I am the owner of a Lennar-built home located at ****************************************], which I purchased in 2020. My home is only five years old and has already experienced three separate roof leaks, 1 of which was fixed by Lennar as it happened within a year (the roofing company even accepted that it was down to something not being finished properly and they fixed that leak) I have subsequently had 2 more the most recent of which required emergency repairs during Florida's rainy season.I consulted with two independent, licensed roofing companies, and both confirmed that the leaks were caused by poor original installation by Crown Roofing. The roofer who performed the recent repairs documented the defective workmanship extensively with photos, videos, and a written testimony to the state of my roof. I am out of my 1 year warranty obviously but feel that Lennar are totally responsible for a badly installed roof thats less than 5 years oldBusiness Response

On June 21, 2025, the homes air conditioning system completely failed, just over six months after closing. An Airtron technician eventually diagnosed the issue as a failed compressor requiring full replacement a major component failure in a brand-new home.What followed was an absolutely unacceptable series of delays, lack of urgency, and inexcusable treatment of a critical livability issue.Timeline of Failure:I called Lennars emergency service line on the evening of Saturday, June 21, 2025. They routed me to Airtron.Airtrons initial response was that the earliest technician availability was Friday, June 27, 2025 nearly a full week later.After relentless follow-up calls with both companies, I was finally able to get a technician to my home on Sunday, June 22, 2025, around 5 PM, where the compressor failure was confirmed.Despite this, Lennar and Airtron:Refused to authorize reimbursement for a proper portable AC unit.Delivered one outdated, ineffective portable unit that could not even cool a single room.Refused to provide a second unit, even though the technician had one available, claiming dispatch wouldnt allow it.Dismissed my requests with unacceptable excuses, including that other customers have medical needs.Let me be clear: My family was in no medical distress before Lennar and Airtron left us in a house with indoor temperatures reaching as high as 93F during a heat advisory, with no real solution for days.This is a clear breach of warranty, a failure to maintain habitability, and a complete abandonment of customer responsibility.I did not purchase a portable AC myself, out of respect for the process yet was rewarded with negligence and passive excuses. This has caused days of extreme discomfort, loss of sleep, unnecessary stress, and an utter disruption of daily life in a brand-new home that should have never experienced such a failure and certainly not such a failure in support.Customer Answer

Given Lennar and Airtron’s failure to provide a functional or timely temporary cooling solution—and the outright refusal to authorize a proper replacement or reimbursement despite repeated, reasonable requests—I was left with no choice but to purchase a portable AC unit out-of-pocket to protect my family’s well-being. This was not a discretionary expense; it was a direct result of failed warranty support and emergency responsiveness during a period of dangerously high indoor temperatures.

While I acknowledge that the air conditioning system was repaired on Thursday and is now functioning, Lennar’s response fails to address the core of my original complaint and the unacceptable delay in resolving a critical livability issue.
To reiterate:
The AC was non-functional for over four days during a declared heat wave, with indoor temperatures exceeding 90°F, creating unsafe and inhumane living conditions.
Repeated follow-ups were necessary to even get basic scheduling confirmed, and the lack of urgency from both Lennar and Airtron caused extreme discomfort and stress for my family.
This was not simply an HVAC repair—it was a failure of warranty service and emergency response protocols during a crisis.
Lennar has responded to my concerns and agreed via email to reimburse me approximately $481 for the portable air conditioning unit I purchased to temporarily restore livable conditions in my home during the AC outage. I have submitted the receipt as requested and appreciate their follow-through on this reimbursement.
However, I would like to reiterate that this partial reimbursement only covers the out-of-pocket expense, not the broader hardship and disruption my family experienced. In light of this, I am requesting an additional $1,000 compensation to fairly account for:
Physical discomfort and emotional stress caused by extreme indoor heat.
Loss of use of critical home systems.
Time and energy spent coordinating between Lennar, Airtron, and service agents to resolve what should have been an urgent priority.
This compensation is not punitive, but a reasonable acknowledgment of Lennar’s delayed response, the failure in meeting emergency service expectations, and the undue burden placed on my family during a period of extreme weather.
I hope Lennar considers this a chance to not only close this complaint responsibly but to also demonstrate goodwill and commitment to customer care.

Floor tiles were identified as loose in our downstairs bathroom during our 1-year inspection on 1/29/2025. Our warranty was up on 2/9/2025. Repairs were done on 2/7/2025. On 2/8/2025, it was identified that another loose tile was caused by the first repair. The second repair was done on 2/21/2025. Not 4 months later, this tile has since come loose again which indicates inadequate repairs were done. We sent a request to Lennar to come back and fix the tile they initially repaired. They have refused to come back stating that the repair was completed, and we are passed our warranty. They came to this decision due to "costing cutting from Lennar Corporate" and "we have been too flexible with warranty requests." The homeowner should not be harmed due to subpar contractor work. We request that Lennar sends the tile contractor, "Advantage," back to our house to repair the tile that was not adequately repaired. We already have grout left at our house from the first repairs, so no additional material will be needed from a Lennar cost perspective. I sight the initial repair request was dated 1/29/2025 being before the warranty, and the fact that additional service was already needed due to subpar repairs. There is a pattern of subpar repairs that should be addressed by Lennar if they are trying to reduce costs.Business Response

