    Name of the company: SteelHomes, LLC Address: ******************************************************************************************* Complaint:We are writing to complain about SteelHomes, LLC. In July 2018, our company, Pizza Bien LLC, paid them an advance payment of $58,361.16 to build and install a modular pizzeria. But the pizzeria was never built.We have tried to contact SteelHomes, LLC on multiple occasions to request a refund. We've visited their office in person five times, but we haven't been able to speak to the ********** ************************************* We've also called, emailed, and texted **********************, but he hasn't responded.Finally, ********************** sent us a couple of text messages saying that he would refund our money in installments after an internal company auditing process by their CPA was finished. But it's been more than two months since then and we haven't received any money back or heard from SteelHomes, LLC.We're very disappointed with SteelHomes's handling of this matter. We have tried to be patient, but we're running out of time. We just want our money back.Recommendation:We recommend that BBB investigate this complaint and take appropriate action. We also recommend that potential customers of SteelHomes, LLC be aware of this company's history of not delivering on its promises.

    The structure sustained massive cracks (2-3 feet long) stemming from the majority of the windows and door jamb, which would have been evident prior to transport. We were alerted several times during the brief virtual tour; the home was moved due to limited space within the factory as a result of the extensive window supply delays exceeding 6 months. The quality of the finished structure suffered as evidenced by the supporting documentation. Our General Contractor noted prior to setting the house that the underside of the half of the home with the kitchen, had damaged steel supports. We would have never agreed to the condition of the home if we saw the damage during the video walk through. We truly feel SteelHomes Modular was not transparent. We are now faced with repairing the massive damage incurred by the numerous relocates prior to being set on its permanent foundation.Our General Contractor did advise us that, "Called ******* at the factory they told me since day one to prepare for cracks in the sheet rock due to shipping we talked about all this because I brought up the fact that they ship it with countertops finished with no other factory does because they typically would break due to stress. But that Steel Homes was able to do so because they have a rigid product theres no way to get around Sheetrock cracks. And a house thats transported from ***** lifted at the plant and laid onto a trailer with forklifts its impossible. We were hopeful SteelHomes Modular would have chosen to do the right thing and repair the damage to the home on site, as we the homeowner did NOT sign off on the final walk through. This was noted in the Acknowledgments and acceptance of delivery (virtual Tour) check list, and we informed SteelHomes Modular we would complete the list during our Labor Day 2022 visit. There have been numerous unsuccessful attempts to reach SteelHomes Modular via voicemail messages, emails and texts.

    To whom it may concern,


    First and foremost,we want to continue to have open communication with our client as we have had since the beginning. Let me begin by stating that at Steelhomes we take great pride in building quality steel modular and most importantly document with inspections, photos of the validity of our products and we are transparent with service and product. We always take accountability for our product and have always gone above and beyond to give a great service. We are perplexed by some of the accusations in this email. As mentioned, communication with our client has always been extremely open. We gave her a walkthrough during the construction,showing samples and sending pictures of the process, she was always happy. Here is what we believe occurred after the home arrived. The goal in this reply is to clarify and address every comment and opinion stated on this email.

    1.Our contract is clear, we supply a full set of plans and build the home to clients specifications with full inspection of the modular home. The client and ** arrange pick up at our factory. All installation, setting crew and transportation from the moment the home leaves our factory site is the responsibility of the homeowner and **.

    2.Since delivery and installation, this home has gone through 2 hurricanes and is still not closed in correctly, causing unnecessary damage to the exterior vapor lining categorizing it as a discarded and unattended home.

    3.Why it went south? Client was not even on the site the day of installation, however, went as far as to accuse the setting crew of not speaking English and hindering the installation. I was informed by the ** that those accusations were completely fabricated.

    4.After delivery she no longer wanted to pay the ** nor the crew who worked on the site. The client and ** still owe thousands of dollars in labor work to the third-party setting crew.

    5.We have spoken to her *************** Register, and he clearly told us of the detailed walk through he had with clients weeks after home arrived and that he explained in detail the full process Great condition and strong home they purchased. She and her husband had a clear understanding of what was the next stage of construction, The scope of work that was *************** Registers responsibly as per contract.  Now they have removed him as **. He is equally in shock about this complaint, since all conversations held in person later change upon her arrival in ********.

    6.The accusations that her home was moved around our plant floor are untrue and additionally impossible due to logistics.

    7.The home had its final inspection and walked through, approved and passed. She has now added an amended handwritten comments of things that are not present such as doorbell cable, smoke alarm, vanities other items that are behind the walls. Please note that her ** of record signed off on all the items when he did the walk through as well.  We have attached detailed pictures dismissing her claim to those items.

    8.Under home joist damage, yes, we have been informed by the ** that during CRANE lift and installation some minor damage was seen. We offer to send additional material out of courtesy; However, the client refused to allow the ** to work on the home. Therefore, this has hindered us from doing any repair without a ** on-site.

    Our hope is that the client finds a new licensed ** that will finish her home and responsibility so the home can be finished to its full potential. We are always available to help answer any questions or concerns.
