      I required a 4 corner survey staking for my real estate sale and was advised by my realtor this is usually around $1000. When he contacted this surveyor, I received an email stating it would be $3350.78 and that I had to pay half up front (NOTE - we do not schedule field work until your deposit is paid.) As I did not want to hold up my sale, I felt I had no choice but to pay. I contacted them after the work was done (only 3 corners were actually staked) to ask about the excessive charges and request a price breakdown, and they would not provide me with one. My property is 15 acres, cleared and accessible (the work took about 3.5 hours) and they previously did a full survey in the last year of a 20 acre property for my realtor. I feel they engaged in price gouging and are now refusing to be transparent as a result. If additional fees for a quick job or location are part of the cost, as they insisted when I contacted them, they should be able to provide me numbers to show this. They ultimately agreed to reduce the total cost by $300, but I am still being charged nearly $1000/hour for the work, inconsistent with what I understand to be their usual pricing.

      We received this notice late as it was sent to an unmonitored email address. *** Pattison's new email address is **************************************************************.

       

      We were contacted by this client's real estate agent who needed a staking done within 24 hours which is an extremely tight turnaround time for us given how busy we are. The staking was also in an area we do not normally perform survey work and was also 15 acres. 

       

      We said we could fit them in and charged an extra fee for the rush service and also an extra fee for the area the property was located. The client signed the contract agreeing to the price and paid the deposit without issue. It wasn't until the client's real estate agent (who we have had issues with) told the client that stakings only cost $1,000. This is the price we charge for small lots 2 acres and under not a 15 acre lot. The real estate agent also told the client they had a full property survey done on another lot for the price we charged. The lot mentioned was surveyed a year before, was located in a different area that we normally survey, and had no buildings, trees, or other foliage.

       

      Our surveys are priced per job based on the difficulty, location, and other factors.I explained to the client why we charged $3350.78, but they were still upset. I offered a $300 discount and never heard back from them after I gave the discount. The client should have asked questions about the pricing before they signed the contract and paid the deposit. Once our contracts are signed the client has agreed to the price and to move forward with the work requested.

      I am rejecting this response because:

      This is the same answer I received when I contacted the business directly. If I felt it was sufficient, I would not have filed a complaint. I never received the price breakdown I requested clearly showing how the inflated price I was charged was determined. They failed to explain how 4 corners is different based on the lot size. It is the same amount of work with the only difference being the distance traveled between set up for each corner. The surveyor was on my property for 3.5 hours, meaning they charged me close to $1000/hour, an exorbitant amount. I felt I had no choice but to pay the initial deposit so as not to delay my real estate transaction, which I feel they knew and took advantage of.

      We are sorry to hear the client rejected our response. However, the client did not express any concerns over the price until after we completed the job. We consider this matter closed as the client accepted the price by signing the contract, paid the deposit, and accepted the $300 discount we gave her.

      I am rejecting this response because: at no point in this process have they provided anything beyond my original interactions with them before filing the complaint. The only reason I went forward with them was to avoid a delay in my real estate saleI felt they had me over a barrel and knew it and therefore took advantage. I feel I have no choice at this point but to elevate to the state attorney generals office to file a complaint about price gouging. Especially as I have since been told that they are known for this.
