Dear *********** am filing a formal complaint against Beyond Builders for fraudulent and deceptive practices that caused significant financial harm and a breach of contract. I hired them for a renovation project at [Property Address], but encountered multiple issues. Background: Beyond Builders provided a receipt for two sofa beds purchased on December 15, 2023, at an agreed-upon price. However, they replaced these with cheaper models without my consent. The original sofa beds were returned for a full refund, and the replacements were delivered to my property, misrepresented as the original order.Deceptive Practices: This is a clear case of bait-and-switch, a deceptive business practice under Hawaii's Unfair and Deceptive Trade Practices Act (HRS *****) and may also be considered theft by deception (HRS *******). Given the severity of this violation, Beyond Builders risks losing their business license due to these fraudulent actions.Failure to Perform: Beyond Builders also failed to:Provide timely updates and proper ****************** agreed timelines, causing significant delays and financial losses.Complete the work according to the contract.Request for Resolution: I request:Compensation for financial losses incurred due to delays and poor work.A written acknowledgment of their deceptive practices and breach of contract. Conclusion: Beyond Builders has engaged in fraudulent practices, failed to perform, and caused delays. I urge the BBB to investigate and take action, as their behavior could lead to the loss of their business license and harm to other consumers.A billing adjustment is necessary to secure refunds for the financial and emotional damages caused by the delays, as well as the serious criminal act of bait-and-switch deception.atteched Beyond builders poor works and my management companies reportsBusiness Response

Response from Beyond Builders LLC
We take all customer feedback seriously and are committed to delivering high-quality renovation services with transparency and professionalism. However, this complaint is a misrepresentation of the facts and appears to be a continued effort by the client to avoid paying the remaining balance for completed work. We would like to provide clarification on the key points raised.
Allegation of "Bait-and-Switch" False and Unfounded
The claim that Beyond Builders engaged in fraudulent bait-and-switch tactics is completely false and baseless.
Ordering & Correction Process:
An initial ordering mistake resulted in the wrong sofa models being included in the purchase. cheaper by a total of $400, on a $115k project.
The mistake was immediately corrected to ensure the client received the correct items.
At no point did Beyond Builders attempt to "deceive" the client or substitute "cheaper models."
Client Was Not Overcharged:
The client was only charged for the correct sofas and was never billed for the ones that were canceled.
The allegation that Beyond Builders kept refunds or misrepresented charges is completely inaccurate.
The claim of deception and criminal behavior is entirely unfounded and appears to be an attempt to escalate a billing dispute with baseless accusations.
Project Delays Misrepresented by the Client
The claim that Beyond Builders caused significant project delays is misleading and omits key facts:
The Contract Specifies Business Days, Not Calendar Days:
Despite multiple explanations, the client insists on calculating project timelines incorrectly using calendar days instead of business days, which contradicts the contract terms.
Payment Delays by the Client Stalled Progress:
The client repeatedly refused to make scheduled payments, forcing Beyond Builders to pause work until payments were received, as permitted by the contract.
Additional Work Was Requested and Completed at No Charge:
The client requested substantial additional work beyond the agreed scope, which we accommodated free of charge as a goodwill gesture.
Naturally, this extra work extended the project timeline.
Client-Supplied Materials Arrived Late:
The client was responsible for providing certain materials, some of which were delayed, further impacting the project schedule.
The delays were caused by factors beyond our control, including the clients own actions, and were not a result of Beyond Builders project management.
Allegations of "Failure to Perform" Factually Incorrect
The client was not physically present at the project site and relied entirely on third-party reports.
The inspectors reports cited only standard punch list items, which are normal for the final stages of a project.
Beyond Builders addressed or was in the process of addressing these items until the client blocked access to the site.
The inspector never classified our work as "substandard," and many items were already marked as corrected before access was denied.
The client is intentionally misrepresenting minor finishing touches as major issues in an effort to avoid paying the outstanding balance.
Conclusion & Request for Fair Resolution
Beyond Builders stands behind the quality of our work and the professionalism of our team. This complaint is not a legitimate grievance but an attempt to avoid payment through false accusations.
