Westgate lied to me about esi verything during their sales presentation, highlighted by the increase in my maintenance fees, the percentage of my loan agreement, various hidden fees, and the general idea of the timeshare they sold me. I've endured the lying about investment potential, and the withholding of my rescission information for far too long. The immaturity of their workers and the horrendous work ethic of this company has really shown since purchasing with them. They framed this purchase as a real estate investment in which I can profit from renting out my unit. I originally purchased in 2000 and have upgraded twice since then. The purpose of these upgrades was to fix the availability issues, so I could travel more, but nothing has changed, except the amount of debt I have. Seeing all these reviews about Westgate, I know I am not alone and that is the saddest part. MikeCentral Florida Investments, Inc.

Dear Mr. *******,
We
appreciate your patience while we reviewed your correspondence. For your
convenience, we will be sending you an additional copy of the signed contract
document mentioned herein directly via email. Please find our response below.
It is our most sincere regret
to once again read that you no longer wish to be the owner of a timeshare with
Westgate. While we appreciate your correspondence, please be advised that we
have addressed your concerns in our previous response and we will be sending
you an additional copy directly via email for you to review.
As for your concerns about
renting out your timeshare and the alleged investment potential of the
property, please be advised that Westgate requires all owners to complete the Acknowledgment
of Representations document to eliminate the possibility of any
misunderstandings with regard to what may have been presented to you, which may
have influenced your decision to purchase. Your signatures and initials on this
document indicate that you purchased this property for personal use, that there
were no representations made regarding investment or resale potential, and that
Westgate does not have a rental or resale program to assist you.
Additionally, the Public
Offering Statement discloses that “the purchase of a timeshare interest
should be based upon its value as a vacation experience or for spending leisure
time, and not considered for purposes of acquiring an appreciating investment
or with an expectation that the timeshare interest may be sold”.
With regard to your concern
about the interest rate that you were provided, please be advised that you were
offered a loan by Westgate which you accepted; as such, Westgate is well within
its rights to set the interest rate at its discretion.
While we have previously
addressed your concerns regarding availability, please keep in mind that you
purchased under the floating use plan for reservations, wherein you do
not own the use of a specific unit, but a certain unit type, based on
availability. Please also be advised that our records indicate that you have
utilized your timeshare numerous times throughout your ownership.
As previously advised, our
research has concluded that on the date of purchase, you received full and fair
disclosure of all matters pertinent to the transaction. While you may not agree
with our responses, Westgate has addressed your concerns, and absent documentation
that would negate your signatures on the executed contract documents,
Westgate’s position remains that your contract is valid, legally enforceable,
and will not be cancelled. Please also be advised that any further
correspondence regarding this matter will result in a similar response.
We
know it can be frustrating to learn your contract cannot be canceled; however,
please know that we do want to help you. It is important to realize that our
offer of assistance is something that provides you with additional resources. Our
department referrals will provide help to the best of their abilities. We
encourage you to contact our Account Services Team at 1-888-999-0101 for further assistance with your account. While they do not provide contract cancellation services,
they are committed to helping you. They will explore options that may be
available to you to assist you with bringing your account current with your
financial difficulties in mind. We appreciate the opportunity to be of
service.

1 starI can’t even express my disappointment with this timeshare purchase from Westgate. The sales process was high-pressure and to say the least uncomfortable. The salespeople’s repeated attempts to sell me on Westgate’s products and services despite my clear lack of interest was annoying.
After sitting there and hearing them out for 3 hours I eventually fell victim to their tactics. Initially I was excited because the salespeople repeatedly stated that if I wanted as an option, I could rent out the property and make money. This turned out to be totally false, and the referral program turned out to be a total SCAM.? I gave out several friends and family VIP vouchers. A family member called, and they were denied the stay because their income was not sufficient. I also tried to rent out my week and no one would except my week because they knew they could go to any booking website and stay at a cheaper rate.????
Finally, I was told that if I did not purchase the timeshare, I would not be able to tour or stay at another timeshare in the future. This kind of sales tactic is manipulative and unacceptable. I’ll be as brief and clear as I can … Westgate Resorts are a total SCAM so steer clear of them or you’ll be the next victim.Review fromAlvin Y

Westgate is called Wastegate on a lot of online forums. We wish we had seen this before accepting the “prize” of a three-night stay. The presentation from their sales team wasted 5 hours of our vacation and the lies are going to cost us the rest of our lives! During their pitch, no one tells you about the constant increase in fees. We weren’t told there are blackout dates when we can’t even use this timeshare. The sales teams come at you in waves and fast talk you into believing what they are selling is a good deal. Then you are rushed through the signing by someone who rattles off “this says blah blah” sign here and here. By that time you are exhausted, and your head is spinning. You have wasted half a day of your vacation and you just want to get out. Westgate sales team plans it that way. When you contact them to buy it back, like the sales people told you they would, you are told nope-that isn’t what the contract says. Then you are out of luck. Do yourself a favor, just book a vacation thru ****** or ***********. If you do get caught in a sales pitch-find the rescission period in that contract and then find the local post office so you can cancel by certified mail. Otherwise, you will regret it forever.Central Florida Investments, Inc.

