We wanted to report *****************************, owner of Lifestyle Homes for Less LLC, for his lack of communication, refusal to repair items on the punch-out list, and charge for work he didn't do. We built a total of three homes with him. The issues arose after the homes were completed. We addressed these issues such as cracked tiles, removing tree debris and placing it on the opposite lot (still on the other lot), broken lights, gutters, pavers, and drywall issues upon moving into the homes and we promptly reported it to the builder. At this time after multiple attempts to try to work with him, he continues to not assist us any further. We asked for the warranty list twice with no response despite him saying he would do so. His failure to comply and complete the duties he was paid to do, shows us he is not ethically performing his duties as a licensed general contractor. We want to report this lack of action and communication.Business Response

The city of ********** which is the governing jurisdiction inspects each construction project that is requesting a certificate of occupancy. With that being said all work is inspected and neighboring properties are inspected to insure that there is no debris left behind. Attached is the certificate of occupancy that was issued June 7th for this specific property ****************. Furthermore The photographs that **** and ***************************** are showing are from the neighboring property behind theirs. We do not clear any neighboring properties of their respective trees/bushes/vegetation. Our contractural agreements start at the property lines and end at the property lines of the respective signee. Attached is the official GIS photograph showing the property lines for ****************. As you can see there is overgrowth and brush extending well beyond their property lines. The pink boundary lines indicate the property line. Lastly and most importantly regarding this property at ****************************************************************************** is not the legal owner of this property nor does she have any legal claim to the property that she is making a complaint against me on. Attached is the Leepa.Org public records showing that she does not, and has never owned this property. I do not have a contractual agreement with ***************************** for ***************************. Regarding the broken tiles on ******************, we do not provide any warranty regarding tiles after the owner has moved into the property. ****+******** had moved into the property between August 7th and August 8th, attached is the text message. ***************************** emailed me August 1st of 2023 less than a week prior to them moving in with their punch out list, attached is the punch list that she had put together and which we completed by us, and there was no mention of broken tiles on this punch out list, nor is she claiming that any of these items she originally mentioned on August 1st were not completed. The only time that broken tiles were mentioned was after they had moved their belongings in and caused damage to the floor. If you examine the photographs submitted by ***************************** you can clearly tell that the corners of the tiles were damaged, suggesting something heavy was dropped, possibly from moving heavy furniture and belongings in and out of the home. Truth be told I repaired and fixed things after they had moved in as a curtosy and I have documentation and paid receipts for. I'm not ******** and ****'s ******************* for them to treat me like this. I've had my ** guy multiple times to ***************, one of their properties, and they told me the ** drain was clogged because of improper maintenance and the filters weren't changed since the house was finished. I blocked ***************************** because of her continued lies and harassment. She is trying to get the most of the situation by trying to make a good contractor seem bad when in reality I've bent over backwards for them. **************** the permit was Approved 12/16/2022 and the ** was passed 06/04/2024, this prolonged period of completion was because **** was unable to pay me and ignored me when I asked for payment for the project. None of ********'s claims are legitimate, she is upset because we won't be her and her husband's maintenance company. None of their claims regarding warranty are suitable to fall under that claim as they are maintenance related items.Customer Answer

I am rejecting this response because:In response to Lifestyle Homes for Less, LLC, I am not satisfied with the business response. Although the following home, ********************************************************* received a ** from the City of **********, there are current issues that were never resolved/fixed from the builder. Although I am not in the contract agreement,my husband, *********************, and his brother, ************************* is for ********************. Since the builder doesnt reply or answer my husbands phone calls (5x attempts to call builder 6/26/24 x1, 6/27/24 2x, 6/28/24 x1, 7/17/24 x1,text (since 6/4/2024), or emails (since 7/9/2024), I decided to assist in the matter.
As discussed in the email I sent to the builder, *****************************, these are the issues I asked him to address for the following homes:

-2 LED lights in the soffits are ***** and will need replacement.
-The downspout on the left side of the house is too high above the grass. It will need adjustment/extension.
-The debris in the backyard is still there. They are not from the bushes as shown above in the attachments. The tree was on our lot and will need to be removed. We informed the builder the tree was on our lot and was placed on the neighboring lot as shown in the photos.
-8/3/2024- I informed builder via text the pool lights to the pool does not turn on. 8/19/2024- Builder said he would send someone, but our tenant who moved in recently denied being contacted to address the issue. I gave the builder our tenants phone number. An electrician hired by the tenant came and confirmed that the pool light is bad not due to the breaker.
-8/3/2024- I requested from the builder via text asking for the warranty sheet. I still did not receive to this day 8/19/2024.

-Cracked tiles. Need repair. Photos sent to builder 8/13/2023 and he replied he will send his tile guy to replace the tiles. The builder sent a tile guy who did come and look at it, but he never started repair and didnt reply to our call/text. Screenshots attached of conversation between **** and ****. Not repaired to this day 8/19/2024. In response to his statement that some tiles were broken due to heavy furniture, there are broken tiles where there isnt any furniture in areas such as the master bathroom and closet.
-Drywall repair-partly finished.- Dry wall guy came and repaired the drywall, but he didnt come back to paint the walls.****************************************
-Cracked tiles. Need repair.-Our cleaning team member, ********, texted us regarding a damaged tile on 10/30/2023. The home was vacant when it was cleaned by ********. Never repaired to this day 8/19/2024.
-I reported the ** leaking to ****. I personally met with the HV** company when they came to assess the issue of the water leak since the tenants in place were out of town. The HV** company informed me that the pipe that drained outside was improperly installed, causing the problem in the first place.In summary, the builder did not show up to any of the final walk through for all the properties listed above. The reason the final payment for 3418 SW 2nd Ln was delayed was because we were hoping the issues would be addressed by the builder for the other homes first,but at the end, we did pay him in full in order to get the ** for *************** We attempted to contact the builder to address the multiple issues multiple times but to no avail.
In response to the builders statement that I am a liar and claiming I am harassing him, I would like proof of this claim. I, *****************************, have been cordial and professional with him this whole time. My emails and text messages will support this.We tried to find a solution prior to contacting BBB, but the builder refuses to meet or talk with us. We would like to find a peaceful solution 1. Come and repair the issues addressed or 2.Reimburse in order for us to repair these issues ourselves.

I'm not going to respond to these remarks anymore, these issues you're claiming have been talked over to many times to count and you keep adding more things to your list of requests you would like me to repair for you. To claim that I've taken money for uncompleted work is an outrageous claim. You have issued **** for all your properties and a couple of them were issued over a year ago. You are in the process of trying to sell **************** and you have a list of requests from your potential buyer and now you want me to fix those on your behalf. The (3) jobs you are referencing are over and done with. Two of them are over a year old, and the most recent one is the one you are trying to sell, that is why you are so disgruntled, because I'm not going to be touching up and adjusting and fixing anything, because it's not my responsibility to fix. Do better a better job at maintaining the beautiful properties I have built for you.
