      I rented an apartment in October 2022 and was told I was getting 1 months rent free so I did not have a rent payment in November. In January 2023 I got a job offer in a different city. I was told I could do a property to property transfer and I would not have to pay any penalty. In Febuary I recieved a bill for rent in November for breaking my lease! When my current lease is done I will never rent from Arium again!

      Last year leaks kept coming into my apartment they say they take care of it or they take forever and allowed mold to grow in my apartment. I literally lost almost everything. From around mid last year i complained. I have work orders showing that i advised about the multiple leaks. They changed the dishwasher bc they said it was leaking. But did nothing about the cabinets which are wood that clearly had water damage as well as the vinyl floor which ypu can see clearly. No one followed up after the carpet was changed to ensure no water damage or mold was nesting and decemeber 17 i went to leasing office once i noticed mold all over my items. After a week no one showed after i was told someone will follow up monday. Week later after i sent an email about it i get a call to argue with me about what was told to me rather than a solution to the problem. Clearly Im not the only people who had this issue with these complexes. ***************** have **** that doesnt even cover the cost to my couch alone. They could not approve my bed because i have no proof of a leak in my bedroom and mold is not covered. I had to literally throw away everything in the kitchen bc mold took it over. My bed gone dining table gone. Shoes clothes everything gone. I now have asthma which i did not have before. The way the complex handles health risks is horrible and anything could have happened to ******* children living there. Your would not live with it so why should i. This is arium hamptons and i hope you guys gutted the apartment before painting a few days after i left. You guys allow a lot of bs to happen in this complex. Security stays only until 2:30 am and cars continuously get broken into. Lets not forget the rat that was also in my apartment that disappeared behind the huge hole behind by ac unit. Too many issues in one spot. Something needs to be done. I signed a document agreeing to let me move out 1/31/2023 and i did. The balance field was blank so i am not paying for ********

      - management company attempted to charge for damages to the bath tubs in the apartment that did not occur - we tried to get in contact with them to received proof and to resolve - never received communication back - we were they sold the debt to debt collectors - were never notified of the debt being sold - were never notified the ***************** and Arium Carroll Management property was sold - we were told there is still a **** on our credit for the next 7 years even though we paid the debt collectors since we were unable to resolve with the property managers and it was affecting our credit - our credit and rentors status are still in negative standing.

      Landlord Has failed to Maintain a safe environment and in violation of Official Georgia Code 51-3-1 Property Negligence and Unsafe living conditions has resulted in numerous Doctor ****** Emotional Distress, Loss of Enjoyment, Pain and Suffering and more. Property is demanding payment of back rent for a unit that has been notified of damages, black mode, and leaks from over a year and a half ago.

      When I originally signed the lease for this management company, I was promised a different apartment unit. When I arrived, I was told that apartment unit was no longer available and was moved into a different apartment unit. Furthermore, there were several times when I have contacted the company regarding rent payment and the company has not called me back or emailed me back, although that is the website/contact information listed on the website. Lastly, the leasing offices are never open during the hours listed on the websitethey are open only several random hours during the day, and only occasionally open during the hours listed on the website. Additionally, the company often does not notify residents of change in office hours, which is critical for things like paying rent and ensuring that the rent has been paid in full. Repairs and maintanence take several months to be completed, if they are in fact completed, and I had a large hole in the ceiling due to flooding from the upstairs apartment for two months before anyone was sent to repair it.

      I moved out in September from an apartment that had no hot water and was infested with mold . I have not received my security deposit back either

      Cosigned with ************************* for apartment. I paid final utilities bill and final apartment rent. ******* moved out and did not receive any apartment deposit money. Now I have a collection for approximately $247.00 with no explanation as to why and it is showing up on my credit record. When we moved in the apartment reeked of cigarette smoke in the carpet and walls. While in apartment, the ** unit leaked several times and stained the carpet. Remove the charges from my bill as I do not believe any more $$ is owed.

      I paid an initial deposit of $125 on 9/1/2022, then found a different complex that I decided to go with. Advised this complex on 9/6/2022 that I was WITHDRAWING my application. Was told it was canceled on 9/7/2022. Never heard from anyone else, and they kept my original $125. As of December 16th, I was notified by my credit report that I am currently in collections by this company for $125, subsequently dropping my credit score by 21 points.

      During move out company is attempting to charge for things that were not on the move-out sheet nor rental agreement, we have reached out numerous times without success. Address **************************** Highlands Ranch ***** 1) ******** for replacement of discolored blinds- blinds were discolored from previous tenant smoking in the unit, ***** to counter top and blinds are noted in the move-in walkthrough and admission of local management that the previous tenant smoked in the unit 2) ******** for holes in the all- on move out checklist it states that holes bigger than a quarter will incur charges, we have pictures and video showing that the holes are not bigger than a quarter 3) ******** utilities for September and October which were paid already with our rental payment, they stated utilities were behind yet cannot tell us what utilities we were paying at the beginning during move in as we paid those first two months as well 4) ******** for carpet cleaning however this is not stated anywhere that tenants are responsible for carpet cleaning upon move out as it is no more than normal and no damage 5) **************** states everything in the unit was brand new, this is not the case we moved into a unit that had not be renovated, appliances and everything else was not brand new it was still left from when previous tenant was there We have attempted to work with them however they do not return phone calls and continue to not provided the requested information
