      I built my home 2 years ago through lennar and home River is the HOA. This company is TERRIBLE!!! Our problems stemmed back to the beginning of our development and have continued. We have people/ kids in the neighborhood pooping in the pool, sinks, breaking fences and locks, and throwing the handicap lift into the pool and ruining it, people racing their cars down the Main Street CONSTANTLY, and no one has done anything. They have sent me a notice for my grass that’s post marked and received AFTER the date on the 7 day notice for my GRASS. In the notice they use threatening words and say they want to keep the community appearances nice and keep the home values up. If that’s true then acts of vandalism and crime are more important with home values. Kevin Perkins advised me that once our community was at 90% sold that it would be turned over to the homeowners regardless of investment. Well here we are 2 YEARS later and home River still has a grip on us. Our community was supposed to be just about 200ish homes…the building going on across the street “is for the Bayou another community “ our current cdd company stated. So Kevin or home River explain why our hoa fee estimate is for 450 homes? Homeowners here in this community do not want to be managed by this company. Any efforts to get any information from this company is like pulling teeth. The 30% of rental homes in this community and the people vandalizing it should be Home River Groups priority instead of sending out emails to be voted one of Tampa bay’s best 100 companies

      We have been renting since Feb 2022 and have never experience such lack of professionalism and communication. We started out paying $1640 and with renewal it went up to $1775 plus this Residential benefits package for another $50. Late fee for being 2 days late is $213 and if you don't pay by the 10th the issue an eviction notice. You can't get into the portal via the links they send so it's almost impossible to pay rent when you need to causing you to pay even later than you would have. There is no way to get anyone on the phone. Now let's get off into everything else.... Getting repairs done doesn't always happen. We went a month with no A/C in June of 2022 had a really bad leak and from that issue they has yet to be address the damage that was caused by the A/C leaks and it's now June of 2023. There is now a new leak in the Master Bedroom that leaks directly over my bed every time it rains and they have yet to respond to the communication about the issue and no maintenance has been attempted. They never respond to emails no matter how many you send. I have went as far as even reaching out to the original individuals who set up the lease even the realtor and we still don't get results. I have multiple emails and videos about all the ongoing issues cause at this point there may be a reason to seek legal advice. PLEASE BE AWARE when choosing to lease through this company as you are going to have problems especially with communication.

      This has been one of the worst rental experiences I've ever had. Michael P should be ashamed as a property manager. We spent, now, three months in the home. We paid rent on time, maintained the yard, and reported all issues in a timely manner. We've spent all three months waiting on electrical and rat issues to be resolved that were all neglected prior to us moving in. The home's wiring was not up to code and eventually left us without essential electricity for AC (summer in Georgia) and food. The rat problem got so bad that the rats began to enter the living space of the home. The wiring has also been deemed hazardous and is a threat of electrical fire if we continue to attempt to use electronics in the home. We are now being forced to break our lease early due to the unlivable nature of the home and home river group has done nothing to help. Little to no response, a new contractor for the on-going issues that never resolve, and forcing us to pay early termination fees despite the extreme unlivable situation of the home. To say I'm disappointed is an understatement. This company will welcome you and then ignore you to their best abilities. Do not rent through this company

      This companies property managers seem to be consistenyl unresponsive in a a timely professional manner. I have been asking for the account number for my waste management company so that I can schedule a bulk waste pickup for a few month now and I never get a response. They have transferred me the last three times to a voicemail and I have left a message and get no response. Its inconvenient and frustrating. They are better with scheduling maintenance through their online portal, but its still a little more complicated to use than other systems I have used. Not to mention, scheduling tends to be last minute depending on their servicer for them or they will schedule things without checking if you are available sometimes.

      I moved out 2 weeks earlier then my lease term date but the rent was paid in full. I asked many of their staff to give me an estimate as to how much the rent was going up so i could give the proper notice. We went back and fourth for 6 months with them stating they did not know but since my lease was up it would be ok. I received notice some days before my lease termed. They kept my deposit and added thousands more dollars. i did not receive an itemized bill as to what the charges were for or anything else. I will be filing in court this week because i do not know what i owe for and refuse to let this go on my credit report.

      Ms. ************************* was very helpful and courteous. Very happy she assists me with my property and helps me solve any issues when they arise. Very professional, and happy with her service!

      I hate this place so much. I already pay 1585.00 in rent. Rent is due on the 1st. I paid it on the 4th and they charged a 150.00 late fee. How is this legal??? Then $54 to pay it online. I can’t wait till this lease it up!

      Since approximately April 2021, I have had approximately four account reps with very poor service. On a month to month basis, I never know who I, as an owner, will have as a contact person. Despite advising the last account rep that I need to be informed and consent to any work being done at my property, they assessed a charge of $290 and I have repeatedly contacted the property manager to explain to me what the charge is for or reverse it. Since Feb '23, I had been trying to have the property manager facilitate a simple storm door install at my property with absolutely no results. I ended up having to meet with the tenant to coordinate the install. This company charges 8% of the collected rent but their service is extremely poor!

      Do NOT rent from this company.
      We have been customers of this property for over a year. In the first year we were never late on rent. Event with all the fees they add. The problem comes with resigning the lease. So they didn’t send the lease in time to everyone. Even after I reached out several times since January 2023 they still charges us for month to month. Now after getting in contact with them and sent the lease to 3 people and an “Offer letter” to the other just to say the lease wasn’t signed by everyone again. I reached out to Teri through email and text on her personal line on 5/5/23 and she still hasn’t address me. Now it’s 6/3/23 and rent is due, they are trying to make us pay a ridiculous month to month amount again. Mr. ***** is one who goes along with this. They say they don’t know what is happening when the true is they do. If they are not able to get it right and they can’t control the very thing they are there for and keep scamming customers, then what are we supposed to do?
      No proof on their end but much proof on my end was sent to them and they still act as if they don’t know what’s going on. Maybe it’s time to seek other advice.
