1 starI think their rent is too expense. They don't care about the tent it's all about the money are they will. Evict You! And they say restricted income what a Joke. 1 starJust ****** pedcor homes lawsuits and see its clear this company hates people. I was an employee at the ********* Lakes complex in *******, **. In just 8 short days I was confronted and assaulted by a temp worker. The property Manager *************************** took the side of the temp worker. When I reported my concerns to higher supervision, I was interrogated as if I was the perpetrator, even though I mentioned that the whole altercation was on Video. Everything that is being said about this company is true. There are residents at this property that have not had heat or a/c in months. There are people living with mold and mildew from improper repairs due to severe water leaks. This place should be investigated, sued, and shut down. They do not care about the health, safety, and wellbeing of their staff nor the residents. Harassment, discrimination, and denial seem to be their core values. By far the most degrading shameful experience I have had with a new Job. I am an Air Force veteran. I had to quit, when I asked to report the incident through the right channels. The higher *** did nothing at all. Told me to work it out with my supervisor, ***************************. And I s*** you not when I went back to talk to him, he literally acted like he wasn't aware of what I was talking about and tried to gaslight me into believing I was crazy. This is within 8 days of starting. I intend to reach out to as many outside sources as I can to help stop people from being hurt by this disgusting, disgraceful place.Review fromGavin G

1 starIf I was able to give the people out at cross creek a 0 star review I would they are impeding on constitutional rights and violating peoples constitutional rights by hanging up on them when they use what society considers foul language even tho the Adult Vocabulary isn't directed at them its just bc we as tenants out here get so frustrated bc of the lack of people they have to keep up on everything, on top of that when my wife and I moved into our apartment 4 years ago we noticed that there was stagnant water and black mold in the dishwasher and all they came and did was run a cleaner thru it and called it a done deal, took us 2 years to get them to replace the dishwasher, and that's just for starters, I can't type everything in here that has been neglected over the years or this is going to end up becoming a published book, but please reach back out to me asap.Review fromKenneth F

2 starsIt has been a bad experience dealing with maintenance issues. We have spent money on replacing our kitchen and bathroom sinks. Nothing gets fixed in any type of fair amount of time. Now we have been waiting a month to get a new dishwasher which is part of our apartment rent! We are requesting help with our issues.Review fromJeffry T

3 starshave been living at the Southwind Lakes complex in ******* for the past year and while I like my apartment, the layout, location and have had a good experience with the maintenance staff getting issues inside the apartment resolved in a timely manner I have to agree with many of the comments concerning management staffing. While they are friendly for the most part they are not the most responsive when it comes to following through with requests for documents or other management related issues. Also most Saturdays there is no one in the office even though its supposed to be open from 10 til 2. While they handle inside issues timely, they are not very proactive with addressing outside issues. For the past two months there has been an abandoned vehicle with dead tags, broken windows and missing inside body panels sitting in the visitor parking right across from car ports 22 and 23 and just outside my rear patio. Although the lease states that such vehicles with be promptly removed nothing has been done. I, along with other residents have spoken with the manager several times and it is still there. Even after the towing company put a warning sticker on it a month ago it still has not been removed. During the past month with all the rain it now has several inches of stagnant water sitting it which breads mosquitoes and between those and the flies attracted to all trash in it and the smell on hot days I can no longer sit on my patio and enjoy the view of the lake and relax outside.I have also opened two tickets for the cover for the opening in the rear of the building for the exhaust be replaced to prevent birds building nests in it and yet it remains uncovered. I even found the cover in the bushes but still no action.Review fromLaurel H

1 starThese people hire incompetent leasing agents and office managers. We have been fighting a 13 week effort to avoid eviction for NO CAUSE. They have refused our on-time rental payment since July 1st. They have engaged an unethical attorney and our attorney today received their motion to dismiss.They have attached documents to our door many times. This has been one error after another on their part. Their efforts to evict us started May15,2023 and finally ended today August 22,2023. I have suffered serious psychological trauma from their effort to evict us. Don't move to a Pedcor property. No one should go through what they have put us through. 1 starI am in a tax-credit apartment (**********, *****) sponsored by HUD. Our rent has been increased starting July 1, 2023 by $231 PER MONTH. Another apartment manager in the area told me he has the same type of situation with his tax-credit apartments but would not be allowed to increase rent all at once by that much. Pedcor claims they care about disadvantaged people, the housing shortage, rents going up, and homelessness. Sorry, I'm not seeing it. I am now in three of those categories and in the coming year most likey the last one after my meager savings will be depleted. Oh, and I am 70 years old on a fixed income and also being treated for cancer but they didn't care about that, either.Review fromKaye T

1 starI have been calling to get in touch with my property managers, manager for 3 weeks. I have recieved Absolutely nothing. No call, text, email, letter. But you can blow up my phone and email about when is rent due? As if it ever changed? You allow your property managers to make up rules on the spot, and thats just what it has to be? Even if it's not in the lease? I mean I didn't know I paid ****+ a month to be back in preschool and be told what to do. I have to live here. Not yall. Have some sory of compassion? It's not like your rent is cheap yet these apartments are from the 80s and still look like it. You have taken over this complex over 2 years ago and have done what? Add rules and rules and rules. I can't even use the gym on the weekend or after 5? But the whole rec room is closed off. There's mold in the bathrooms of the gym and let's not even talk about the washers and dryers on site. Ya know. The 2 of each out of 40 machines that work? I mean this is joke. And the wrist bands for the pool? Nobody at this ************* if other people get in the pool. Yall do way too much. Cost way too much. Demand way too much. For these mediorcre living spaces. My neighbor upstairs flooded our ceiling. Left it sit for days then proceeded to tell me they couldn't do anything about the water damage to walls. And I can assure/promise you if mold grows I'm calling the health department. 1 starOverlook apartments in ******* ******* are managed by Pedcor.There has been many many times that the apartment our daughter lives in has been without hot water for over 2 weeks has had no heat at times in the winter and many times has been without air conditioning in the 90 hot weather. They are not helpful at all or seem to care about her going without these things as she keeps paying her monthly rent. The pipes in the upstairs apartment above her broke and her ceiling was falling in her personal belongings got wet and the carpet and that took 2 weeks to get figured out and somewhat fixed while running dehumidifiers in her apartment that she had to pay the electricity for and she had to go to a friend's house to live during part of the time because her apartment was not livable. Right now as I speak it is over 90 and humid in ******* ******* and she again has no air conditioning. 1 starPrinceton Lakes apts in ***************. is trash. It was nice before. Every since they got new management less than a year ago, its been going down hill. Its trashy outside. Maintenance isnt properly fixing the issues. These temporary fixes lasts maybe a month and then they get upset that were calling again for the same issues. My master toilet hasnt been properly working for over 6 months & every time the maintenance guy goes to flush it he says its working. I have to add water every single time I use the toilet. I cant cook for my children because once a month the kitchen sinks get backed up with water along with the dishwasher and it stinks my entire apartment up and I cant clean up. Dishes up the wazoo and I cant afford to go out to eat EVERY TIME this happens!!
