders have also been submitted to ensure the holes in her yard are covered as well as taking care of the overgrown areas in the back of the home. We consider this matter resolved at this time.

This is for Yes communities, ******************. Their maintenance where doing work at the place I was renting there for water damage and mold and they never fixed the problem after tearing apart the walls, and when I moved from there they wanted me to pay for the damage I didn't cause. We moved out of the Lawrence ****** property back in November of 2023. We were told we did not owe anything and would be receiving money back. Now we are receiving a letter from a collections agency stating we owe $557.43. The property has tried to s**** us over multiple times by changing the amount we paid for our deposit from $1500 to $1000 and now is sending a fake amount to a collections agency. Not to mention the property was STILL OCCUPIED when we were moving in, after receiving the keys. This is absolutely ridiculous and unacceptable. If this is not fixed we will be contacting a lawyer and seeking legal action.Business Response

After speaking with the management team, we were informed that this former resident had a lease which expired on July 31, 2024. The resident moved out in *** November, 2023. As a result of moving out prior to the lease expiration date the resident was charged an early termination fee of $2,080. This resident was made aware of the early termination fee at the time they gave their Notice to vacate due to signing a Notice to Vacate which indicated an early termination fee of up to $2,218. The resident was charged a prorated amount for rent and utilities in November of $586.14. The total amount owed at the time of lease termination was $2,080 + $586.14 = $2,666.14. The resident made a payment of $1,108.71 and the security deposit of $1,000 was also applied to the account. The total amount paid/applied at the time of lease termination was $1,108.71 + $1,000.00 = $2,108.71. This left a remaining balance owed of $557.43 owed. A Final Statement indicating an amount owed was mailed on November 30, 2023 to the former resident at the forwarding address they provided to the community. The former resident did not pay the balance, as a result the former resident was submitted to a collection agency due to a delinquent amount owed. There is no further action required by the community as the move-out was processed according to all applicable laws, the resident received a copy of the final amount owed, and the amounts due were accurate. We do not have any record of the home being occupied when the resident received keys. Attached are the Lease, Notice to Vacate, SODA, and Final Ledger. We consider this matter resolved at this time.

I am rejecting this response because:Attached are the photos we took from move in, there was in fact people living in the home when we moved in. Theres no record of it because they were the maintenance workers. Attached is also the email between **** and I stating the deposit was $1500, but on all paperwork it states $1000. So what happened to the other $500??? This is not solved and I will not stop until it is. This company cant keep a property manager so no information is shared between the MULTIPLE property managers we had during our time. I kept all emails and all communication between all of the property managers and have proof that we owed absolutely nothing at move out.

I receive a letter or e-mail address the yard and we had til April 18, ************************* they will charge amount of 0 up to $150 dollar. My husband spend a week cleaning the yard and the yard is 70 by 100 in length. I was here when they pull up in front of my house # *** that two truck with tflat tralier. the Manager *** and employer were out there ccleaning the neighboe yard not once did *** talk to me; did went to office for something: that when she informa me that there was trash behind the shed we have here. Said ok go tell my husband about he will clean it up when I informa my husband about it, said there no trash there its all clean. well we both went outside to check and when he saw the mess back of the shed he said What ===== Wher did this come from he just spend a week pick up all the mess, mow the grass. the think is that do not understand why she did not pick the little mess or behind the trash can and it still there to this date (4/30/2024). Well I own my manfracture home but I do not own the land (70 BY 100 feet} but I still having issue that am responsable for neighnor tree branch falling dueing storm and high wind falling on the roof of my home. After speaking with onsite management we were informed that they had been in contact with the resident in regards to the site cleanup. They let us know the resident informed them they had cleaned and management let them know that there was some wire and wood on the property that needed to be removed (attached picture). The letter informing the residents of the cleanup fee of a minimum $150 charge had been sent out the previous week but due to the small amount of cleanup that needed to be done in the resident's yard they were only charged $50 which was explained to the resident in office on Monday, April 29, 2024. Due to the explanation of the charges we consider this matter now resolved.

I was a mobile home owner at ******************************* owned by Yes Communities. I then started managing the park. Then i was raped by a fellow employee. I told the company, my lot rent which was free for working there, all of the sudden was over 3000. I was told to drop the report on being raped or else. I did not! Then they fired me. I had a son and his wife and their kids live in another mobile home in the same park. ********************************* threatened to ban me from seeing them by entering the park so he made a deal with me to sign over my title and they would ask for nothing and I would still be able to see my son and family. I was blackmailed but had to be able to see my kids and grandkids! In court I turned over my title, I was also told I owed nothing. This has been two years ago and their lawyer ********************* have never closed the case! I want it closed and concluded! They got my home! They have long since sold it! I complied with their blackmail! Yes Communities will not return my calls and neither will their lawyer! I want it to stop! I was raped, I was lied to, I was blackmailed, and I willingly gave them my home just to be able to see my family! How much longer can these people get away with stuff?? Since the business relationship began in 2021, the poor treatment and discrimination received from Yes! Communities and their representatives are the primary complaints. There is a high level of racial discrimination practiced in this community. After escalating to the executives of Yes! Communities, issues remain high as other native-to-the-island members of the community do as they please with no repercussions. There is a high expectation for the homes to abide by their made-up policies, while only enforcing them when it is of benefit. "A trampoline is a liability because extreme weather MAY potentially lift it and cause damage to other properties" and has such been removed. Yet, an unlicensed and uninsured mechanic is encouraged to operate his illegal business from his home in the residential area. The maintenance staff has been witnessed soliciting services from said mechanic many times. This mechanic has also attempted to provide services on a vehicle in exchange for sexual favors, as well as following defenseless women to their homes on his small scooter late at night. This man is a threat to the women and children in the neighborhood but still goes ignored. Another is the lack of permit enforcement when structural changes are being made to a home, AKA remodeling. Many homes in the community-within-the-community have made additions to their homes without a permit. There are no repercussions received for the ongoing violations. Parties are reported to last well into the following morning. They were asked to lower the volume many times and were ignored. Suffice it to say, it isn't a pleasant neighborhood in which to reside; that is, unless you are of the same ethnicity, as the majority of the neighborhood and office staff. There are far more residents violating the policies under management's blind eye, than there are that follow them. However, if you are not part of the "racial clique", you get the third degree from the community and the office's main focus.Business Response

