      I been living in ******************* for a year just signed another lease this company and they don't fix anything its full of roaches and the the maintance man keep putting complete on my work orders and they never was completed and i have a breathing problems the drip pan from the water heater is full on rust water and smells horrible and coming through the ac vents and its really bad I call corporates and they don't care and I pay $1539 of rent and things not getting fixed

      For over two weeks I have been desperately trying to get ***************** Apts and **************************** to repair a neighbors noisy, failing air conditioner that also vibrates our bedroom wall.I am subjected to sleep deprivation effects since the noise and vibration wakes me up every 40 minutes thru the night. I missed work and do not function well once I get there. My supervisor noticed my sluggish state and he does not like it. Job is at risk. In addition, there is increased friction with my family since my mood is very transient and chaotic over this past two weeks.The apartment management makes continuous excuses for the noise including stating over and over that it is from the building next to us. However, I spoke with them and their a/c does not run from 7PM to 6AM. Apparently, they did not properly investigate the noise since it would involve disturbing other renters. If they investigated properly with due diligence, they would have located the failing a/c. In Dec 2021, my a/c was repaired after it failed and made a lot of noise.I contacted the ******* Directors but the issue is yet to be resolved. I am out of ideas and desperate to have a normal sleep. I am hoping the BBB can exert some influence. A record of Service Requests, emails and phone calls (6pgs) is attached, and a sample of 2 Service Requests which were not addressed.

      I was a resident at Arium ******** in ****, ** and moved out when my lease ended 7/7/2022. On 8/15/2022, I contacted the property manager via email to inquire on the delivery status of my $500 security deposit refund. On 8/15/2022 I received an email reply back from *********************, Assistant Property Manager, stating that a check had been cut and mailed from corporate on 8/2/2022 to an old PO Box. This was a huge error on Arium's behalf because I provided them with my correct forwarding address on 6/14/2022 via email which was acknowledged by Leasing Consultant, *********************, on the same day via email. I checked in with the post office on 8/23/2022 and they confirmed that no mail had been received for me at the address that Arium Corporate claimed to have mailed the check to. I relayed this information to Assistant Property Manager, ********************* on 8/23/22 via email and she informed me the same day, via email, that a replacement check would be cut and mailed from corporate. On 9/27/2022 I emailed Assistant Property Manager ********************* again because I still had not received my deposit refund. ***** responded the same day that her manager would reach out the the accountant to get an update as to when I could expect to receive my check. I did not hear anything back. I emailed ***** again on 10/6/2022 for another update and have not heard back. It has been 3 months since i've moved out my apartment. I was tenant who paid my rent on time every since month and never gave problems to the office. I'm disgusted at the way this is being handled and feel that Arium/Carroll have no intention on returning my refundable security deposit.

      i have been a resident at coastline apartments by arium isle in ***************** beach for a year and a half now. there are many issues i have encountered in my time being here. first i had a leak in my ceiling above my shower which took over a month for them to repair leaving exposed insulation and bugs falling out. i called several times to get it fixed and i was told they were waiting on it to dry even though i confirmed it was for weeks. we pay monthly for pest control yet in my time living here have only seen them 3 times (2 of those times were because i annoyed the property manager into sending them). it's a known fact by the leasing office and police there's a human trafficking ring throughout the complex. one of the residents in a different unit was murdered back in december. cops came around asking questions and said they caught a trafficking ring but nothing was ever done about it. speed bumps were promised over a year ago and yet they have never been installed. people are constantly speeding throughout the parking lot. there have been several hit and runs (one time i car was hit and nothing was ever done about it). overflowing trash surrounding the dumpster for several months now. along with random appliances around the property. a couch sat in one of the yards for a couple of weeks. employees walked past it, shrugged their shoulders, and ignored it. they never answer their phone or respond to their voicemails no matter how urgent. i have been trying to transfer into a different unit for about a month now and have been lied to. i was told i never paid the transfer fee and they would give it to someone else within 24 hours if didn't pay. thankfully i paid the transfer fee a few days ago and have screenshots of the confirmation. i was told the unit i'm moving into is $1610 a month yet it was all of a sudden raised to $1845.i have sent them a couple of emails throughout my time living here to address my concerns but nothing ever changes.

