    I was a tenant in the **************************** Before move-out, the business sent me a "move-out procedure" (attached) that clearly stated that the unit was to be left in a state "ready for move-in"; at no point was I asked to sign this document, it was simply an email. Upon move-out, the business notified me they were keeping my deposit ($1,000) plus charging me additional money ($245). I followed the process they outlined in their letter and notified them in writing (attached, sent May 10, 2024) that I disagreed with the charges. I received an email from the business listing out charges: carpet replacement & cleaning, painting, and cleaning. The email thread is attached.In response to my letter, the business sent me a handful of pictures with no context. The pictures showed just a dirty apartment; there was no damage whatsoever. I once again responded in writing asking for a list of damages beyond *********** (attached, sent Jun 10, 2024); in this letter I made it clear that I was not willing to discuss charges in the context of the "move out procedures" provided, as those instructions were not consistent with our lease agreement. The business responded by sending me to collections for the remaining money.In all my correspondence with the business I mentioned that I was open to discussing the charges and work with them to arrive at a middle ground. I would have been happy to pay for any damages beyond ***********, provided that 1) the damage was explained in writing, 2) proof was provided, and 3) receipts were provided for third-party work.As of writing this complaint, it has been 3 months since my lease ended and the business has still not provided a valid reason to withhold my deposit. In summation, it is not the responsibility of the tenant to leave a unit move-in ready; yet we were charged as if it is.Note: The collections paperwork came for $225, so that's what I'm requesting. I paid it to avoid impact on my credit.

    In response to your complaint, we received your letter objecting to our intention to impose a claim on your security deposit. We respectfully disagree with your claim that damages (including extraordinary cleaning)... is not enough substantiation to withhold money from your deposit. In response, we sent you pictures of the filth and damages left behind when you moved out as the proof you requested. The pictures with no contextclearly show a carpet with excessive wear and stains, unable to be salvaged.They also show a sink, refrigerator, and stove that look like they were never cleaned. It is unreasonable to expect that an apartment can be turned in without the tenant having exercised any effort in maintaining its cleanliness and expect to not have money withheld from the security deposit. While we always take measures to prepare our units for the next tenants, we expect our tenants to use care and properly maintain their apartments.

    In summary, we stand by our position and do not intend on returning your security deposit or the additional fees charged.

    I am rejecting this response because:
    the basis of my complaint was that they failed to provide adequate information in a timely matter regarding the damage I allegedly caused to the unit. The businesss response agrees with that assertion, even though they then attempted to justify the pictures. Their justification is not exhaustive and inaccurate; the unit was dirty, but there were zero stains or damage on the carpet. Furthermore, they failed to even mention the charges for painting. I still maintain my position that the landlord is trying to charge previous tenants to bring units up to move in ready state when that has been proven to be inconsistent with the law.

    im willing to accept a compromise and receive back $600. Otherwise, Id like the landlord to:

    1) explain why they dont feel they need to provide full details about keeping my deposit

    2) digital copies of the photos sent to me

    We disagree with your comment stating that our response agrees with the assertion that we failed to provide adequate information in a timely manner. That is simply not true. You received our Notice of Intention to Impose Claim on Deposit within the 30 days as required by Florida Statute 83.49(3), sent to you via certified mail. The proof is in the various documents you attached which show our communications with you. We dont expect for the apartment to be move-in ready upon vacating.  To suggest that is the way we operate could not be further from the truth. To that end, unfortunately, your unit was left in a manner that does not fall within what is considered normal wear and tear.

    As per your request, we have sent you the digital images to your email address.

    Given what we have already shared with you, your offer is not acceptable. The costs to remedy the damages exceed the amount you want to settle for.

    I am a resident in one of their communities called ***************** in *****. Their maintenance employee struck my vehicle with his golf cart causing over two thousand dollars in damage. I provided the office with photos of the damages and a quote for repair from a local auto repair shop. They have not repaired my vehicle or provided me with insurance information to file a claim. They are not taking any action to remedy the damages caused by their employee and have not responded to my communication requesting resolution.

    Between August 2023 and January 12, **** ***************** leases land for mobile, modular and CBS homes. In order to sell your home the buyer must be approved to rent the land from Wynne Corporation. They have taken up to 3 months to approve renters. I am the seller. They have denied 2 cash buyers after a month wait with no reason given. We are still waiting for approval or denial of a cash buyer for 6 weeks now. They will not allow us to talk to the people making the decisions. You can talk to ***** the office manager. She has no information except to say she doesn't know why it is taking so long. This results is the owner continuing to pay the rent when the house could have already been sold.

    I am filing a complaint against Wynne Building Corporation, owners of **********************, *****************, Florida. My mother, impaired due to cancer, endured ******************************************************* this senior community.Recently, she relocated, and I took responsibility for selling her house. The initial interaction with the community representative, *************************, was positive, and the house sold quickly. However, despite fulfilling my responsibilities and the closing terms specifying payment on the 5th business day, Wynne Building Corporation failed to process the payment.Attempts to resolve the issue were met with silence and empty promises from the sales team. They insisted on mailing a check instead of a bank wire, the standard practice, and provided excuses for the delay, showcasing a lack of professional responsibility.This failure resulted in late payments for my mothers debts, and an online search revealed a history of dubious practices at Spanish Lakes and an ongoing investigation involving local authorities.I request the Better Business Bureau to investigate Wynne Building Corporation for mismanagement and failure to fulfill contractual obligations. Their practices are detrimental to residents, particularly the elderly and those with health impairments, and necessitate comprehensive investigation and restructuring.Thank you,****************************

    January ********************************************************************** ************************** ********** Florida I pay $651.61 a month lot rent with auto pay. I need a new breaker box outside my home . I notified the park manager, *********************** in January he sent me an email saying he'd take care of it ASAP but did not I was able to find someone to flip the switches and get power back. This August 2022 I lost complete power again and park manager sent his electrician who change parts with used ones ...My power has been out now completely since for a week and a half. Im a senior and live with my sister who had Covid at the time she went to hospital shoes now in rehab I'm staying at a friends house since August 18th, 2022. I lost food in frig and freezer.
