Our complex, ARIUM at ****** Falls, began re-paving the parking lot. The complex sent an email stating the zones and dates that the asphalt work would occur. The first day, the asphalt company, GWP Enterprises knocked on the residents door to ask if their vehicle was in area that had cones, and ropes. Putting up the cones didnt occur until roughly 8:30 am, the day of the paving, in a designated area. Friday, 04/21/23, I arrived back home, and parked in an area that wasnt roped off, or without cones. By 10:30 am our vehicle was towed. Despite not conspicuously advising ** that it would be towed, without an attempt of anyone knocking on our door, without an attempt to contact ** by phone. Of course, the vehicle tags are registered with the complex. The representative who knocked on the residents door to ask that they move their respective vehicles wasnt present Friday.Saturday morning, 04/22/23 I drove & noticed the car was pulling. I went to a tire shop to see about getting the tires fixed. The tire company did not have the size needed. I got back in the car started it, & the car began to roll in park, and then turned off. Fortunately, no one was behind our vehicle when it unexpectedly rolled backwards. I had to slam on the brakes and pull up the parking break to get it to stop. The car then turned off and wouldnt start. The tow truck driver stated that he believed that the transmission was stripped. Our vehicles is now in the shop waiting for an estimate. Reading ******* law regarding towing a vehicle, this action was irresponsible, negligent, & unnecessary. We were at home at the time, as we work from home. Several other vehicles were also non-consensually, and recklessly towed. I assume it will be common knowledge that you cannot tow a car in park without the wheels locked. It can do severe damage.Non-consensually towing a vehicle an hour after its parked is not adequate notice. Several other residents vehicles were towed. Our vehicle was parked legallyBusiness Response

Good morning,I have been trying to reach the corporate office for 2 month with no response. I used to live in Arium Lakeview Apartment in *****, **. My vehicle was stolen from the parking lot in front of my apartment. The sheriff the area wasn't safe and I had to be watched for that to happen. I am a single mom and my daughter felt unsafe in the apartment which I had no choice but to move out. I spoke to ***** who advised she would help me, I provided police report seeking help on waiving the termination fee which I was advised would be worked on and now I am receiving emails I owe the company $3,057.43. This is unacceptable and I would like response immediately. I didn't leave my apartment because I wanted. I have to move out because of my safety and my daughters security. She wasn't even sleeping well thinking something else could happen. I work in the ******************* industry as well and do know how this may be handled. Expecting a response. The property management of this business has been deceitful in the handling of our lease. In January, 2023 we were offered to renew our lease. We received the lease to sign with am e-signature. At the time of the signing, we were told that one signature on the lease was sufficient, just as we has signed the lease in 2022. Now, in April, we are being told that our lease expired because two signatures were not on the lease, contrary to what we were told in January. Additional, they are telling us that we owe $600.00 late fees. They have been accepting our monthly payments on rent since January, with no discussion that our lease isn't valid. As we tried to pay the rent this month, the leasing agents refused to allow us into the office to properly discuss the issue, and are trying to force us to sign a lease for more that was on the initial January lease. They have also failed to repair items in the apartment. The issue of ***** infestation has never been addressed. The handling of dealing with us as tenants was so unprofessional, that we do not desire to renew the lease anymore, and would not recommend this area to anyone to live.Business Response

All tenants in this apartment complex were just notified this month that we underbilled by Conservice the company who handles the water/sewer here. There's been several water issues in my building as well as a water main break due to construction in the area. We were provided no proof of underbilling just additional charges added to monthly rent which equals $200. We're given the run around when questioning these charges stating its not the property management it is Conservice then Conservice tells us they are 3rd party billers who only bill what property management reports all with no resolve. I've contacted Carroll Mang.Co in ******* ** *********** with no resolve. I've talked to other tenants to find that some additional charges are lower than mine with more people living in the unit. I live with my dog and occasional visits from my fiance. Wash once maybe twice a week, never used dishwasher in the entire time I've lived here. My apartment complex and their water metering service is attempting to charge me for charges they failed to assess in 2022. I paid my water bill and rent every month, on time, and because they claimed they didnt properly assess the usuage, they are retroactively charging me, and all current residents for those charges. Except the amount is astronomical. Its way more than any years I have paid, and way more than the year prior when ******* metering service took over.Initial Complaint