Dear
Mr. **** and Ms. *****,
We
thank you for your feedback and are saddened to read that our previous
responses did not provide the resolution you are seeking. We deeply value your
relationship with Westgate Resorts and are committed to providing you with the
highest level of service.
Mr.
**** and Ms. *****, we apologize if you felt uncomfortable or pressured in any
way while attending our sales presentation. Keep in mind that the 90-minute
time commitment was for a tour and timeshare presentation only. You were always
at liberty to leave at any time, as you were under no obligation to purchase.
However, when you chose to purchase a timeshare, additional time was required
to complete the signing process.
Since
there may have been offers presented on a first-come, first-served basis,
depending on the available inventory, the representative may have expressed
some urgency regarding the offer. However, you were never obligated to remain
past the agreed-upon time to receive your incentive or to purchase a timeshare.
Additionally, while you have stated that you felt rushed through the signing
process, please know that had you informed the Closing Officer of this concern,
they most certainly would have proceeded at a pace with which you were
comfortable. Ultimately, you have the right to inform the sales staff or
closing officer of any discomfort to ensure proper action is taken or refrain
from purchasing if your concerns are not addressed to your satisfaction.
While
we certainly appreciate your concerns with any increase in your maintenance
dues and taxes (M&T), it is important to realize that you agreed to,
signed, and executed documents that disclosed the increase in the M&T fees.
It is important to understand that the Maintenance dues represent the only
source of revenue available to pay the cost of maintaining your resort.
As
previously advised, if you prefer to sell your property, please understand that
you may do so at your own discretion. Westgate does not have a buyback program
to assist you with this endeavor.
Regarding
your claim about black-out dates, please know that Westgate does not restrict
owners with black-out dates. To clarify, there are no weeks that owners are
prohibited to access, and all weeks are available for booking but are subject
to availability and any applicable exchange or seasonal upgrade fees.
Mr.
**** and Ms. *****, while you are entitled to your opinions, Westgate’s
position is that full and fair disclosure of the purchase terms, which includes
the rescission period, was provided on the day of sale. As such, your contract
remains valid and enforceable and will not be cancelled. While Westgate is
unable to control whether you choose to accept our offer of help, we again
reach out to assist you. We encourage you to contact our Account Services
Team at 1-888-999-0101 for further assistance with your account.
Should any concerns remain, feel free to reach out to us at the email address

Westgate Resorts is a crooked timeshare scam. Now I see why timeshares have such a bad stigma attached to them. Since 2014, they have shamelessly taken our money and offered little in return. When my wife and I first signed up, we were dazzled with glamorous vacations at a cost that was comparatively cheaper than not using a timeshare. Sounds great, right? Well, the truth is that we have a terrible time trying to get reservations, even when we book more than half the year in advance. The interest rate, which was never mentioned, is through the roof. Maintenance fees go up every year without fail. So much for “minimal payments” and “affordable vacations”. We have dumped over $30,000 into Westgate and for what?Central Florida Investments, Inc.

I have been trying to work this this company to come to a solution regarding ending my membership. They are totally unwilling to work with me, even though they told me lies that got me in this situation to begin with. What was supposed to be $8k turned into $15k quickly. We were also told they could sell it for us or we could sell it back to them. Of course now they tell us this isn’t part of their agreement and that unless we could prove we were told this, there was nothing they could do for us. The reviews of this company speak for themselves. This company does bad business and I will do everything in my power to make sure their reputation is recognized until they are willing to release us from this nightmare. Mr.
and Mrs. ****, we are again disheartened to read about your dissatisfaction
with your purchase, as one of Westgate’s main goals is to assist our owners in
realizing the full potential of their timeshare ownership.
Please
be advised that a review of the recorded closing as well as the documents
executed on the day of sale clearly and concisely refute both the total cost of
financing and the resale allegations you make.
Westgate

response below.
It is our most sincere regret
to once again read that you no longer wish to be the owners of a timeshare with
Westgate Resorts. Please allow us to apologize for any
inconvenience you may have experienced due to the length of the presentation
you attended and if you felt pressured or uncomfortable in any way. Please
remember that to receive the promised gifts, you were only required to attend
the presentation for 90 minutes and had no obligation to remain past that time
or to purchase. We ask that you understand that it would have been at your
discretion to inform the sales staff or closing officer of any discomfort to
ensure proper action was taken and refrain from purchasing if your concerns
were not addressed. While Westgate is a sales-driven company, at no point were
you forced to stay or purchase a timeshare.
Regarding your concerns about
availability, please be advised that you can book from an owner exclusive
inventory pool and are entitled to rights and benefits solely offered to our
owners. Additionally, Westgate owners are allowed to book their travel dates as
early as eleven (11) months in advance to have a better opportunity of securing
their requested travel dates.
As previously advised, our

I am absolutely appalled by the customer service my family has received from Westgate
Resorts. A recent phone call with them inquiring about the status of our account and to see if
there were any options available for us to return our timeshare back to them did not end well! I spoke with a representative who told me that there was a balance owed and there was no way out of the contract (we find this hard to believe as they do have a program listed online offering exits for their owners). I asked to speak with someone else, but she refused to transfer me. That experience left me unsettled as I would have really liked to speak with someone else on the matter. Considering the amount of times we’ve used our timeshare in comparison to the amount of money we’ve paid, inquiring about a return should not produce this many obstacles. Our recent experience with them has topped them all. We just want to be freed from the grasps of a company that doesn’t truly value their owners as they say in addition to experiencing a huge financial relief for our family. We would love to receive your aid on this. Thank you in advance.Central Florida Investments, Inc.

