I pay a different amount of rent each month as prescribed by the leasing agent. I was given generic cover about a lease renewal stating two separate amounts unlike what is actually paid. I have offered to renew my lease on an extended term at the same rate this month. My mother and I are residents with disabiiites who seek the truth. We are being unfairly price gouged in a military community. I have contacted corporate for clarity and my next recourse will be to contact ****** and ****** to pursue punitive damages for the lies told to my mother and me and to implicates the deceit and incompetence of the management locally. I intend to inform my congressman and the Governor of ******* to continue what is now a year long drama at The Preserve. The community is unfair, unkept, unsafe and poorly reviewed. I have no other options other than legal recourse which the management is well aware of. I would like immediate resolution and a fair trade agreement on my lease right away.Business Response

I live in ************************* in ****** ** and I live in I119 I sit at the bottom of a hill and everytime it rains it floods by back area and comes in the house. The down spout pours out and it block by railroad ties and they don't extend out far and the water just comes around. I am a resident of *************** (RAM Partners LLC). Every month I am charged for my storage unit on their property where I store all of my business inventory and necessary items to generate revenue. On Nov. 28th their staff cleared out my storage throwing away well over 20k worth of merchandise in the dumpster without my consent.After bringing it to their attention, they moved forward with the audacity of collecting items out of the dumpster and putting it back in my storage damaged, wet and contaminated.With items not being returned in the original state and condition, my business is not comfortable selling merchandise to consumers knowing that it has been retrieved out of a dumpster and contaminated. This has lead to loss of inventory and revenue. An itemized list of everything missing was sent over on Dec 1. I honestly underpriced and didnt list everything that was thrown out on their behalf. They made an attempt to get me to file through my renters insurance, but didnt happen. We were told that they have filed a claim, but we are not being updated nor will they provide the carrier details or the policy number. The holidays have passed and I was not able to conduct any holiday sales. I had to come out of pocket for a lot of items that were tossed to satisfy consumers. Bills have been a struggle because Im currently not generating any revenue that would usually take care of them.Its disheartening because a lot time and hard work went into these investments. A hard stop has been put to my business after gaining the trust of thousands of consumers. To feel like RAM Partners LLC is not making an effort to reimburse so I can get back on track is mind blowing.Business Response

I (*************************) moved into **************** Apartments on March 29,2022. After coming back from a trip in MAY2022, I was dealing with rude, loud, outstanding and very disrespectful noise. I notified the OFFICE about the noise for them to see what was actually taking place in unit (540) which, is above **** told the complainant to property manager Ms. ******* she then decided to call ******** to inform her. (I am not sure what she said) But the disrespect did not stop. We discovered she does an ILLEGAL AIRBNB in the apartment. Although, this is a violation of their lease (they decided to tell her take it down) SHE DIDNT. SHE ACTUALLY DID IT AGAIN. I WENT BACK TO COMPLAIN AND THEY SAID THEY WILL GET UPPER MANAGEMENT. UPPER MANAGEMENT WAS NOT AWARE UNTIL (I ****** CALLED ******************** MYSELF). I just recently moved into the ********** Coastal Apartments on October 22nd. During this short time, *** had an array of issues with this apartment complex. The email attached has some of the issues Ive had to deal with. I chose this community for the extraordinary lifestyle experience that it claimed to offer. Unfortunately, my experience has been far from that and to this day nothing has been done to make me feel like a valued resident. According to RAM Partners philosophy, exceeding resident expectations is a goal and comes with great pride. With that being said, *** had to endure my credit being ran twice, being moved into an apartment that wasnt ready for move in (holes in the ************* not cleaned after pets lived there!), and my apartment being left wide open on October 28th after a vendor came to paint the walls putting my belongings at risk since I was at work. In addition to this, they agreed to fix the holes on the walls that the vendor DIDN'T fix today 11/4/22 once I got home from work around 5pm and I received a phone call from the maintenance guy saying he was on the way to my apartment at 10:47am. I've had to take time away from my busy schedule to deal with all of this mess on top of paying for an apartment that I didn't even live in till 10 days after due to all of this.Ive emailed, called and still nothing has been done in order to rectify this situation. In the end, I've lost time, money and my walls still have holes.Business Response