We categorically reject any claim of fraud, deception, or criminal behavior.
We request that the BBB dismiss this complaint as a bad-faith attempt to misrepresent facts.
We remain open to a fair resolution, but we will not tolerate false accusations being used as leverage to withhold payment.
We trust that the BBB will review the facts fairly and see this complaint for what it truly isa dispute over payment, not a case of fraudulent business practices.Customer Answer

Complaint: 22888705
I am rejecting this response because:Beyond Builders response to the Better Business Bureau (BBB) is misleading and fails to address their repeated breaches of contract, substandard workmanship, and unlawful business practices.
1. Violation of Contractual Obligations
Beyond Builders failed to complete multiple aspects of the project per the agreed scope of work, including but not limited to:
Electrical Work Not Up to Code: Their electrical installation was not in compliance with Hawaiis Electrical ********* standards), posing serious safety risks. I had to hire a licensed electrician to correct their faulty work at my own expense.
Incomplete Work: Despite receiving payment for a full renovation, they left several tasks unfinished or improperly completed.
2. Attempt to Silence Honest Reviews
Beyond Builders response to the BBB is another attempt to mislead and suppress valid consumer complaints. They have already engaged in illegal intimidation tactics, including:
Threatening Legal Action for a Truthful Review: Their threats to file liens and seek defamation claims violate the Consumer Review Fairness Act (CRFA) and Hawaii Revised Statutes (HRS) *****, which prohibit businesses from penalizing customers for leaving honest feedback.
Refusing to Address Legitimate Deficiencies: Instead of acknowledging their failures, they resort to baseless threats.
3. Financial Harm & Additional Costs Due to Their Negligence
Delayed Completion & Financial Loss: Beyond Builders unreasonable delays resulted in direct financial losses, including rental income losses.
Cost of Correcting Their Errors: I was forced to pay additional expenses to fix their poor workmanship, including electrical rewiring and finishing incomplete work.
4. Legal & Ethical Accountability
Beyond Builders actions may expose them to further legal consequences under:
Hawaii Revised Statutes (HRS) 444: Governing contractor obligations and licensing.
HRS ***** (Unfair & Deceptive Trade Practices Act): Prohibits deceptive business conduct.
CRFA (Consumer Review Fairness Act): Protects consumers from legal retaliation for posting honest reviews.
Final Demand
I urge the BBB to review Beyond Builders unethical business practices and take appropriate action. Consumers should be aware that Beyond Builders does not fulfill its contractual obligations and attempts to intimidate customers rather than taking accountability for their failures. The core issue is that the manager and the owner, ******, are brothers-in-law, creating a conflict of interest where they cover for each other. Furthermore, ******, the owner, appears unaware of the full scope of the issues but continues to defend the company, leading to further inconsistencies and misrepresentations.
This company requires serious investigation regarding its hiring practices and project management. As evident from the images, the work is clearly not done by professionals. Several contractors have mentioned that Beyond Builders hires workers from ********** for their projects. While I cannot provide direct evidence of this claim, it aligns with multiple reports from others familiar with the companys operations.
If more details are needed, I have comprehensive documentation, including email communications, evidence of bait-and-switch tactics, and numerous other issues that highlight Beyond Builders' deceptive practices.Sincerely,
Hong ***Customer Answer

I am filing a complaint regarding the incomplete and poorly executed work by Beyond Builders, which forced me to research and hire multiple contractors and handymen to complete the job at my own expense. Since I am not in ******, finding reliable professionals willing to take on small-scale corrective work was extremely challenging. Beyond Builders essentially left all the difficult and unfinished work for me to handle and then disappeared.
Below is a summary of the work that was not completed:
Unit 2713:
Numerous unfinished and substandard installations, including painting and general finishing.
Poor and unsafe electrical work. I had to hire an electrician to rewire, install a junction box, and build a platform base to prevent a collision between the cooktop oven and junction box. Several electrical tasks were left incomplete and unsafe.
Closet shelving was never installed.
