07/03/2023 Invoice #: I230103279 Invoice Amount: $24,500 We have hired Outdoor Designs LLC to install an outdoor screen enclosure with a roof with one fan beam on one half of the total enclosed area and pavers. When installing the roof, the company installed the fan beam to the side if the roof enclosure and not in the middle of the enclosed area the roof covers without our consent. After contacting the company the owner referred an electrician to provide a solution to this mistake as per the electrician. The electrician stated that this is a mistake and that the solution is to place a fan on the roof not where the fan beam is intalled. This is not an acceptable solution. After contacting the owner of the company multiple times with no response I decided to reach out to BBB to assist in resolving the issue. I would like the roof to be reinstalled where the fan beam is in the middle of the roofed encloser area.Business Response

We hope all is well. We categorically reject that any mishap or error occurred during the panel installation. We dont have an electrician. We found a reliable electrician and we referred him to clients because they were frequently in need. The electrician called us and said that he can install a fan in the center of the roof. We have passed all of the inspections. The inspectors are very thorough and know the ******* building code by heart. If one s**** is installed improperly, theyll spot it, fail the inspection, and require it to be fixed before passing the inspection. If something wasnt installed per the building code specifications, it would have failed inspection. Your project passed all of the inspections. An electricians opinion of this project is irrelevant.
It is possible to install a fan in the center of the structure as it stands. Skilled electricians do this all of the time.
It is also possible to rip-cut an outer panel, waterproof both halves, move these half panels to the outer sides, and adjust the position of the remaining panels so that the internal fan beam panel is centered within the interior area. This requires extra materials and labor, which was not included in the approved estimate. Our cost for this is $800 which we are willing to split with you because we would like for you to be completely satisfied. Please advise.Customer Answer

I am rejecting this response because:We understand that you say the build was to code. However, as an example, if you have a company install a door to your house and the handle is placed on top of the door 7 ft high, would you accept to pay half to get that error fixed? Shouldnt the company that did the error be responsible enough to fix the error at no additional cost even if the actual door was placed in the correct spot.

Hi. The door example provided is not applicable.
It would require significant time and materials to remove all of the roof panels, cut them and reinstall everything. The cost for this is $800. This was not included in the approved estimate. We would like to "meet you half-way" on this financially by splitting the cost because we would like for you to be completely satisfied. I am rejecting this response because:We should not be held responsible for the panels being misplaced. As you mentioned previously, the fan beam panel could be placed in the correct position. Outdoor Design LLC have not placed it in the correct position and is responsible for fixing errors made at their end. Your resolution requires us to share responsibility for the companys mistakes. Please let us know when the technicians are coming in to fix this error so we can be available.

March 6, 2022, Outdoor Designs completed a full screen porch replacement which included a super gutter to add extra height in order to create space for 2 celling fans. Upon completion of the project, a few small leaks showed up during the first rain on March 8, 2023. I was told by the owner, Dan, that water is tricky and they will keep coming out as needed to fix any leaks. It is a year later and there is two huge leaks in the super gutter and I never installed ceiling fans for fear of electrical issues. I sent the owner videos of the leaks and they told me my warranty is expired but they will come as a 1 time courtesy. One of their employee came and assessed the issue and said he would need to get supplies and on a side note offered to install leaf guards on the roof as it is impossible to clean the super gutter. I agreed to pay $100 for that service. A few weeks later different guys came to do leaf guard job while I was not home and they did not call ahead. Once they finished the employee texted me and said it was $250 and they never fixed the initial leak issue that they came to assess. I immediately called the office to get explanation of the increase. The woman in the office said that job was unauthorized. I asked to speak to the owner and she said she was the owner. She said they have done all they can do and that the leaks are not their fault. Although, she never came to my house to assess the damage herself, she attempted to blame the roofing company that replaced my roof prior to Outdoor Design replacing the porch. After weeks of following up via text, Dan, who I believe is the owner, finally got involved and said they were going to come take care of the issues. He scheduled one of his guys to come out August 10, 2023 to waterproof the areas but, once again, no show no call. I truly came to this platform as a last resort after trying for a year to work this out amicably. I paid over 6K for this project. I only want repairs and no further leaks.Business Response

12/30/22 John H****** collects balance $9500.
3 issues cleanup debris/uniform caulking/repair 4 OD damaged screen panels. John took pictures of the damaged screens. his response was that OD has a company that repairs the screens. we will be contacted to arrange an appt. I have been told this 3 times. never got a call.
1/4/23 inform OD puddles on floor.
1/13/23 heavy rain gutters overflow/many leaks. photos sent to OD
1/21/23 1st repair attempt Workers enlarge drain holes(at my direction) and add caulking gutters do not overflow after holes enlarged. they remove as much of the debris that will fit in their truck.
2/3/23 next heavy rain still leaking photos sent to OD
2/24/23 7:30 PM in the dark. 2nd repair attempt Mossa caulks above and below the roof. He removes the remaining debris

At this point there seems to be one leak. OD installed 2 super gutters along the sides of the house. they touch each other but are not connected. Water is able to get between the gutter sections and run down into the patio.
3/15/23 Franco (the engineer) will TRY to stop by this afternoon. He doesn't and OD doesn't follow up either.
The gutter still leaks and the screens haven't been repaired.

To make a long story short, we were contacted by Outdoor Designs within minutes of my filing the complaint. The Leak has been sealed and the screens have been repaired.The owners of the company (*** *** ******* visited our home and we discussed our experience and frustrations with Outdoor Designs. As a good faith gesture they offered to fix all our screens that had any holes/rips in addition to the screens that were damaged when the roof was being worked on. They also offered to pressure wash the screen enclosure. Which has been done.