I applied for an apartment through RAM partners for ***********************. First of all the communication regarding the application was terrible. For no reason should I have to constantly reach out to the office to hear things back from my application. Originally I was told by ******* that my apartment was approved with conditions and that the young lady I was working with would call me back and tell me what they were. I had to **** again and finally got a hold of ***** and she told me it said I was approved with conditions because the company they use ********* said I did not have credit or I had a credit freeze . Both of which are not true as I have no freeze and have about 10years worth of credit. So she gave me a number to ********* in which I called and they said they didn't see an issue but to call all three credit companies and make sure in which I did. And for extra verification Experian sent me a full pdf report of my credit that I forwarded to the leasing office for further review. I insisted they run it again after having to come in to the office from work because no one was suddenly answering the phone since I put in my application. The guy at the front tried to tell me again that I had no credit and I informed him that I already had this conversation and they needed to try again and he did it with an attitude and rushed me along. The property manager **** calls today and leaves a voicemail stating after reviewing the credit and it says I have none still that I would be required to pay **** instead of 200 to move in. So I call back and she has an entirely new lie stating that my income isn't enough now and they are denying my application. When all week I have been told it was approved. So now its income when myself and my conapplicant make WELL ABOVE the 3x rent. She couldn't get her story together or tell me why they won't return my app and admin fee .Business Response

It is my understanding that you and your brother ****** applied together for an apartment at Exchange. Our 3rd party screening company provided a result of "conditionally approved" which requires 1 month's rent as an additional security deposit. If you have specific questions concerning your credit report, I encourage you to contact ********* at ************** to discuss. Per the Rental Criteria (reference IX. A and C); both you and ****** signed and acknowledged that the application Fee and Admi. Fee is non-refundable once the application is submitted.
If you are unable or willing to pay the additional 1 month's rent as a security deposit, and choose not to move into *******************, management will refund the $175 Admin. Fee that was paid.
Please advise ************************* at ************ or *****************************************. on how you would like to proceed.

My fianc and I have been renting from *************************** Apartments in ************, ** since April 2020 and this apartment complex is just awful. Management refuses to take accountability for anything and if the problem involves them reimbursing for an inconvenience you can forget about it. All this while the expectation for you, the tenant, is to be an absolute ****** This accountability issue stems much farther than the lowly complex manager as we've had no known conflict resolution having contacted the corporate offices as well. We've had several problems but I'll describe our most recent and leave it at that. *************************** likes to use cheap appliances which are prone to breaking this includes, most recently, our refrigerator going out twice in less than 16 months and losses of over $400 in food with no reimbursement or apology. I have to give credit to maintenance. Those men and women are awesome but management as a whole is a nightmare to deal with. Passive aggression is no stranger to the front office of *************************** and their 3.3 star review on ****** and 1 star review here on BBB are clearly justified. Stay away from any and all Ram Partners LLC businesses. The limited liability is quite literally implied and applied to their business practices.Business Response

7/23/22-Walked into the Windsong apartments in ******, **. Spoke with a front desk associate that told me that they had apartments available and that they would need a application fee of $75 along with a holding deposit of $250. She stated that I needed to put the money order in 2 separate money order in case I was not approved. I left got the 2 money orders and came back but they were closed.7/25/22-Took 2 money orders, application and copies of forms needed. Clarified with the reps that my money would be refunded just as the application stated, if denied then the holding fee would be refundable. Both the ladies I spoke with stated yes it would be and they would be getting back with me when the paperwork was filled out.8/1/22-8/10/22-Got the run around on when my papers would be filled out and told me that they were under new management and they were waiting on them to get with them. I was told that I was denied when I went to pick up packet and was told then that there was no money that was refundable. Spoke with the office manager and told her that I wanted to speak to corporate. She told me that she could not relay the message and that I would need to contact them on my own. She provided me with the company name and the phone number. 8/10/22- Called Ram Partners, left a voicemail. Called again on 8/11/22-Left voicemail. Someone called me and let me know that the district manager would not be able to speak with me until 8/12 due to them being in an important meeting. 8/12-9/6 called and left voicemails on 6 different days. No call back, no letter in the mail as told to me on 8/10 that I would receive. I have tried to find out over and over what is going on and why is that my money is not refundable when it clearly stated on the application that it would be, if denied. I really need help I have exhausted options and have a lot going on with health issues and been out of work and being held up on this money has made it difficult also.Business Response

I live in a 22-story apartment building in *******, ** with two elevators to service the building. One elevator has been down for over 7 weeks (will be 8 weeks on 9/9/2022). This is an ongoing issue for the building and causes elevator waits over ten minutes. If I cannot wait, I have to climb seven flights of stairs to get to my apartment, which causes health issues for me. I will be moving out of the building on October 1, 2022 and my couch only fits in the building's freight elevator, which is the elevator currently broken. I have hired movers to move my belongings out of the building on October 1, 2022. Without being able to reserve the freight elevator, it will cost extra time to move and I will not be able to move my couch of the apartment, effectively having RAM Partners hold my couch hostage unless they fix the freight elevator. I expect to be either reimbursed for the couch or for the movers to come an additional day to move the couch once the freight elevator is finally repaired. I have attempted contacting the building's property management but receive no response.