To Whom It May Concern,
I am writing this BBB complaint as a last resort to address the blatant disregard for my claim by Westgate Resorts. My experience with this company has left a sour taste in my mouth, and I feel violated and swindled. Despite numerous attempts to get Westgate to release me from my contract, I have been repeatedly ignored.
It is outrageous that Westgate Resorts can get away with blatantly lying to potential customers in their sales pitches and then refuse to take responsibility for their unethical tactics. The sales representatives used deceptive tactics to coerce me & my wife into buying their timeshare, and we found out later that the beautiful resorts we were promised were nothing but a fantasy. In reality, the accommodation was subpar, the amenities were lacking, and the customer service was terrible.
We have tried to come to a reasonable solution with Westgate Resorts, but they are only interested in keeping us tied to this contract. We have repeatedly asked for our money back, but they have refused to comply. Their lack of transparency and misrepresentation of the truth has left us feeling deceived, cheated, and frustrated.
Furthermore, we have attempted to communicate with Westgate Resorts, but their customer service could be better, to say the least. The representatives I have dealt with have been unhelpful, unresponsive, and uncaring. I do not understand how a company can succeed in such an unethical manner.
In conclusion, we demand that Westgate Resorts take immediate action to end our contract and refund our money. I urge others to be cautious when dealing with Westgate as they have demonstrated that they value their own profits over the satisfaction and well-being of their clients.

I need help, and I do not know where else to turn. Hopefully, someone will see this and reach out to me and render me the aid that I feel I deserve.
WESTGATE has caused me so much anguish, that I have become quite weary.
Westgate promotes a program on their website called the “Legacy Program” that is supposed to aid individuals with ending their ownership with them if it is needed. Well, I have had this timeshare for 2 decades, used it only FOUR TIMES, have paid them continuously, lots and lots of money, and have not used it in quite some time now. I have reached out now that I have aged, have some serious health concerns, and couldn’t use the timeshare if I wanted to, and I have been given the runaround about this program that they promote. Reading other individuals’ complaints, it looks like it might be a SCAM.
After being denied, I called and spoke to Liliana who suggested that I utilize the program. Is this a scheme? Why suggest it if I was just denied the ability to use it? Sounds like a scam.
I also spoke to Xavier. I asked him why was I denied such benefit? He said he does not have to disclose that to me. Why? Is it because it is a scam?
Alex and Ilean were 2 more individuals that I spoke to. Neither one of them were able to give me a clear understanding of what can be done to help me during this difficult situation.
Buyers, be aware! Please do not fall into this same situation that I have gotten myself into. If there is anyone out there that can help me, PLEASE HELP!

Dear Ms. ******,
We appreciate your
patience while we reviewed your correspondence. Please find our response below.
Ms. ******, first and foremost, please allow us to express
our appreciation for your longstanding ownership with Westgate. It is our most
sincere regret to once again read that you no longer wish to be an owner.
Please be advised that there are many variables and factors that determine if
Westgate would agree to accept inventory back (including inventory demand,
account status, and affiliations with third-party companies, among others).
Westgate has the right to offer or deny an owner’s request with no contractual
obligation to disclose why that decision was made.
Please also be advised that our records indicate that you are
eligible to reapply for the Legacy Program in August of 2023. However, in
the meantime, as the owner of deeded timeshare real estate, you can use, rent,
sell, or transfer any rights of ownership at your own discretion, as Westgate
does not assist with this process.
Additionally, you remain responsible for the financial and
contractual obligations associated with the timeshare regardless of whether it
is utilized. While we remain cognizant of the hardships you are faced with and
we hope that they may soon ease, please understand that in the absence of
documentation that would negate your signatures on the executed contract
documents, your contract will remain valid, enforceable, and will not be
cancelled.

What a scam Westgate is!! They encourage their sale people to lie-anything to get a signature!
Then when the “customer” calls them out on the lies, they say “there is no evidence”. There are
recordings of Westgate sales meetings all over the internet showing they are encouraged to lie.
We are paying for believing their lies. Our family is paying for believing their lies. We don’t
understand how this is even legal. It’s like someone told us they were selling us a Bentley, then
handed us the keys to a Pinto because they conned us into signing a contract.
If you contact them, they reply with a form letter that has one or two sentences filled in for “your
case.” We would like to let everyone know, if someone from Westgate approaches you-be as
rude as you need to be and get away from them!Central Florida Investments, Inc.