A furniture door was poorly installed, requiring additional work by a handyman.
Unit 3707:
Flooring was not properly leveled, causing sections to pop up.
The pocket door was incorrectly installed.
Electrical work and planning were inadequate. As a result, we had to return the original 240V cooktop, purchase a smaller 120V cooktop, and reinstall the countertop to seal the gapthis additional work cost $8,000.
Light fixtures were improperly installed.
Additional Issues:
Personal property was stolen, including artwork, floor lighting, and a pendant light.
Beyond Builders failure to complete the project properly resulted in a two-month delay, significantly impacting my rental income. I was left to manage and coordinate everything remotely, adding unnecessary stress and financial burden.
I am seeking accountability for the extra expenses and losses incurred due to these issues. Please advise on the next steps to formally proceed with this complaint.Business Response
Date: 03/18/2025
We acknowledge receipt of *** **** response and firmly reject the false and misleading claims made regarding the quality and completion of our work. Below is our detailed response, addressing each of his allegations with facts, contractual obligations, and supporting context.
1. General Claim of Incomplete Work & Hiring Additional Contractors
*** **** claim that he had to research and hire multiple contractors and handymen due to Beyond Builders disappearing is false and does not reflect the actual circumstances of this project.
Beyond Builders never abandoned the project. We completed all contracted work and attempted multiple times to coordinate a final walkthrough, which *** *** himself delayed.
As previously documented, we went above and beyond, performing thousands of dollars worth of additional work at no extra charge, despite those items not being contractually required.
The clients own payment delays, additional work requests, and refusal to acknowledge contract terms contributed to project delaysnot Beyond Builders.
If *** *** chose to hire additional contractors without giving us the contractual opportunity to address any concerns, that decision was made unilaterally and does not justify a complaint against us.
2. Specific Allegations of Incomplete Work
Unit 2713
Painting & General Finishing:
The painting and general finishing were completed per the contract. *** *** failed to provide a punch list identifying any specific concerns before terminating the contract.
Any minor finishing items that may have remained would have been addressed had *** *** allowed Beyond Builders to complete the final walkthrough.
Electrical Work:
The contract did not include rewiring, installing a junction box, or modifying the cooktop oven area.
If *** *** needed modifications after installation, it was due to his own appliance selectionnot an issue with our work.
Any claims of electrical work being unsafe are unsubstantiated and should be backed by a formal inspection report, which *** *** has failed to provide.
Closet Shelving:
Closet shelving installation was not included in the scope of work. This was a last-minute request made by *** **** which we accommodated at no additional charge, but he later refused to coordinate its completion.
Furniture Door Installation:
Any minor adjustments to furniture were part of a punch list that Beyond Builders was willing to address, but *** *** prevented us from doing so by terminating the contract prematurely.
Unit 3707
Flooring Issues:
The flooring installation was completed per contract. There were no reports of issues during the project, and *** *** never documented any complaints until after terminating the contract.
If sections of the flooring have since become misaligned or popped up, this could be due to external factors such as improper furniture placement, environmental changes, or tenant use, none of which are Beyond Builders responsibility.
Pocket Door Installation:
The pocket door was installed per contract specifications. Any claims of incorrect installation should be supported by evidence, which *** *** has not provided.
Cooktop & Countertop Reinstallation:
The 240V cooktop selection and related electrical setup were chosen by the client. Beyond Builders installed everything as per the selected specifications.
If *** *** later realized that a different appliance was needed, requiring modifications, that is not Beyond Builders responsibility.
The claim that he had to spend $8,000 to replace and reinstall a cooktop and countertop is excessive and unsupported by any documentation.
Light Fixtures Installation:
All light fixtures were installed per the contract. If *** *** believes a fixture placement needed modification, this should have been addressed during the final walkthroughwhich he refused to allow.
3. Additional Issues Raised
Allegation of Stolen Personal Property (Artwork, Floor Lighting, Pendant Light):
Beyond Builders and its subcontractors did not remove any personal property from the units.
If *** *** believes items were stolen, this is a matter for building security or law enforcement, not a contractor complaint.
