      I moved into ARIUM Lakeside in May 2023 from ******. I did all my transactions online, and via email . When move day arrived I made my way to the property. Did my walkthrough and listened all the issues with the apartment . The biggest issue was the cigarette smell that in gross the apartment. They sent someone to clean the vents however, the blinds also needed to be placed because the smoke from the cigarette had turned and yellow. No one have come to replace the blinds.Also the other issues were replacing the screen doors and windows screens which to date have not been addressed. Lights and fixtures need replaced and fixing no one has been by to complete the work. I have sent email, call, put in work orders, and went into the office spoke to ****** the leasing representative who assured me that the work will be done on that I came in . **** is coming to end not item on the move repair list has been addressed. Also, the property is poorly kept with trash piling up next to all of the mailboxes in each building. The valet trash collector leave trash in the hallways. Im at the end of my rope with lack of repair at this property. I need help getting these repairs done in my unit. Im am tired of third hand cigarette smoke exposure to me and my family.Help please.

      I have been requesting that my stove be replaced due to multiple issues with it. I have been making these requests for well over a month. I keep getting excuses that they do not have any stoves to give but they will look at each individual issue, order the respective parts, and come back to fix it. As expected, no one ever came back (multiple times until another work order was made to which the cycle continued). On 6/12/2023, my roommate came back for her lunch and put some water on the stove to boil. Before the water could even boil, my roommate reached out to me in a panic saying that the stove caught on fire, and she had to extinguish it. She took care of the scene but ultimately had to return to work so I immediately called my complex, Arium Mission Bay (owned by the above-mentioned business), and had to leave a message explaining the situation because no one answered. I requested that they call back immediately as my stove had caught on fire. No one called, so I had to call again an hour or two later (around 3PM). I was finally able to contact *******, the leasing manager, and explained the situation to which she acknowledged that i had put in prior service requests, but they must get appliance replacements approved. I was confused at this statement and asked ** would catching on fire not get approved because now its becoming hazardous, both residents work and go to school, and I have a kitten at home who i am now worried about. she told me she would send maintenance to assess the stove and call me back. She of course never called me back and when I got home to see if i could speak with her in-person, i was informed that she had left at 5:30 PM (the leasing office closes at 6PM). The woman told me that she would have ******* reach out to me in the morning, and that the stove was probably unplugged for my safety. When I returned home, the stove was NOT unplugged. This lack of urgency to this hazardous condition is extremely concerning to me as a resident.

      Signed a lease agreement yet they are trying to charge me what they want to charge me and not going by the lease agreement. The property manager ****** is no help and so rude. The buildings have nasty bugs in it no matter how many times you clean the bugs and roaches are just everywhere. The crime has risen with police and gun shots garbage everywhere and they over charge you for rent.

      Arium at ********************* ******* **..I noticed they have been trying to make updates on the property. But its being poorly renovated. I have just moved into a new building that is renovated and my classic apartment was built better than my new renovated one. The area outside is never cleaned! When I blow my air condition I feel like Im breathing in mold. There is a dead rat in front of my building building 22 that has been there for days. Where are the outdoor maintenance people? I am paying rent that is luxury price yet I live in an unclean unsanitary apartment complex. The entrance gate had finally been fixed where it closes at night and we have received our gate cards. Within 1 week of finally fixing the gates someone tore down the machine that operates the gate and it is now broken again. And all management can do is put a sign up saying they are not responsible if the gate malfunctions or breaks. What is that?? I am fed up with this place, the questionable safety as well. The other night I had to call the police because unfamiliar vehicle was parked right outside of my building with a man what seemed to be living in the van! My next step is to break my lease!

      We were supposed to move into the apt on April 28th but when we got here that day we were rudely informed that the apt wouldn't be ready until May 2nd and due to the huge change in cost of moving had to wait until May 4 when I got my disability check the change in Date added an extra **** 750 in lost wages for my husband 650 for movers cuz our boys couldn't take more time off work than extra ************************************************************************** went fr 232 to **** so the move ended up costing extra **** they never even offered a discount when we got inside the apt there were so many issues like no shower curtain rods no toilet paper holders the ** walls only have drywall no paint around the tubs there was urine all over the floor in both bathrooms the toilet seat was broken causing me to fall abd slam my back on the tub rt where my cancerous tumor is if it had ruptured it would have killed me instantly since my tumors are filled w histamine it would cause a heartattack instantly killing me the manager doesn't give a **** about the residents only about a check they never answer fone calls or emails the gutters don't work filling my patio with water when it rains were being charged for amenities that haven't worked over 3 yrs like being a gated community but the gates been broke for over 3 yrs I was lied to and told it just got broke than the hottub was told being remodeled supposedly its been getting remodeled for 4 yrs now and the pool is not set up apparently they had no pool all last summer yet were charged for all these amenities I have a large burner on stove b r doesn't work my dishwasher is missing a part on the bottom so it leaks if I try to use it The manager said he couldn't read my writing on a list I had plus I tried to email both him and assistant manager but email got sent back went to office and manager hadn't even entered anything to maintenance found black mold in all my vents with me being on chemo that cam be deadly I need help

