      I would avoid Inland Capital at all costs. I invested in one of their Delaware Statutory Trusts (****) and after 13 years only got back about half of what I invested. I was hoping for a capital gain, not a huge capital loss. In my opinion, they either paid way too much for the properties that they bundled together, or did a poor job selling the properties. I realize covid had some impact but this was the worst personal investment I ever made.

      We received a notice of a late bill more than 2.5 years after moving out of an apartment complex ******, ********. We messaged ****** ****** for additional information. Not only was she rude and aggressive in her written responses (which we have saved), but she failed to produce any evidence of the original charge. Furthermore, when we recovered the bill, it stated it was for $173, far lower than $600+ on the bill we received. Again, when we asked for information about this chargeno supporting evidence was given. We were mocked by Ms ****** as she insinuated we were either too poor or too stupid. If those were not true, she suggested we were simply lying. Ms ****** was similarly awful when we lived at the property she oversees.We believe we paid the bill. Even if we didn't, we are not paying the extreme upchargeespecially with no documentation. We have a written agreement for the original amount. that should be honored at the very least.The lack of cooperation and complete unprofessionalism is a mockery to what this company claims to stand for andto be honestwhy we originally moved in. They cannot be trusted. Avoid Ms. ****** at all costs. Avoid inland at all costs.

      I rent a 2 bedroom at odyssey of *************. My rent is now $500 more than what a 2 bedroom is renting for now. I tried to get some kind of solution to the issue but was told I need to move out and move back in in order for this to happen. I should be compensated for the difference and a new lease given.

      In regards to the recent interaction with the resident, she opted to renew her lease at the offered rate. However, she had previously visited the office and expressed concerns about the lower rates she saw online compared to her renewal amount. She also mentioned her interest in transferring to a three-bedroom unit. The property manager provided her with an explanation of the transfer process, including the $500 transfer fee, but reassured her that she would inquire about the possibility of waiving the fee. After leaving the office, the resident mentioned needing time to consider the move due to logistical reasons. The property manager requested that the resident inform her if they decide to proceed with the transfer.

      Do not Rent or Lease from Inland Residential. I live in a property in Olive at *********** in ******* that Inland manages and since they have been in charge there has been nothing but issues. This week has been the worst. The office does not care about anything but fees is the first thing, when paying on portal sometimes there is a balance and they call multiple times to collect 18 dollars leave typed notices on the door. This last issue is they towed my vehicle that wasn't parked illegally. I have to correct documents regarding my car being registered but yet they towed my car like it was a strangers abandoned car when they have my license plate number and vin of vehicle. So now i have to pay around ****** to get my car back from tow yard and not to mention i have had to get ride shares to work the last few days that total around ****** with tipping. I also went to office to ask them about this and ****** said she cant do anything. I have came to her in the past when i was looking for help. I pay over ******* for a 1 bed apt and they tow my car - How am I suppose to get to work now to pay for this apt. Does this make any sense??? Please stay away from these properties

      Tricked into investing in inland, told I could get out in five years. Here I am at almost eleven years trying to get my money out, told I had to be disabled sent a letter from my doctor saying I am disabled. Then they say no that's no enough, social security must declare you disabled. So I called them, there answer " you are to old to get disability benefits. Explained at 81 I knew that , just need a letter stating I am disabled. They told me to get a letter from my Doctor. Told them inland would not except that. Social security could no believe they wouldn't except a letter from my Doctor. Just their way of keeping my investment and if I could disability they would keep 20% of my investment. What a crooked company.If they were honest they would let an 81 year old who need the money to survive they would let me recover my investment.

      Inland - ********** Property:*************************************.I have been dealing with multiple roof leaks in my third floor unit, the worst of which has been ongoing for 6 months and showed signs of black mold growth. I have been forced to sleep in my living room for two months (and counting) due to the most severe leak which drips water into my bedroom every time it rains. Management has shown no urgency in resolving these issues and is unresponsive to my requests to ask for repair timelines -- emails about water damage often go without response for many days.While they have tried to get roofers to do the repair, no repair has held. It also takes them weeks between attempts to schedule a fix, despite me telling them the repair did not hold. Several units in the complex have tarps over the top, indicating water damage. So I suspect it's an aging roof issue and they are trying to get by with quick/cheap patchwork to my roof rather than addressing the aging roof. I've repeatedly asked why they cannot put a tarp over my unit, like the rest, but they do not respond. I suspect it's because mine is an outward facing unit and the tarp would be visible by prospective tenants. While management have been apologetic, they are completely unresponsive and slow to schedule follow ups I have to repeatedly email, call, and walk down there to get them to do even basic steps to address this issue. For example, when I reported that the water damage was growing black mold, it took more than two weeks of emails, calls, and office visits for them to send a maintenance person to scrub the mold, spray bleach, and repaint. I would strongly discourage anyone from staying at this property.