We request evidence of these alleged missing items, including proof of ownership, pre-construction documentation, and records showing these items were in place during our work.
Allegation of a Two-Month Delay Impacting Rental Income:
*** **** own payment delays, additional work requests, and refusal to finalize the project caused the delays.
Beyond Builders never abandoned the project and was fully prepared to complete all contracted work within the agreed timeline, had *** *** cooperated.
If *** *** was unable to rent the units, it was due to his own failure to allow the final work to be completed.
Claim for Reimbursement of Expenses & Rental Loss:
Beyond Builders is not responsible for additional costs that resulted from *** **** own decisions.
*** *** prevented Beyond Builders from finishing the project, and he is now attempting to hold us accountable for work he refused to let us complete.
Conclusion & Next Steps
We firmly reject *** **** false allegations and will not accept responsibility for:
1. Work that was outside the contracted scope.
2. Delays caused by *** **** own decisions and lack of cooperation.
3. Additional expenses incurred due to the client hiring outside contractors without giving Beyond Builders the contractual opportunity to resolve issues.
If *** *** wishes to pursue his complaint formally, we welcome a neutral third-party review of the contract, payment history, and project documentation to validate our position.
Beyond Builders remains committed to upholding professional standards and addressing legitimate concerns, but we will not be held accountable for fabricated claims or baseless financial demands.Customer Answer

Complaint: 22888705I am rejecting this response because:
Subject: Response to Beyond Builders Statement BBB Complaint ID ********
Dear ******** M,
Thank you for forwarding Beyond Builders response. I would like to clarify and correct the inaccurate claims they have made.
1. Payment Delays & Project Completion
Beyond Builders assertion that there were payment delays is incorrect. As per our agreement, our property management company needed to verify completed work before releasing payment. Despite this, Beyond Builders consistently pressured us for payment while the work remained incomplete.
Additionally, we provided them with three full weeks after making a 95% payment, yet they failed to complete the work in a timely manner. Instead of addressing pending issues, they offered to walk away without receiving the remaining 5%, indicating they had no real intention of completing the project.
2. Flooring Issues
Upon inspection, the flooring installation was found to be substandard, with multiple uneven areas creating slopes, concave, and convex sections throughout the units. These defects were a direct result of poor workmanship, yet Beyond Builders continued demanding full payment without addressing the flaws.
3. Electrical Code Violations & Unsafe Installations
Both units contained electrical code violations, which were only discovered after we terminated Beyond Builders. These violations posed potential safety hazards, and Beyond Builders failed to disclose these issues during the project. Had they properly installed and checked the electrical system, we would not have encountered these serious problems post-termination.
4. Failure to Complete Work & Intentional Delays
Beyond Builders claim that they were not given a chance to complete the work is misleading. We gave them ample timethree additional weeksto complete the job after nearly full payment. Instead, they engaged in deliberate delays and avoided finalizing the project.
Their offer to walk away from the last 5% payment further supports that they had no real intention of finishing the work properly. Their claim that we prevented them from working is entirely false.
5. Appliance & Electrical Capacity Issue
Before purchasing appliances, we consulted Beyond Builders to ensure they were suitable. Despite this, we later discovered that the electrical load exceeded the single-unit capacity. This mistake on their part forced us to downgrade to a smaller wattage cooktop, which required additional countertop modifications at our expense.
Beyond Builders also left the cooktop disconnected, leaving us to resolve the unplanned electrical reconfiguration on our own. If they had correctly assessed the electrical capacity beforehand, this costly and unnecessary issue could have been avoided.
Conclusion
Beyond Builders' response attempts to deflect responsibility by blaming us for their own delays, subpar workmanship, and electrical errors. Their offer to abandon the project without full payment suggests that they were unwilling or unable to properly complete the job.
We firmly stand by our complaint and request that Beyond Builders be held accountable for their failure to complete the project as contracted, poor workmanship, and unsafe electrical installations.
Please let me know if you need any further documentation or clarification. I appreciate your assistance in this matter.
