      I moved in to ********************** in ************** last March and I wish I hadn't. The person living above me is running a meth lab and smoking at all hours day and night. The foul odor fills my apt. I have made formal complaints to the leasing office. Surprisingly, they already know about the problem. The lease clearly states that any criminal activity is grounds for eviction and yet, this person is still here. Does the building have to blow up before someone takes notice and does something?

      Both the local housing ************** parent company are worthless. They DON'T answer their phones. They don't return phone calls. They give you the run around & waste your time... By the month. We turned in our applications and application fees, three months ago, in July 2022. EVERYTHING that we needed. Called the property, arranged jobs, movers & packed. I called & asked the status of the application a week later & asked if they still had an apartment ready. (They told us they had units available when we applied.) All things were good they just were "waiting for (random worker) to come back & process the applications". A week passed. Three weeks passed. I called back and was told "everything was ran through & came back fine but we're just waiting for an apartment now". (?!) I asked how long will that take. The lady asked her ********** reply was "about 30 days". A month & 2 weeks later: We have re-rearranged life & prepared to move AGAIN to this apartment & was told that our info needs to be updated & we need to come in. (We live just over an hour away.) We go in, updated info on our applications & when I asked WHAT ELSE WAS NEEDED, then here came a made up story from the property manager who reluctantly came out of her office. She flops in the chair, one leg folded under herself & with a smug look CLAIMED that when we lived there before, three years prior, that we destroyed the unit & left it smelly & dirty. All lies. We spent unnecessary money on cleaning supplies & a rug doctor & cleaned the entire apartment on the last day we were there. We had ******** was a new mom so, yes, we cleaned!! No stains & no smells left behind. She then proceeded to concoct an absolutely ridiculous & unnecessarily ***** move-in amount for a left over apartment in a low income housing property. We now risk lost jobs, no ********* household is already sick specifically my 3 year old autistic spectrum child. All because pedcor is unprofessional & unfair. Do not rent from them.

      I lived at ************ (Managed by Pedcor Management) for 5 years. When I moved out, I emailed my forwarding address for them to send my invoice to. I knew that I would owe something due to some minor damage. However, they never sent me an invoice, and instead put $3700 on my credit report, blacklisting me from renting until this amount was paid in full. When I finally obtained my invoice, I was absolutely horrified at the breakdown of the invoice. They charged me to completely renovate the apartment! Down to countertop resurfacing, new carpeting, new paint, blinds, the works! I reached out to their contact Franie. She was less than helpful and stated one of the charges was to paint a bedroom that was supposedly another color that they had to repaint. When I let her know I did not paint any bedrooms, only my daughters bathroom, which I knew I would be charged to paint it back to the normal color. Thats fine, but I was being charged almost $500 for paint? For a bathroom? Franie stated she would revise the charges and take off $100 for the bedroom that was not painted. When I questioned why only $100, a bathroom is a lot smaller than a bedroom, that makes no sense. She ended up revising the charges leaving me with a balance of $3258, which I still dont agree with. These people never took me to court, but put this on my credit report. When I asked to see the invoices for everything, I was told no & to contact Impact Receivables, who is their collection agency. The agent ******** F was less than helpful and told me she would settle for $3200 only and gave me 2- days to pay it! I have offered a pay off twice they declined. Both companies have been a nightmare and the property was not great. This is a section 42 complex that rips their tenants off. While living there, the office accidentally shredded my cashiers check for rent, my downstairs neighbors were using drugs. Its a hot mess!!! Avoid ************ apartments as well as Pedcor Management at all costs!!!

      Don't Move into ******** Apartment.They are liars and please read the lease VERY VERY closely and I guarantee you you will never sign it. In the lease it says that they will let law enforcement into your apartment. It says if someone calls and wants information about you they will give it to them. Not that I have any contact with the law,I was just amazed at the lanuage in this lease. Check this out if the judge signs a search warrant for a search of your place,you're out.If you look at someone wrong and they feel uncomfortable,you're out.If you have to work from home,violation,get out! The list goes on and on. You have no rights.The old wrinkle Bit-- wants you to fear her.She has the people of there afraid to come outside to sit on their patios, The kids rarely are outside.She what I call a (3B) A *****, A Bit-- and A Bully. She is causing young families to lose their affordable housing,because she's a ruthless and cold hearted and PEDCOR has allowed her to behave like this for a while but it's time someone start to hit them where it hurt. If she let's get uncle *** involved
