      I live in the ************* mobile home park in **** ********. I want to bring to your attention the retaliatory targeted violations, price gouging, and unethical practices including intimidation tactics from the manager, *********************. I'm in contact with *********************** of Metro Detroit to get aid in protecting myself from their predatory behavior because they found out I was leaving without giving notice in fear of the retaliation and here I am now being intimidated and harassed in retaliation. However there is an entire community both past and present tenants who have been enduring the maltreatment since the new management started. When I tried to express my frustration to the office staff as I was complaining trying to explain I will let anyone else come in but I don't want him in my home I don't feel safe with him. He took the phone from the staff member and told me he will see me tomorrow and hung up on me. I want future and potential residents to be fully aware of what they are signing up for by coming here.

      I rent at **************. YES! Communities is a (rather unfunny) joke. There has been almost constant flooding in the street at the base of my driveway from the time that I moved in, as there is nowhere for the standing water to go whenever it rains or snow begins to melt, with the drainage port being IN the neighbors' driveway, an architectural decision that makes zero sense. The streetlamp in front always flickered like a strobe light, then it was turned off due to a complaint from a person driving past and has remained nonfunctional since, when I was told by management, back when I was actually acknowledged, that it was to be remedied months ago - actually, there are MULTIPLE lights either strobing or completely dark. I have dealt with the bass of obnoxious neighbors' blaring sound systems and muffler-less vehicles shaking the house for extended periods, whether day or night, not that either time makes it any more bearable. People driving through the community have had their radios turned up so loudly that words could actually be deciphered in addition to the vibrations felt, with this often occurring very late at night as well. Children often run around screaming ****** murder, to the point that I stepped out and asked one group, for some reason at the bottom of my driveway, if everything was alright; if anything were to happen, it would likely go unnoticed. The manager will not respond to concerns, totally ignoring residents, just as YES! Communities themselves do when contacted (more than once). The assistant manager, who actually seemed to care, opted to leave, yet no one was informed. There have been multiple days where the office has been completely closed due to offsite meetings. A notice to mow lawns was somehow given, bright and early, on such a day, when multiple tenants (myself included) require access to the community mowers, which are housed there; the funniest part is that the letter stressed how easy it is to obtain them. Say NO to YES!

      After agreeing to a price and signing a lease they changed the price twice. When I arrived the agent called her boss and they were talking in Spanish about me and my daughter. I only know a little Spanish. So I only knew what a few words were. She was very rude and hung up on me. They took my application fee and deposit without returning it.

      ********************* the office manager at ************ ************** has been a huge help. She is friendly, considerate, helpful, etc..She has taken the community's best interest at heart and made real awesome changes and updates. I appreciate her, and love having her here. This management change has definitely been for the greater good of our homes and community.

      Called to inquire about rental property availability. **** was ruin, hurried and non professional. I am NOT going to proceed with this application. I will not fall victim to atrocious fees like the previous rating remarks.

      I have also fallen prey to the dishonest management at ************. Rude, immature, and no integrity what so ever. They overcharged me for electric service and would reimburse me after proof of their mistake (******* MGR.) I will also be filling suit I was evicted because I was lied to and threatened with eviction. I hope my attorney finds ******** actions criminal and prosecutable. This must be stopped. Innocent people are having there credit damaged for trusting this business is legit.

      Well my experience so far was EXCELLENT. Semaj at ************* was very informative and kept me in the know about the process. I feel as though he brought me to the front of the line while there were other customers waiting. If he needed something he alerted me. I give Semaj 10 thumbs up because I cannot say he treated me bad. All professional and cool. Way to go Semaj at *************.

      The most absolute horrible place to live! They squeeze you for every single dime they can get and don't provide the "services/amenities" they advertise. We have a pool but it hasn't really opened in years because they can't keep up with maintenance. They lie to new renters then trap them here. The office is so rude and unhelpful. Residents have actually been yelled at and kicked out the office for complaining including myself. Every resident here absolutely hates it here but we're trapped and nothing we can do about it. I am actually looking to *** them for many reasons. DO NOT RENT OR BUY FROM THIS PLACE IT IS NOT WORTH IT!!! there is so much more to say but I feel like no matter what I say I cannot get the point of how bad this place is across!

      I live at ******************* In **. Management changed about two years ago and it has been nothing but a nightmare. First the tried to charge us a Fee of $750 for a site clean up which was not performed. When this was brought to managements attention I was told they could charge us whatever they want whenever they want! So I took it up the food chain and got the fee dropped down to $350. Again no site maintenance was performed so this was unacceptable. I sent numerous certified letters explaining my rights etc. for 6 months this went on each month racking up late fees on my fee adding $500 to my total. Didnt drop charges until they decided they would just evict us if we werent going to pay this arbitrary and capricious fee. You see as long as youre willing to pay their fees your safe its when you stop paying these fees/fines that they then retaliate by evicting you. They have overcharged us for late fees, added MTM rent when my lease is supposed to roll over to new lease terms if I dont say anything ( ** CH 94 Property Code your lease should just roll over to new terms unless you give 30day written notice of termination). They will try to change the terms of your lease agreement (not talking about Rules and Guidelines this is different) in the middle of the lease without your written consent. They cant do this in **. This includes dates of lease term, amount per month you are expected to pay, late fees, when rent it due, renewal terms, etc. the Yes Communities Guidelines or Policies are different and they can change those but they have to give you are written copy of those new rules and it takes 60days to enact those rules and it is will cost you $25 or more they have to give you 90days before change is enforceable. Read chapter 94 and 92 of ***** property code know your rights! Get in contact with ** ************* or another non profit organization to try and help you! They normally arent as knowledgeable about the mobile home situation but helpful

      Any and ALL managers in this trailer park are only in it for the money. The do not care about the people who live here.except for those who do as they say. The rent goes up EVERY year and has for the many years Ive lived here. *** spoke to the manager about the many fireworks that go on in this trailer park and all I get is attitude! The place looks like s*** but they only give bad notices to those who arent doing anything against the rules! Oh wait..the rules Do NOT apply to those who leave their trash out in their yards.those who let off very dangerous fireworks that can burn trailers down..those who bring in large pit bulls or German shepherds, which by the way my daughter got bitten by one and had to go through rabies shots and they STILL got to remain living here.broken roads and potholes that ruin tires.one of which was mine.broken cars and trucks left in driveways..parking on the streets all night.their maintenance staff do not know how to mow.cats up the **** running loose and getting pregnant..not caring if kids sit and play on the mailboxes who leave trash around the mailboxes..The managers are only managers (if theyre even here) from 9-5. After that were on our own. If there is a complaintyou get attitude and theyre too busy to deal with it. This is DEFINITELY NOT the place to live! Its not cheap at all. Going rent if you dont own is around $1200 per month. Theres been stabbing, people breaking into cars with the managers doing nothing about it. Please if you have ANY sense.Also *** OFFENDERS HAVE KNOWN TO LIVE HEREI KNOW FIRST HAND!DO NOT LIVE HERE IF YOU WANT PEACE, GOOD STAFF OR SAFE PLACE TO LIVE If I could give it the rating I really want it would be in the negative