We have looked into this concern and spoken with upper management of the community. In speaking with them they have let us know they have done their own investigating including discussions with onsite management and reviewing statements with the collector. Upper management has been made aware that this resident has received several violations from the office that are valid due to the community guidelines. Each person in the community must follow the rules and regulations provided in the guidelines and will receive violations if they are not being followed. These violations are not personal but rather community standard. The neighbors with the dog have been duly warned and also provided a notice to ensure compliance with the community pet policy. Upper management has made us aware that they will be following up with all members of management to ensure proper communication and actions are taken to address every concern effectively. Due to the proper steps being taken we now consider this matter addressed.

I am extremely disappointed with the way your staff handles situations on march 25th 2024 we were suppose to have keys to our trailer. Days passed due to issues with the contractors which we understood and waited we finally signed a lease and where given keys and where told it was move in ready just to find the home to be infested with roaches and things still not done. I contacted the property manger which they claimed the trailer was ready and had been sprayed and we could move our stuff in which was a complete lie. Our stuff has roaches crawling in it and now we have to treat our stuff. We went out and spent $200+ on things to help with pest just for it to do absolutely nothing. We are now out $900 due to our landlord letting us stay a little longer till this is resolved and us not receiving our deposit back. We have 4 small children and refuse to bring them into a house with pest and we dont feel comfortable living here. I went into the office and asked the manager to move us into a different trailer she said she thinks thats reasonable but had to run it by her boss that was April 4th 2024 its now April 11th 2024 and no response Ive called several yes community parks and corporate and I cant get a response. Now our landlord where we are at is telling us she is filling a eviction because of us being here longer than what we said and we expressed this to the property manger. Its embarrassing and humiliating that we even have to go through something like this and a eviction on our records is the last thing we need. I am extremely disappointed Im furious it seems like no one is taking us seriously and this is our living situation. I have documented each day the amount of pest that comes out daily. There is absolutely no way we will bring anything else of ours in that trailer. We need someone to contact us today it shouldnt have been drug out this far here we are almost halfway through the month with no clean home to move to.Business Response

For months I've been reaching out to **************** about renewing my lease for another year and I was told I had to wait until March. Yesterday I received a letter that was dated March 22, thanking me for residency for the past year and saying my lease was going to expire on May 31, 2024. And due to high demand for homeownership they've decided to sell my home. The only option I'm given is to purchase my home or move into another property they have. I've been there for almost five years my home is in tip top condition and I don't want to have to relocate when all I need is one more year to get my things in order to purchase my own home. I have two children and I'm a single father with a special needs child who gets on and off the bus out front of my home. I've developed relationships with my neighbors who've became my village and step in when I need help with my children especially my daughter. I just got her to communicate more using her words this can potentially take and emotional toll on her and sat her back. A month and a half is no time for me to get accommodations in place for my children getting to and from school, nor to find another home for my children and I. I'm not behind on my rent and my lease isn't going to expire I've been month to month since my last lease expired May 31, 2022 paying over two thousand dollars a month in rent. I reached out to ******* yesterday she asked me to write a letter explaining my situation. She responded via email couldn't even pick up the phone or tell me to my face. Then ******** said it was nothing she could do because it's "for sale only notice" it's like I'm being forced to do something I'm not ready to do at the moment or move.Business Response

We have spoken to onsite management in regards to this situation and have been informed that there has been a resolution. Management has informed the resident that based on business needs the home does need to be put up for sale but given the current situation they have decided to give the resident 6 months to continue to rent the home while the decision is made to purchase the home or find other living arrangements. At the end of the 6 months the conversation will be revisited about selling or purchasing the home. We now consider this situation resolved.

The office manager **** is charging my account for a dog that I do not have in my rental home , he has no proof just said maintenance came in 3/28 and saw belongings to a dog so they are charging me but no proof and I have no dog belongings in my home , they gave false information to me , a flyer was sent out 3/27 stating a check of cracks will be done over the full house , maintenance walked in my living room then left my home , never did he look for cracks or go into my full rental home , this is not ok to charge me for a dog that I do not have , **** kept cutting me off on the phone and would not assist meBusiness Response

After speaking with onsite management, we were informed that notices were sent out to all of the rental homes in regards to home inspections. The maintenance teams were told to look for cracks in the ceilings in the living room areas as that is typically where there are cracks indicating a home may need to be releveled. The maintenance team was also informed that if any pets were seen to write them down and inform management. Unfortunately, no pictures of the pet was taken during the instance and so a reinspection was offered. Due to the current course of action and the reinspection being offered during communication with the resident, we consider this problem resolved at this time.
