      SCAM. I seen a house did application and paid my money and they said oh sorry someone else already did application and got approved so try applying to another house . So before they took my money they knew someone already did the application . THIEVES! Does not want to refund me my money I worked hard for. Save the stress and energy plenty of other places to do business with

      I went to view a home in my area managed by Home River Group. It was listed for rent on their website along with many other homes in the same new subdivision.
      Upon viewing the home I fell in love with it. When I left, I received an email that stated "The property manager for *address* has reviewed your inquiry and would like for you to submit a formal application."
      My spouse and I spent the time going through the entire application process and pet screening which took forever and cost us $155. After we applied, we were told the property already had an approved applicant but we could change our application to another property.
      We went to view 3 other properties, and 2 of them fit our needs. They were listed as available on the website and each had a "For Lease" sign in the yard. We were told that both of them also already had approved applicants.
      By the way, it took a good 24 hours to receive a response each time so I ended up calling or going on the live chat on the website.
      I sent an email to the provided email address asking if they had a list of ACTUALLY available properties with no approved applicants. The response I got was that there was no way for them to know that and they sent me a link to the listings that we had already viewed - that weren't actually available.
      After asking about the final property, the property manager canceled our application. It was never even processed. We would have never applied if we knew that the homes that they stated were available weren't actually available.
      This is a predatory company. They list homes for rent on ALL real estate sites in the town, push people to apply, collect application fees, don't communicate with applicants, and leave RENTED homes on their website as available. This should be illegal.
      As of this writing (a week after this fiasco started), the homes I tried to apply for are STILL listed for rent on their website.
      I asked for a refund of my application fees to no response.

      We've been without AC for two weeks now we have messaged and messaged and get the run around with estimate bullcrap, we have small children and it's hot as h*** during the day, when asked about putting in window units for us for the time being they never answer is and yet when I ask for updates I get no response as well. Sick of this company. I'm getting a lawyer involved because we can't go without ac we live in the south and if I'm paying this much damn rent I expect my ac to work.

      I am currently a resident with HRG, the company has ignored me for months. I signed a offer letter in March for 1562.00 a month. HRG is continuing to procrastinate with the lease agreement. Threatened to evict me if I don’t pay the month to month fee of 1855. I did not agree to the month to month I agreed to a 12 month lease. I contacted my property manager constantly every week. Still no response. Legal steps have to be taken. This is the worst rental company DO NOT sign a lease with them, after reading all the reviews with similar situations it seems to go unnoticed.

      Hands down the worst renting experience I've had.
      This company is full of dishonest and under trained employees. When I moved into my unit I had missing pieces of flooring, missing valances in my windows, hair and dirt everywhere, and ants all over my main level. Which I'm SURE they charged the previous tenant for but couldn't actually repair these things, of course.
      Over the time renting there we had constant issues with things breaking. Including out HVAC system, washer/dryer, as well as majority of our plumbing. These are things I've never deal with elsewhere. HRG does not care to fix these things in a timely manor. We had a flood in our unit, causing damage to out upper and lower story bathroom -- which was deemed "not an emergency". HRG did not even care to fix or assess the problem until we stated we wanted to move out and asked for some money back on our 2 bedroom 2 bathroom unit that we could only use 1 bathroom in... they absolutely wouldn't give us any money back..even though we weren't able to use one of our bathrooms for a MONTH. Then they hurried and wanted to get things fixed so the can suck money from another tenant.
      Charge you $30 for furnace filters that cost $7.00 at home depot. I asked to provide my own to save money and they said its against policy. ALSO very curious where you buy your paint to charge tenants when they move out... seems to cost as much to paint some nail holes for you guys as it does for a regular person to paint four rooms.
      HRG practices this super friendly "let me make it right" mentality via google reviews, but GOOD LUCK trying to get ANY staff on the phone or let alone their "regional manager" who pretends to care about everyones reviews on google.
      Maybe HRG landlords are overworked and underpaid but that shouldn't be tenants problem. Icky yucky service at HRG. I could go on and on but I won't waste my time.
      HRG is the WORST and most DISHONEST property management team I've ever had the displeasure of working with.

      At all costs, avoid this company. They are absolutely horrible to work with, never show up for maintenance appointments, take days and days to return phone calls but they certainly bill you $50 if your rent is ONE day late (I seriously forgot to press submit one time and my payment didn't get submitted until 6:00 am the next day - $50 fine). I moved in February of this year and they just responded today (May) to tell me that my original maintenance asks upon move in are 'not covered because of 'as is' property rental status.' But the maintenance guy walked through and collected all of my asks the day we moved in. Liars. Just terrible, terrible, terrible company.

      Upon move in, a document is created with damages and repair requests with details and pictures. Weeks will go by and when you follow up on submitted repair they explain they don't accept them submitted that way. Instead you will go through the clunky, archaic portal and resubmit all the information you previously submitted AGAIN and attach the pictures AGAIN, but this time ONE BY ONE. Note the fun really begins as you watch your requests being cancelled and a text message requesting that in the future the melds are not to be submitted all at once on one meld to make it easier for them! The irony of all of this is you had already done this, because OMG YES it's definitely easier but that request was ignored and declined. Maybe this is a value to future home owners looking for a management company. This should be an absolute deal for you as they offer the tenants very little to no repairs, or service. It's genuinely easier to just give up. That's most likely designed to reach the goal of do little to nothing. Some of my other experiences include my first property manager taking off early on the Friday of my arrival and suggesting he didnt receive the emails. My CCs and BCcs however all received with a time stamp. This created me to reschedule my movers, and Im still currently without my items. *** received emails saying sprinkler system company has tried to contact me unsuccessfully. When following up with sprinkler company is revealed they had not tried to reach out as my contact details were not shared with them. Its always a different story and its always a false narrative. Everyone Ive encountered in the *********** HomeRiver Group lies like a rug. They charge $39.95 a month (you cant opt out) for a Resident Benefit Package. This includes an option for renters insurance, HVAC air filter delivery (for applicable properties), credit building, $1M Identity Protection, move-in concierge service. I HAVE NOT EXPERIENCED NOR SEEN ANY OF THIS!

      It has been 2 weeks since the power in the back of my house(where the bedrooms are) went out, they had one electrician come out and he walked around the house for a hour and half saying he had no clue what to do. They have since had 2 companies call me to come out and i gave them times when id be home and no one has followed up. DO NOT RENT FROM THIS COMPANY!! THEY DO NOT FIX ANYTHING AND ACT LIKE ITS NO BIG DEAL. I WOULDNT HAVE EVEN GAVE 1 STAR BUT IT MAKES U

      We left the property in immaculate condition and they deducted from our deposit items that were not even on the check out inspection list like electrical box and water meter was dirty. Those items were not even on check in list. They also deducted for patch and paint we never put anything on the walls.