We moved in July 12, 2022 and paid first months rent along with a $750 security deposit. We were given the wrong apartment and the wrong lease several times as we as tenants had to correct the math of the rental office. We had several issues with our apartment, it was the wrong unit, it flooded and our walls were torn apartment without notice and permission, we were moved to a temporary unit but kicked out early due to their error in planning, then we finally move to our correct unit and when we went to our original unit to collect our items a lot of things were stolen.The complex did nothing about it and never compensated us, as this was all during July/august. In august we paid julys rent and received a $500 credit due to us overpaying as i was told by the rental office. Now 8 months later we receive a note on our door saying the apartment complex is doing auditing and we have to pay a $500 deposit by the end of the month because they never received our money. I went to talk to the office and they received our deposit but miss appropriated the funds (for SEVERAL tenants) so we all received a credit on our account because our deposit was never recognized as a security deposit, rather everything went towards rent therefore we got a discount. I dont see how this is a tenants issue when we gave the office money with the assumption that we were paying for our first months rent and security deposit as it was REQUIRED to move in and now almost a year later are being asked for the money within a month? If the business is just now doing auditing how did thousands of dollars go undetected for for months and no investigation was completed prior? I dont feel that we are required to pay the deposit that we already paid.Business Response

************ at Town Brookhaven, a Carroll ***************** LLC property, is in violation of its contract with me. ************ continues to charge each resident $10.00 per month for *****. This $10.00 per month charge is direct payment for ***** services. These services will end on January 31, 2023; however, the $10.00 charge has been posted to my balance on February 1, 2023 and March 1, 2023. The $10.00 charge for ***** services is fraudulent and constitutes a theft by taking.I demand a refund for $20.00 for the charges posted in February and March and also that no further charges for the $10.00 fetch fee be posted to my account moving forward. Per my Apartment Rental Contract, signed on April, 23, 2022 and in effect until July 22, 2023, Paragraph 34 of Page 1 Special Stipulations addendum states: Please view extended special stipulations addendum for further explanation on utilities and rent payments. A monthly resident services fee of $15 will apply to all accounts and an additional $10 ***** Fee per month.************ sent an email to residents on January 6, 2023 as notice that the ***** service will be cancelled. I called the office on January 6, 2023 and spoke with ****** who stated that the ***** fee will remain until they find a new solution. At which time, I explained to ****** that charging my account $10 for a service that is no longer offered is in violation of my lease. I requested that ****** have the property manager contact me. I have not received a call or email from the property manager regarding the fee to date. I sent an email to Carroll ***************** LLC on January 6, 2023 explaining the details of the fee. ****, a ******** Services Consultant, responded on January 9, 2023 stating that she will try to assist. She stated I am contacting the ** to discuss this, and I will be following up with you as soon as I receive a response. I have not received a response to date.Initial Complaint

My wife and I applied for an apartment to Arium Hampton Lakes in November 2022. My daughter lives there and we were thinking of moving there. We filled out the application, paid the $150 fee and qualified for an apartment. We were notified that someone would contact us to have us view the available apartments. No one contacted us and calls and messages to the property office were never answered. Eventually in January 2023, we received a call and we explained the situation to the manager (******..I think), and was told she would contact her supervisor in an effort to get my refund. She also gave me an email address to her supervisor that was non-existent. We tried filing a dispute with our credit card company for services not rendered but our claim was denied. We have tried contacting the corporate office and left numerous messages and even filed a written complaint on their website, but no one ever contacted us. At this point we just want a refund of our $150 because they took our money but never contacted us to show us any available apartments.Initial Complaint

NOTE: CARROLL ORG is the property owner of ************************.I received a credit alert by my credit monitoring service that indicated a negative report by Columbia Debt Recovery, NMLS *******, ***************************************. This collection agency was acting to collect a debt from an apartment leasing company, ***********************, located in ******* **. Columbia Debt Recovery never informed me of any debt nor did ************************, I never received an invoice or bill even though the apartment complex had my email and phone number. Columbia Debt Recovery claims that I owe $2937, yet I was never informed by either party. I have no problem paying the debt however I have worked very hard to attain an excellent credit rating above 800, this company has now damaged my credit score without notifying me of any debt owed.Business Response

The business is an apartment complex. They charged us a pet fee of $400 after they said they wouldnt assess the fee. They said they would return the charge, its been over a week since we have asked for a refund of the $400, and still no money.