Im reaching out to you , as Ive done with the ************************, ******************************************************* and the Better Business Bureau in an effort to correct/ remedy what is being perceived as deceptive business practice and an attempt to evade responsibility for the installation of the 7th zone required on my sprinkler system.This is fourth attempt to employ deceptive business practices by a Lennar employees to avoid repairing a know issue ( confirmed by 2 vendors Lennar sent to our home/ and 1 independent vendor). As a result of, " Poor craftsmanship/installation, my sprinkler system is missing a 7th zone. The sprinklers are missing from the street side of the block. The appalling part is, Lennar had knowledge because, Rather than go back and remedy the issue, they installed a lager sprinkler head on the sidewalk side of that area.This quick fix was not a solution because the grass in dead in the area that is missing the sprinkler zone in question.Lennar sent to vendors to the home - both vendors reported a 7th zone would be needed. The field representative reports back it's been an approved and the zone would be installed to remedy the Issue.The 3 vendor, who said to be the person to install this zone comes to the home and then reports the job needs to be approved.The field then tells us it's not approved. And his manager will return tomorrow to make a decision.We're Contusion.The field manager returns the following day and now says Lennar dosent install sprinklers.Note: sprinklers were detailed in my initial home inspection and said to have been remedied.This issue was raised and resolved by a neighboring home .Video evidence of corner home being built to include the sprinklers on the street side to the end of the property line. We had major issues from the day we moved in. We moved from out of state & upon arriving, found that the house wasnt done despite closing on it TWO MONTHS prior! The floors had to be ripped out and reinstalled, which still werent done, despite them knowing our move in date. They just continued to say it will be done well before then.Shortly after, we made a LONG list of repairs to be made that were under warranty. Met with the superintendent and naturally, none of it was ever repaired. We consistently followed up with them, only to be ghosted.We also requested reimbursement on something they were responsible for paying for, but they ************ forward to now. Weve had plumbing issues due to Lennar not connecting the pipes to the street, causing major backflow/clogging within the home. Another home two houses down had the exact same issue. They were able to get Lennar to cover the repair costs OUTSIDE of warranty, but theyre refusing to do the same for us.Business Response

We have filed a warranty claim with Lennar builders:- They did work within our warranty window to fix our shower - The work has caused a small leak that was discovered outside of the warranty - A third party confirmed the issue to be much larger than Lennar told me - Lennar tried to get me to do self work to void the warranty - I've supplied them with all details and internal ticket numbers - Attached is the scope of work confirmed by a 3rd party - This issue is a potential health hazard with mold/mushrooms growing - I'm concerned it can have health ramifications for my young childrenBusiness Response

We bought our home in June of 2023 and we also moved in-in June. Everything looked good even the inspector only found minor issues that they fixed. So about 4 months into the house our air upstairs went out(guy comes out to fix it) and a few months later it goes out again. Now that we been living here for 2 years now we starting to see problems that wasnt visible just looking at it. Now that the rain has buildup in our garage wall and created some molding and our panels on our house is flying off (noticed a few more houses like that a few months back). So our insurance adjuster came out and they noticed that the wall with the water running in it does not have J channel and wall flashing and our siding has the wrong tac so Im sure more is going to fly off. Our siding was only under warranty for 1 year but this is a brand new home and there is no way we should be having these many problems! I purchased and closed on my home on April 30th, and as of today, June 6th, the sod that was promised has still not been installed. My backyard and patio are now completely overrun with weeds due to the delay. This is not only an eyesore, but it creates an unsanitary and unsafe environment for my children and pets. It also makes it extremely difficult to maintain a clean front porch and entryway, with mud constantly tracking ***** requesting that Lennar install my sod immediately and provide a professional cleaning crew to pressure wash my back porch and front driveway, which are currently covered in mud and debris.Additionally, Ive had ongoing and unresolved issues with the stove that was installed by Lennar. Since move-in day, the ***** has never worked. Although I followed their direction to file a warranty claim with Frigidaire, five different parts have been replaced and the stove still does not function. I have now filed a formal complaint with the BBB against Frigidaire, but Lennar is also responsible. This appliance was non-functional upon move-in and should have been tested beforehand. I am requesting a full replacement stove at this point.On top of this, there was a serious plumbing issue upon move-in a brick was found obstructing the sewer drainage, causing water to back up through the walls and into the carpet of my sons room. Although the blockage was eventually cleared, Lennar has refused to replace the carpet or properly inspect the wall for moisture damage. I am asking for the carpet to be replaced and the wall thoroughly evaluated to prevent future mold growth and health risks.I am deeply disappointed by the lack of responsiveness and quality control. I am so angry, disappointed, and betrayed by Lennar. I purchased a brand new villa from Bill ( the salesman at the home center) at ************ at ******** in December of 2024. It has been a living h*** and night. It all starts with the lies and deceptive sales practices. 1) I was told online that I had a slide in gas range ( on the website) that was a lie! 2) I was told that the pool/amenity center would open on January 1, 2025! We are now in June and nothing! 3) I paid extra for a water view it turns out that it is a detention/retention pond excavated by Lennar for monetary purposes! Is is nearly bone dry, a far cry from the other six (6) ponds in the community! Another lie! 4) I was never told that another community would be sharing our minuscule/undersized pool. Another lie! 5) as soon as I moved in, the toilets wouldnt flush, as there was a blockage in a pipe in the middle of the driveway! They had to rip out all of the pavers and replace the pipe! 6) the garage door went up on its own! 7) the shower door leaks water outside after every shower. 8- the weather stripping on the entrance door and garage door was inadequate and insufficient, as air and light protruded thru both doors. 9) a rat was stuck in my garage door/between the beam. 10) the garbage GE dishwasher made so much noise that I had to have it replaced. 11) the garbage GE washer would not complete a cycle when washing towels and sheets, which I had to have replaced 12) now the exact same house across the street is selling for $80000 less than what I paid! I will never ever purchase from Lennar and would advise the same to any normal, sane, perspective homeowner! To top everything off, I wrote to the Lennar headquarters in *****, and they never responded. The only response that I get when I submit a work order, is that it is not covered under warranty.