Sincerely,
Hong ***Initial Complaint

I had a contract with Beyond Builders to remodel my kitchen. I saw the complaint on this website for a bath remodel in November of last year and my case is very similar to that one. I did not receive a detailed listing of the cost of materials and labor. The contract states only 5% of the work will be subcontracted; all of the work was subcontracted. The work was poor and the cabinets were not measured correctly so there were 3" spaces next to the cabinets. *********************, the project manager told me he would pay me $3,000 to leave it that way. I told him he made the mistake and he should correct it. He didn't resolve the problem so work stopped for 2 months leaving me in my apartment with appliances in my living room and no stove or sink. I know I was overcharged because the second contractor who finished the kitchen and also installed vanity cabinets for my 2 baths charged me only $8,000. Beyond Builders installed 2 bi-fold doors (which I replaced) and was charged 50% of the total cost ($15,000) because this started the project. They demolished the kitchen cabinets, installed 3 cabinets that were not the correct size, did the flooring in half a day, charged me $7,500, then bailed out on me. It was difficult working with *********************, who was controlling and manipulative. My kitchen is very small, only 30 square feet and being 77 years old, thought I would have the kitchen of my dreams, but the remodel turned into a nightmare. This company hires inexperienced workers and does everything to make money. I had to shop for the flooring which took a lot of time and was told by **** the ones I wanted wouldn't work. I had to settle for the cheapest one. This company is not reputable and honest; I found them to be deceptive, misleading, and calculating just to make more money. Whenever I paid them, I wouldn't hear from **** for days. I am very depressed and despondent right now and feel I was taken advantage of. I tried loading pictures but they wouldn't open up.Business Response

************************* has made a few claims about the transaction we had together that do not include enough details for anyone to make an accurate understanding of the situation.
The contract ***** and Beyond Builders was prepared and agreed upon before the start of any construction. In the contract that was signed and agreed upon with ***** states that upon commencement of the project, 50% of the dues should be paid. The value of 50% as the commencement payment is a standard practice within the construction industry. Beyond Builders is a full service construction company that consists of its own design members, tradesmen, project managers, engineer, and customer support members.
In this complaint ***** also mentions that the project was at a halt for 2 months, this was the case because ***** chose to berate and harass our Tradesmen in her home before forcing them to leave the project. We very much value each customer and our employees the same, in such a situation the issues were troubling and difficult to manage, particularly when ***** is refusing payment and harassing our employees. The harassment issue towards our tradesmen was a common occurrence, so much so that a few of the men recorded the incidents as protection for themselves. **** was also treated with similar unkind behavior, specifically with the cabinets that were installed. ***** selected and confirmed measurements with the designer for her cabinets, the cabinets were installed per her approval. After installation ***** wanted two of the cabinets to extend further, such a change would mean a Change Order. Which, ***** refused and insisted we do at no extra cost. ***** may have assumed this because **** agreed to do other small repairs around her home in addition to his original scope of work at no extra cost, but a change in cabinets would mean an order of an entire new set of cabinets without credit to the first set of custom cabinets that were ordered.
Beyond Builders made every possible effort to appease *****, even by offering a $3000 discount on the cabinets, despite the cabinet ordering process was done with ***** and a Designer which required *****'s approval before purchase. For flooring in the kitchen, the original contract specified that all materials should be available and ready on island, as there was a time restriction to complete the project - a restriction applied by *****. After the start of the project ***** made her floor selection which was a special order, hence not being able to accommodate such a request. Instead **** requested she select something that was ready on island referring to the contract, the final selection of the tile was entirely *****'s choice so long as it was material that did not need a special order.
Because of the unpaid invoice, this situation led to mitigation and the need for lawyers to assist. Before such mitigation Beyond Builders did everything possible to negotiate and make amends peacefully and fairly.
This BBB complaint is a poor representation of the situation and leaves out pertinent information that a viewer should have to make any fair judgement.