      PLEASE BE AWARE!!!!! I was so excited when me and my son thought we found a hidden gem, After taking my Money and allowing me to move-in. 1 month later I started experiencing allergy reactions, skin rashes and shortness of breathe. I was rushed to Edwards hospital to learn that it was something in my unit I was allergic too, come home to find out I was living in a complete Mold infested Unit. Once I reported this it was remediated within 48hours and I was placed in a hotel for an entire month. I was told it was safe to return. but as soon as I returned the symptoms flared back up. I ask for the report and was denied. I had to Hire a Mold company on my own and the report came back that the levels showed it was still mold present. I have reached out to Inland Residential Real Estate who is denying to cover my Medical Bills, Moving Expenses and loss wages. They are agreeing to let me out of my lease but leaving me stuck with Medical Bills, Loss of Income, Moving Expenses and a Diagnosis I never had (ASTHMA).IM LIVING A TOTAL NIGHTMARE so please be aware!! I wouldn't want anyone to experience this not even my worse enemy. I wish I didn't have to give 1 star to leave this for future residents.

      We did a 4 month rental agreement through this company with Annandale Apartments, paid the $600.00 security deposit. We gave our notification that we will not renew our leasing agreement. I went back to the apartment complex cleaned out the refrigerator, cabinets, counter tops, vacuumed all three of the bedrooms carpet and flooring. I went to the Apartment office and turned in keys for myself and my husband and garage door opener, asked if I needed to signed any paperwork and was told "no". On Wednesday, 12 October 2022, I received a check in the amount of $134.40, called the apartment complex and told them I received a checked and inquired what it was for, I was told it what was left from my security deposit, she then proceeded to tell me that the contract specified the carpet had to be professional cleaned, so I asked you charged me $465.00 for carpet cleaning in a three bedroom apartment. I explain to her that I've had professional carpet cleaning to 2200 sq.ft. house and it didn't cost me that much. I could see possible $300.00 if I was a sloppy housekeeper which I'm not. This is a rip off and don't like taking advantage of. Anyone looking at this particular apartment please be aware.

      I wish I could leave zero stars. The following refers to the property in ******, **, **********************.These are the most fraudulent, nasty, and thieving rental people I have ever dealt with. We received rental assistance from Monmouth County because of emergency covid issues. When they received the money they charged us late fees for every single month they received the money for-even months that hadn't HAPPENED yet, along with a number of other questionable and inexplicable charges. This resulted in us receiving AT LEAST one and a half month's LESS in assistance because it was stolen by Inland through these fraudulent charges. I have reported this to the county and I am hoping that this will be investigated as soon as possible. The main office has been absolutely useless in terms of remedying the situation. Additionally I have discovered that they are raising the rents of all residents, HALF of whom are receiving the same assistance, by anywhere from 10% to 20% on everyone here, but it's inconsistently applied. Everybody's offers are different. It appears they are pushing out anyone they deem undesirable; single mothers, people of color women, and LGBTQIA people.Since they have taken over in January of 2022 they have asked residents to spy on one another and the report to the office any behavior they deem "bad," fostering not a sense of community but a sense of paranoia and concern over which of your neighbors are receiving small favors for "reporting" on your neighbors. This place is not at all what we were sold, and they cannot come up with a copy of our original lease. It is a good thing I have it, since they purged the payment, lease and maintenance records of everybody here before November 2021. It's a good thing I printed out my lease at the time because they are playing games with other people and their leases.

      In response to a recent review ID: ******, any and all monies received on behalf of this Resident were applied to her rental account. This Resident was not charged late fees during the protected period. Our rents are based off of current market rates and vary depending on the individual apartment features and specifications. All rent increases are also based off of current market rates and are comparable. Inland is an equal opportunity housing provider. Residents are not asked to spy on their neighbors, but are encouraged to voice any complaints or issues and bring these matters to Managements attention. We do have a copy of this Residents lease agreement in her file and uploaded to her account. She has never requested a copy from our office, but residents may do so at any time. We took over management of The Landing Apartments on 11/29/21. This Resident advised our office of her financial situation and was continually advised of her balance of rent and utilities.