      The bathtub in the guest bathroom has paint chipping off. I have placed 2 work orders and the order has not been completed. The first work order was placed and they advised us that there is an offsite company that fixes this and they will advise us when it can take place. We called and informed them we never heard anything back and we were told to put in another work order. We are still waiting for this to be fixed. Also, there is some inspect of some sort that requires entry to our home. We were advised it is mandatory; however, nobody in my home can take off work. I have a child that is a minor (15 years old) and gets out of school at 2:40pm. I called the office and advised ******** that my daughter is home alone and she suggested to have my child stand outside of the home with a memeber of the managment team. I am not comfortable with that, I was then advised she will mark me down as being noncompliant. I was also advised that I had to replace flourscent lighting in my kitchen that went out. No where in the lease does it state the tenant is responsible for this. I informed them if it is not in my lease, I am not replacing them. My lease is up on 06/25. I placed 2 work orders regarding the tub. One on 12/23/2022 and 03/21/2023. Still to date, nothing completed. I need some type of compsenation for my bathtub not being up to standard, espcially when I pay rent in a timely fashion

No. ******* AJB.Now ************************ has reported this fraudulent without merit debt on my credit reports with TransUnion / Equifax / Experian.

      Move out invoice has charges the complex (Arium at ****** Falls) refuses to provide evidence for. No photos supporting the broken blind charge were provided and the complex refuses to send my move in statement where we noted carpet damages upon move-in. They are now trying to charge for the stains that were apparent and noted by the complex on my move in statement during the initial walk through. The only evidence provided for the carpet stains, that were already there when we moved in, is a blurry photo that shows the outline of where the furniture was placed.I'm attaching the final email w/ previous correspondence + all attachments received.

      December through March (roughly) - Alarm from broken fire alarm panel continues to beep every 3 seconds not stop - Panel on back order for 4 months - No work around to temporarily resolve the issue for management - I provide a temporary work around to use the silent/mut button which stops the alarm for roughly ***** hours, then alarm would continue - Management cant seem to understand that if their maintenance team selects that mute button at start and end of shift, the problem would be temporarily resolved until new unit comes in - Evidence with email chain on how poorly the property manager handled this as well as the regional manager. - I work from home and had to hear this for 4 months straight because the management cant work as a team to resolve solutions - Video of a maintenance person literally in front of the alarm on his cell phone for a few mins and just leaves, below my window, clearly hear the beeping NOW - ************* Im forced to pay for didnt pick up trash one night - Checked with management and this was because of a storm - Since then Im the only person (3 nights in a row) not getting their trash picked up - Think about that, think about the previous experience, now thisretaliation? Suspicious for sure?

      I am very sorry to hear about your experience. We did have supply chain issues with getting the required parts to prevent the beeping. The trash service is handled by an outside vendor who informed ** that these services were suspended due to the weather. We are sorry to hear they missed additional nights of services but we will reach out to ensure they are continuing their planned services. Please reach out to the office if you notice any additional service interruption.

      I am rejecting this response because:

      As stated, the issue wasnt regarding the part however the lack of creativity and outside the box thinking you would expect from a management team. I also have video/audio that even shows maintenance completely disregarding the alarm when they were instructed to mute it as they heard it. 

      The issue, now seems to be resolved, is that they were picking up others and not mine after my complaint. As this companies vendor, you would be my go to regarding issues/complaints.

      There is a major lack of information not being provided to your tenants and this is a real problem. There are no lilies/procedures on how to file a complaint with out going through the main office, in which, if the complaint is regarding them, why would they escalate it up? 

      Serious issues that need further investigation from compliance, potential retaliation, ethics and I havent even gotten into the issues that put people in physical harm on the property.
