      From the previous reviews, I see that HomeRiver Group has been bad for both tenants and owners. I was a prospective tenant who wanted to lease with government assistance (section 8).Single mother soon to be college graduate first time being approved for any type of government assistance (using as a stepping stone because I will have many job offers after college. I was told that in order to find out if they accept section 8, I would have to apply and pay the $65 application fee. That was already a red flag because you should already be able to tell a tenant if you would accept housing assistance before charging an already low income tenant an app fee. Nevertheless, I paid in hopes of finding adequate housing in a nice neighborhood with a good school system for my kids. After 10 days and me sending several addresses, as many as 3 day to see of they accept section 8. I came to the conclusion that NONE of the homes accept Section 8 and I was tricked out of $65. I asked for a list of homes that *** accept but she said they did not have one but she could tell me which one didn't take it off the bat when I sent an address. She Didn't even think to ***be compile a list knowing that I was looking for the ones that take assistance.That is predatory towards those looking for assistance accepting homes and having to already pay application fees.

      Horrific experience so far, we pre-paid our rent and full deposit, including prorated for a future month and they still billed the full amount for the prorated month. Of course their online system won't accept anything but a full months payment. There is zero communication from the company, we have called, sent messages, and emailed and numerous people and have not heard from them in weeks and are still awaiting getting the keys (which are almost two weeks late.) We haven't had a chance to walk through in person as we rented virtually, however they won't answer simple questions like what appliances are included, what school district the home is in, how to access the neighborhood amenities, and several others. They of course were very responsive before we signed and up until we paid our deposit.I would never recommend them to anyone.

      Terrible ! ******** has not been looking out for the whole community just phase one. Some of what I personally have witnessed is surely not company policy.

      If you could rate Zero stars I would. This company is the worst. They even gave out my personal information to Vendors for work orders unauthorized. My Home was unoccupied for over 6 months in a high demand area. I live out of the country so it took me some time to realize how awful they were. They even tried to charge me a fee of $600 for leaving them as my Property Management Company. There were several other issues as well. Good luck to anyone who has to deal with them!

      Stay away far away from homes leased by this company!!!!I had many issues with them throughout our lease and after moving out. We received an eviction notice when their system messed up and showed a balance even though we paid. We were give 3 days until I called and spoke to multiple people that the rent was in fact paid and provided proof.We let our lease run out and were still being charged for things that we had already paid for such as air filters. (These were apart of our rent as an additional fee) we turned the house in after paying companies to come in and deep clean, do the carpets and yard work yet HomeRiver are still trying to collect for these services. This company is a nightmare. Beware!

      HomeRiver Group ,is beyond awful for tenants. Not satisfied taking their cut from landlords, they pile fees onto renters that don't have resources to fight back. They make you buy a monthly Renters Benefit Package that nobody wants. They charge lease renewal fee. They deceptively add fees hidden in new leases without proper notice. They know that you will submit to this **** instead of turning your life upside down by moving to a new horribly managed property. They really ****. Someone with time and resources should *** their ***** off.

      I wasn't surprised when I read some of the reviews below as they state exactly the same problems, I have experienced with Home River Group in Lake Havasu City, AZ. I have been a repeat customer in the same property for 2 years and this last year I had to pay for a credit check plus administration fees to get the same property back. Top it all off when we left, we left the condo cleaner than we received and they charged us a cleaning fee for items they made up or expected us to accept from the previous rental (I supposed they charged them a cleaning fee as well). Do not do business with this organization and avoid Lake Havasu Cities agent Kathy as she does not want to help the renters. We even had a Maintenace issue which we followed the instructions to go through the Meld computer system to get the repair done. they came to review the issue 3 days after the agreed inspection day and when we left a month and half later it was not fixed. I was over charged $335.00 for their add on fees. Do not trust these people or their agents, its only about making money and they sure know how to make you pay extra. they are not helpful. Zero rating form me but this system forces me to select a minimum of 1 star..

      Home River Group relies on a total lack of communication between the ****** and leasee in order to pressure its potential renters into shady lease agreements with a multitude of additional charges and little recourse in the event of power abuse on the part of the management group written into the lease agreements. Not to mention blatant false advertising.

      Unprofessional and unreliable. We started a lease with a different company and then the owner of the home switched to Homeriver group. When Homeriver group took over they said "same rules apply" and I assumed (because they told me) that they had the documents from the previous company as it hadn't been a year yet. We had a "credit fee" which we paid with the first company and have paperwork documenting it. Which all deposits got paid to the owner of the house through a 3rd party LLC. Yeah, go UT. And then they were to go to Homeriver. Well, time came for us to move and we tried to find alllllllll the paperwork from 4.5 years and a different company ago, and we were able to find what we had. Homeriver could not produce their paperwork and then because eof that, we lost or they kept our credit fee. Because even though our Propery Manger Marshal W agreed what the credit fee was for and why we had one and the previous company agreed what it was for and why there was one, and we had paperwork stating that we paid a credit fee. Because Homeriver did not have the specific "Credit Fee addendum" they didn't give it back so they just stole $1775 from us because they lost the paperwork or didn't get the right paperwork when they took over the lease or what have you. I dunno, they have stopped correspondence with us. Probably because they know they are crooked. I sent an email to Marshal and he said to use the "Customer complaint" email. Which I couldn't find on the website so I went to Salt Lake City "central" email about a month ago and have heard nothing back. Homeriver took money from us and will not return correspondence from us to settle the matter. I had to chose 1 star because it wouldn't let me choose zero. Stay away from these locusts like....well a plague.

      Company will force you to get your own renters insurance then charge you for renters insurance through a "Benefits package" that doesn't benefit the tenant at all. It only increase the amount of money this company makes. IT's a joke and Home River Group employees do not return phone calls or emails when asked questions.
