      This company serves as the property management company for our condo association of 63 units.
      They refuse to provide the services they agreed to in the management agreement contract they signed with our association. First complaint. They are supposed to get three bids for large jobs. We had a large wood rot repair job of $27,000 last December and they made no attempt to get more than one bid. In April , 2023, there was a plant renovation job. They only got one bid for $65,000. The board agreed to the job but it abruptly was stopped. I argued that the property manager needs to get at least two more bids. He refused and after I begged, i was allowed to get another bid and the president got another bid. The property. manager refused to get more bids unless he was paid an extra fee. The board ended up voting to go with the bid the president got because the original bid was so unfairly high. Second complaint is that they are supposed to do property inspections twice per month. There is no way this is happening because if they were, there would not be blatant violations of our rules allowed. Example is in Air conditioner in a window which is not allowed. The unit across from me had one for four months now. Black mold on the steps of a deck which is a homeowners responsibility is another example. According to their contract, KP is supposed to prepare and submit in writing one complete inspection report per month. They have been with us one year and two months ago, I asked to examine the monthly inspection reports, and I was told in an email by our property manager they do not exist. Another example of violating our contract is that I am allowed to examine for a reasonable fee any contracts that our association has made as long as they are not in negotiations. I asked to see the newest wood rot contract which has been completed. First KP told me that I had to pay $50.00. I said it would take five minutes to email this so $50.00 is not reasonable but I would be happy to pay a reasonable fee. I asked again and a week later I was told that I would not be permitted to see the contract. I said this is a violation of the state statutes. and the property manager said yes, but just for now. This company has an obligation to abide by our own condo bylaws and the CT state statutes. BY refusing me to examine this contract, they are in violation of both. I posted a review on ****** and **** and told only the facts, and the owner Steve A******* had the audacity on a public website to threaten to sue me and my husband if I posted anything again. I am allowed to post on any site as long as true facts are conveyed. He wrongfully accused me of slander and made a complete fool of himself.
