This management company took over SOLO on Chestnut in ************, ** and I am extremely disappointed. It actually was the main inspiration for me leaving the property after 2 years there. Their very first week they demanded a check payment for rent and gave me ONE day notice to provide them with it. Despite getting it in on time, they charged me a hefty late fee that I had to dispute with them. They also never notified me that they changed the parking garage system, so I was constantly locked out with multiple tenants angry at me because I couldnt get the garage door open on multiple occasions. They also provided me with zero way to notify them (the old management put papers on our doors last year) that I would not be renewing my lease in the appropriate time frame, so I emailed them. Not even three days later I get a nasty email from them saying I havent notified them of my renewal plan and that theyre going to kick me out at the end of my lease. *** been moved out for two full months, got my security deposit back in FULL, but now they have an AI bot texting me multiple times a week that I owe them money for July trash and utilities. After notifying them multiple times that I did not live there in the month of July, they changed the name of the charge to move out fees (still in my portal as July Trash and Utilities), and theyre demanding I pay them $115 despite the apartment being in fantastic shape and I did everything correctly in my move-out process.Initial Complaint

My daughter was a resident at The Printing House during the 2024 school year. She moved out on Sunday 5/5/24 (Handed keys in), but continued paying rent until the end of July as per the lease. She left her room spotless. There was still some food in the cabinets because her roommates were still living in the apartment. None of the items left behind belonged to *******. In August, we received a bill for $153.75 in damaged. $100 for some unspecified (non-existent) damage to her armoire and $53.75 because there was some boxes of food in the cabinet and a scratch on the wall in the common room (which no one ever used). I am not paying this company another dime. The air conditioning was broken, the heater was often out of order and the elevators did not work.Initial Complaint

I have lived in this apartment for a year now and have not had any problems. About a month ago randomly water started pouring from our ceiling from vents and multiple light fixtures. We had to have multiple people call the emergency maintenance to come to our apartment and he said he couldnt until the next day because he was eating dinner with his wife. He eventually came to our apartment and just put a fan in our living space and left. This happened about 4 weeks ago and nothing else has been done. We have contacted the front office multiple times and they keep saying people will come soon but there is water in our walls and we do not want to be living with mold.Initial Complaint

My daughter signed for a lease of a 2 bedroom flat style layout unit in November of 2023, to be in effect for August 2024. She noted that she had an *** animal and provided documentation. The paid $200 for an early move in fee. We were contacted and assigned a unit mid-July. We then received notification last week that her unit had changed without reason to another 2 bedroom flat unit. The unit she is now assigned has a cat and my daughter has reported a cat allergy and also the fact that this unit is not accommodating to her *** animal. The woodlands response was that there are no other 2 bedroom flat units available and she would have to move to a three or four bedroom apartment, which is not what her lease is for or not bring her dog. Neither of these options are legal. They refuse to answer any emails or give any details in writing so that we can terminate the lease. They only will have a phone conversation. At this point I just want the lease terminated so that my daughter can live in an apartment with her *** animal, free from allergens that affect her life. *** reached out several times via email with no response. This is a health issue and the woodlands is not accommodating or letting her leave.Initial Complaint

I am the guarantor of the lease for my daughter's rental. Woodlands cannot provide her with the specified floor plan in the signed lease agreement and is instead offering her a 3/4-bedroom floor plan, which is unacceptable. Instead of canceling the lease, which the 2-bedroom floor plan is specifically stated, they refuse to reply to emails. She has an *** dog, which they suggested not bringing; however, it is also in the lease agreement. This entire process has been highly unprofessional and contradicts the agreed upon lease agreement.Initial Complaint

Nowhere in the lease did I agree or was even communicated about a move in fee/balance that started at $1500 and then raised it to $1700 and then just recently you sneakily raised it to $3164 and now suddenly nobody will respond back to me. Hmm To be exact in the lease provided on the 3rd page of the lease, I was not ever required a security deposit. I was only aware of rent, a telecom fee, and the application fees. Your company didnt disclose this information to me. A deposit of such was never disclosed I did not agree to that. I was simply told on the phone months prior that the $1500 move in balance would cover the rest of Augusts rent by one of your employees. All the sudden now a different employee is trying to tell me the move in balance is an ADDITIONAL cost on top of the rent due by the 15th?! Rent alone is almost $1500 and you sneakily raised the move in balance from $1500 to $1700 to now $3,164 suddenly without documentation or communicating that to me. That goes against my legal rights and obligations. The move in date was the 15th of August. Why is it a full months rent due plus an extra ***** that was NEVER AGREED TO. ITS NOT IN THE ****** I was not required a security deposit nor told about one. No I never agreed to that, was not informed of that, was not communicated that. You will not scam me, no you won't. That was never mentioned anywhere in the lease. You never stated that information anywhere you just expect the people to pay it after getting them to sign a lease. That was never communicated. That is illegal. I currently live in ****** and am no longer moving to ***** on August 15th because of this. I will ABSOLUTELY take legal action if necessary and/or if I DONT receive the desired settlement because this is NOT right.According to Florida Law, landlords are REQUIRED to disclose documentation or specific information to tenants before moving in and this goes against that.Initial Complaint

I am the co-signer on an apartment #*** D at the Station at ***********. Upon move in August of 2023, the apartment he moved into was filthy dirty, damage to walls, not painted, not cleaned, broken drawers, cabinets and refrigerator. I have attached the move-in report that we did and gave to the office. The apartments never cleaned, or painted or repaired damages in his apartment. Now that we are moving out, they are charging us $112.50 for damages and cleaning for items that were done by prior residents that we have pictures and documentation for. Legally they cannot charge us for damages created prior that we did not do and reported. We would like the $112.50 charges removed immediately.Initial Complaint

On January 23, 2024, I, *************************, paid $746 as a security deposit to The ***** on Chestnut through the residential system at this link. When I applied for the apartment, I was asked to fill out an application form online and pay the application fee along with the security deposit. However, I was not asked to sign any lease agreement.According to Pennsylvania law, a security deposit can only be kept if there is a written agreement or if it was some type of hold deposit. Since I did not sign any lease or any written agreement regarding the security deposit, I do not understand the basis for this charge. Moreover, I no longer wish to move into this residence due to unprofessional and unsafe conditions. Since last month, The ***** on Chestnut has had no AC or hot water. I have repeatedly requested a refund, but the leasing manager keeps asking me to wait. Over the past two months, I have visited the office eight times regarding this issue, but each time I am told to wait.Despite my efforts, the business has not made any genuine attempts to resolve the problem. The continuous delays and lack of clear communication have caused significant inconvenience. Please see the supporting document for more information. Thank you!