      On September 4th, I applied to an apartment unit with ARIUM ****************. I paid a total of $300 in fees associated with applying that same day. Later I was contacted by ARIUM **************** around September 8th and informed that the unit I had applied to was not supposed to be open for applications because of foundation issues. The unit needed renovations and would not be available for my desired move-in day.The next day, I decided to cancel my application because of the information I had received and the fact I had not received lease paper in a timely manner. I spoke directly with ARIUM **************** over the phone, and was told I would receive a full refund of $300, and that I would receive the refund within two weeks. I spoke with ARIUM again when they called on September 13th, where ARIUM attempted to state that I would receive a $200 refund. After detailing the issues again, I was told I would receive a $300 refund. September 29, after emailing for confirmation on the refund, since I have not received the refund or word of it within the 2 week timeframe, ARIUM has told me the refund was submitted today, and will be $200. I am very unsatisfied with ARIUM for their inaccurate leasing information, disregard of timeliness, lack of transparency, and inconsistency. My refund of $300 should have been processed September 9th when we first reached our agreement. I will not settle for less than a full refund, as I have been explicitly promised by two of ARIUM's leasing agents on two separate dates. I refuse to pay for issues with ARIUM's facilities and leasing practice.

      We moved into Arium Sunrise in 2019 and at the time was told that they would be switching out ISP, who at the time and still is *********. Here we are 3 years later and we are still forced to use ********* as the apartment community does not allow you to switch to another company. ********* reports that they only come out 2x per week, on Mon and Wed. They came out yesterday and swapped out the modem, but we havent had service since. I work from home, fulltime, and since there is no Wi-Fi connection, I am out of pay. They have advised the earliest they can come is Monday between 1 to 5pm. This means that I will be unable to work as of today through Monday, which is unacceptable. Why are we forced to use this one company *********, who clearly cares less about their customers because they know we have no other options and are coerced into using them. This is only 1 example of the poor service this company has provided. I also hope that we are reimbursed for the days that we fully have no Wi-Fi connection at all. I honestly feel that Arium is receiving some type of kickback/incentive for coercing their residents to use this terrible company. Over the years here, weve had many issues with Arium and honestly cannot wait to leave.

      I applied for a one-bedroom apartment at Siena Plantation apartments on August 5, and I was planning to move to the apartment on August 17. I filled out the application, but due to the lack of the right document to process the application, the Assistant Manager, *****************************, decided to not move forward with the application. She told me via email that they will process the refund of the $350 admin fee to the address I provided, and it will take **** days to receive the physical check. It's been more than 21 days. I contacted her via email, and I got an auto message saying that the email address is no longer used. I contacted the property and they told me that the old administration was no longer here, so they had no idea about the check. If you are not going to refund my admin fee of $350, I will file a complaint about your property. Also, this property was under the American landmark apartments. I want my money back!

      This apartment complex continuously gets worse. The management and office workers are rude and passive. I had to go in person and make them let me watch them put my name on the list for pest control, who didnt come out for a week. ******* have taken over my building and they wont do anything to help. The pest control they provide only puts out traps instead of fixing the problem. They ignore all messages with concerns I send to them and are very negligent when it comes to fixing important issues. The roaches are awful in my apartment, my lower neighbors and my next door neighbor. The ceilings are covered in cracks, water randomly ***** you when you shower, their fully renovated apartments are awful. My shower and counters in the kitchen were simply painted over and chip all the time. My dishwasher doesnt even fit where it is and is barely installed, wood chips fall everywhere. My ac in the unit is BLACK and looks like its covered in mold. Packages are stolen and all us residents have had to start buying security cameras. Its ridiculous. They need to be held accountable and I would like them to actually address the issues instead of having women in the office who gossip about tenants and are sarcastic when you talk to them.

      I have had numerous issues upon moving in, but most recently has been the about of maintence repairs that should have been done prior to my move in date that weren't done and they refuse to fix. For starters, I moved in and the photos did not look like the property. They advertise 2 tennis courts-1 doesn't have a net and the other is falling apart. The children's playground is overgrown grass and hasn't been maintained in quite some time. The buildings were due for a painting which was done shortly after moving in. They cut a large hole in screen to do the patio and weeks later, I'm still waiting on it to be fixed. When they came to fix, as a courtesy, I explained that I was recently diagnosed with Covid and for thier safety, they should wear a mask. They choose not to fix the screen. A week later, I am still waiting for screen repair. Now, I currently have no lighting and they are refusing to come and fix my lighting. The power company came out twice and both stated, it was an issue with the apartment because my meters were tested and fine. At this point, I have to contact an attorney and take on lawyer fees because of the multiple maintenance issues. The built in microwave is not working, dryer is a fire hazard and not working. Multiple issues that haven't been addressed.