I have read Beyond Builder's message and everything in the letter relating to my actions are totally false and untrue!!! I will address their lies as follows:
1. Project was halted for 2 months because I berated and harrassed their tradesmen: I barely communicated with their tradesmen who installed the cabinets because they were young ******* men (2 of them) who did not speak English well. When they left, I asked them if they could move my refridgerator from the lanai to the my kitchen which they did and I gave them $20 for their time. They were happy when they left.
2. ***** is refusing payment: I paid them $23,500 for installing 3 cabinets which were the wrong size, flooring that has a 10" deep gash in it when ********************* and his son moved the Washer/Dryer into my kitchen from the lanai. They did not even think of hooking up the ventilation tube for me so I couldn't wash my clothes until I had someone come in to hook it up for me. Thinking back, I should have refused to pay them $15,000 after ********************* installed 2 bi-fold doors which were unfinished and had to be painted. They were in a rush to have them installed so he could collect half of the cost of the project and was told the payment was required because they had commenced work on the project. The project was my kitchen remodel and the bi-fold doors had to be replaced by another contractor. After the bi-fold doors were installed, I didn't hear from ********************* for a few days.
3. The harrassment towards their tradesmen was a common occurrence, so much so that a few of the men recorded the incidents to protect themselves: I would like to hear the recordings as proof that I harrassed their tradesmen. I noticed that the tradesmen seemed uncomfortable when ********************* was present. On the first day of my kitchen remodel, a man and a lady came to my home with ********************* to demolish the existing cabinets. My dining table had to moved to the side so they had room for their equipment. First words from ********************* were " I don't think we should move the dining table because there might be a liability issue if we damaged the carpet." The workers had a frustrated look on their faces and promptly lifted up my dining table and moved it about 6 feet away into the living room. ********************* clearly has control issues.
4. ********************* was treated with similar unkind behavior, specifically when the cabinets were installed: ********************* was difficult to work with but I tried my best to stay calm because I wanted the project to go smoothly. When the wrong cabinets were installed, he immediately Called C & C Cabinets to blame ******** for the incorrect measurements; they had a 15 minute heated conversation and I heard it all.
5. After installation ***** wanted two of the cabinets to extend further which would mean a change order: Before ********************* gave me a quote for the project, I told him my priorities were wider cabinets on the stove side and extending the countertop on the sink side. He kept saying, "no problem, we can do that". When I asked him why he wasn't taking any measurements he said, " I have the blueprints for your apartment so I don't need to measure."
6. **** agreed to do other small repairs in addition to his original scope of work at no extra cost: I do not know of any small repairs ********************* agreed to; he even refused to replace the unpainted bi-fold doors!
7. A change in cabinets would mean an order of an entire new set of cabinets without credit to the first set of "custom" cabinets that were ordered. I spoke to ******** at C & C Cabinets and was told they could have replaced just the two cabinets which were mismeasured. ********************* even offerred me $3,000 to keep the wrong cabinets in place! I was in disbelief when he said that and I told him to fix his mistake! As usual, I didn't get a direct answer from him so I didn't want the project to continue until the cabinet issue was resolved.
8. The cabinet ordering process was done with ***** and a designer which required *****'s approval before purchase: Show me proof that I approved ordering the cabinets with a designer because this was never done. Who is the designer I met with? What is the name of this person?
9. Because of the unpaid invoice, this situation led to mitigation and the need for lawyers to assist: I paid them $23,500 for work that had to be redone and I spent more money to have the kitchen remodel completed by another contractor.
10: Beyond Builders did everything possible to negotiate and make amends peacefully and fairly: I have copies of text messages between myself and *************************** which proves I made several good faith negotiations with him. My last offer to Beyond Builders (I have a copy of the letter), was to refund me $8,500 and they could keep the balance of $15,000 which they declined. That is the reason we went thru mediation; they hired an attorney, and I regret I didn't have one to represent me because this company, in retrospect, is devious and manipulating in the way they do business.
All of the above allegations against me are made up lies by ********************* and ***************************. I am appalled that they came up with these untruths when they have no proof to substantiate them. I stand by my initial complaint with Beyond Builders and please post this letter on your website.
Thank you,
*************************
