1 starWe moved in 1/2023 the heat didnt work for almost a month, the 2 basement doors had bad frame work to where you can see outside. They never came and fixed it. So it was extra cold in the winter. On 8/8/2023 we had a gas leak and a carbon monoxide leak and they tried to put 4 people into a 2 bed hotel room only to agree to pay it until 8/15 well on 8/16 we were told that American avenue was taking over the property. Its now 9/6 and we still dont have any gas or hot water. We have been threatened with eviction like 3 times. Weve had to pay for our own hotel because renters insurance only covers fire and explosions for displacement. Buy out for all meals and they are only worried about the rent.Review fromWhitney S

1 starThis company is a huge joke. We rented our home on 8/15/23. Upon arrival on move in day( because they would not let us do a final walk through), the house was 107 degrees inside. We called every possible number and nobody contacted us until Monday the 17th. This past week we notified them that the oven/stove top did not work. They showed up THIS Monday and when the repair man pulled the stove out, it started sparking because a live wire was hanging. He said he cant believe the house did not burn down. You cant get a sole to speak to you. My husband just received a return email today that he sent on 8/18. We love our house but this company is a group of slum Lords that dont care about cleanliness, comfort or safety.Review fromKelsey J

1 starI would absolutely give 0 stars for home river group if I could. The last couple of times I have signed my lease has been a nightmare and officially ending my lease and moving out has been another nightmare. They are not organized and do not even know when peoples lease ends. My lease ended November 2022 and didnt sign a new lease until February 2023 after multiple follow *** with the property manager. They then tried to increase my rent and giving me less than 30 days notice of the rent increase, and per my lease it says they must give 45 days notice of a rent increase. Then the same thing happened when my 6 month lease ended in July. I only received a lease renewal when I reached out to them and they had it starting a month after my lease technically ended. At this point I decided to get out, I gave them my 45 day notice per my lease. I told them I would moving out 08/31/23, I paid august rent in full but somehow the property manager had it marked as 08/06/23. Its a good thing I had majority of my stuff out because the property manager went ahead and had it cleaned and locks changed at some point before 08/18/23. I still had several cleaning items at the house that were stolen by the cleaning company, I was also deducted a cleaning fee out of my deposit even though I was supposed to be able to have access to the house until 08/31/23. They also prorated my august rent to an amount that doesnt match any dates listed. I have asked for the prorated amount to be to the date of 08/18/23 but of course the accounting department is not responding.I highly do not recommend renting a property from home river group. Its been a horrible experience and such a headache getting my things back from the cleaning company.Review from

1 starI recently sold the home I built to True Hold, which is the parent company to Home River Group, their property management company. I moved out of my home in May of 2023. Before I vacated the home the house was 100% empty. I left no items behind. All the floors were clean, the windows clean, the bathrooms clean, most of the walls newly painted, and the yard freshly cut. I expected the return of my deposit but waited patiently. After a month had passed and I did not receive the payment I reached out to Home River Group about this issue. I have made more than 25 phone calls, 20 chat conversations, and approximately 15 emails with no resolution. I would never recommend dealing with this company in any capacity. My experience with them has been horrible, and I still do not have a resolution, and likely will not get one any time soon. *************************** was my Property Management contact and has been less than responsive. 1 starIf I could give 0 stars I would... From the start, working with HomeRiver Group has been a nightmare. They absolutely pressured us into signing a lease that we weren't comfortable with, said they would make changes, only to find out after talking with 4 different people that they don't make changes to the lease. Impossible to get ahold of anyone at ANY POINT in the process until they wanted to take our money. We finally move in and there are SO MANY problems with the house from the get go. First, it was ABSOLUTELY filthy, Dirt and grime everywhere, personal items and PUBIC HAIRS left throughout the house. Landscaping all dead, got a letter from the HOA on the first day of our occupancy stating we were in violation. Then the AC went out and we had to fight for a month and a half to get it resolved in the middle of the TX summer time with excessive heat warnings the entire time. We are now 2 months into the lease and we are still trying to get cleaning and other repairs done. Our property manager wont answer the phone or voicemails, people don't respond on their portal or are not helpful. I have been renting for nearly 10 years and I have NEVER had a worse experience than with HomeRiver Group. DO NOT RENT FROM THEM.Review fromSonya E

1 starHome River took over the management of my apartment and everything went to crap. They have terrible customer service, are too big and impersonal, and force you to buy things that you don't need. This company is awesome at passing the buck around back and forth and never giving you an answer, as there is no one point of contact. They are very good at charging you more than originally agreed upon. They are basically a rip-off. Don't rent from them.Review fromJocelyne A

1 starEverything has been terrible since move in. On move in day, everyone was “out of office” and unable to get my keys on time without harassing people and getting the run around. Issues that were addressed never got fixed. I had to continue to bug repeatedly to have damaged issues fixed, including smoke detectors that were a fire hazard and out of code/illegal. I continue to have issue after issue, plumbing leaks, dishwasher issues, they tried to charge me a trip fee for a vendor who didn’t show up on top of my extremely high water bill due to the leak. Issues that were supposed to be fixed were not fixed and the vendor said they fixed them, when I reported this nothing happened. Took 3 months to get my access cards to the amenities due to the property manager Chiquita not setting things up when I moved in. Vendors miss appointments or show up hours late repeatedly, having to “come back” multiple times to fix something. Management and communication is a joke.. I don’t know where they found these professionals but they are terrible. I haven’t had my ac filters delivered since I moved in and I pay $50 per month for the service. Calls and e-mails go unresponded for weeks on end. I had my roof and smoke detectors leaking water into my sons room when it rained and it was “patched and painted” within 15 minutes but the original vendor said it was going to be a long process, so I’m sure it will leak again, that took 5 week for them to fix… My ac is out in the middle of the summer in Florida and that’s not considered an emergency. 1 starDo not rent from HRG. There is no local office. Communication is by hotlines and blind text messages. The staff is kind but get nothing done. The companys operating policies are focused on making the company the most money. They ignore maintenance requests. 1 starI moved into the property I’ve been renting in May 2022 and at the time it was managed by a company called Ameritex. In early 2023, Ameritex was bought out by HomeRiver group. Right after they took over, everything went bad. My lease was up for renewal in early May 2023, but nobody sent me a new lease. I was trying for a MONTH to contact someone in order to get a new lease to sign, since I was intending to stay, but it’s just impossible. Everyone in this company seems to have a different phone number, but they all go to the same automated answering system, and then you get dealt with by someone overseas who can’t really help at all. They put in countless call back request forms and there was a lot of emails but nobody ever really got back to me. When my lease expired, so did my access to the electronic lock system on the house. I could have been locked out. Through a few days of frequent calling, I managed to speak to my property manager (the only time I’ve managed to do that) who did resolve the door lock issue, but also told me that my lease had auto-renewed. She had failed to mention that this was month-to-month. I still tried to talk to leasing, but got nothing. Now, in August of 2023, I am completely fed up. I got a lease agreement that they wanted me to sign in my email, completely out of nowhere, 2 days before rent was due, and they were expecting me to sign it immediately, which would have entailed a sudden increase in rent. I explained to a phone rep that I had thought I was on a 1-year lease already, due to previous miscommunication, and was told I could sign a shorter lease ending in May. While waiting for them to get back with me on my new lease, I held off on paying my usual rent, because I assumed I needed to sign a new lease first. Then, I got an eviction notice out of the blue, on the 4th day of the month. Just gave me 3 days to leave. They are trying to make an innocent, hardworking family that has always paid their rent homeless. Evil company.
