I reserved a space at The Fields in ************** for an event. I am requesting a refund for $100.00 that was due when I signed the contract. The event I was having is now much smaller than originally planned so the large space is no longer needed. I paid the deposit on 11/11/2023 and went into The Fields on 1/6/2024 to request a refund of $100.00. The contact I signed doesnt state anything about not getting a refund for cancelling. I was told by a man named **** that accounting would review and I would receive a check in the mail. I have followed up with The Fields several times and they said I must contact Birge and Held for the refund. I have sent several emails to many different employees, given all the information and my phone number several times. Ive gotten one email back asking the same questions but no one offering to refund the money. I am reporting Birge and Held since The Fields claims it is their responsibility.Business Response

I was approved for a lease through a company that co signs. I paid them 1385 to have a co signer so I could get this lease. I was referred to the company by April. I told ******* had a mixed breed puppy even signed the paper saying I had a mixed breed puppy. After I paid the 1385 and 200 to ******* village I was told to send my puppy records and a picture. ***** then informed me my puppy was listed as a Pitt mixed breed so it wasnt allowed. She said 150 would be refunded to my account, but we was supposed to talk today about the 1385 I paid to the company. Had she brought up the Pitt restrictions in the beginning I would have went somewhere else. I called today and shes not answering my call.Business Response

In May 2023, my son and I signed a 3 month lease with *********** Apartments at *************************************************. My son needed short term housing while working a summer internship in ******. The lease began on 6/11/23 and ended on 9/10/23. Knowing that he would only be there for a short period of time and would not cause any damages we opted to pay the $500 refundable deposit instead of the nonrefundable $150.00 Waived Deposit Fee. On 5/30/23, I hand delivered two money orders to Maple Crest one for the partial first month's rent in the amount of $495.00 and a second one of $500.00 for the deposit. We moved him in on Sunday, June 11th and noted things that were damaged or missing on the provided form. The bedroom door was missing the door k*** and there was a big hole in the back of the door the whole time he lived there. ****** agreed to give us a copy of the form and to contact maintenance about the repairs but neither ever happened. We gave ****** notice that we were moving out on Sunday, 9/3 and had arranged a walk through with her on Saturday 9/2 at 11:00 a.m. She never showed. The office was locked and no one was there. We moved out leaving the apartment cleaner than it was when he moved in and left the key in the drop box. I called ****** repeatedly the following week to find out if she'd walked through the apartment yet. When she finally answered she commented that we left it immaculate and that we would receive the deposit in a matter of weeks. I've called Maple Crest multiple times and I'm told the payment will come from ***************************** but they cannot provide a contact name or number. I've left a voicemail on the phone number listed on the B&H website and submitted a request on the website. I've never heard from them. Also, ******* at Maple Crest turned me into collections for the last months rent. ****** confirmed their records showed we paid the $500 deposit and the last month's rent. A car crashed into my apartment on 1/5/24 that created a hole in my unit. The thermostat stopped working. The cold temperatures from the hole have caused the unit to be unlivable. I have not had hot water for weeks in my apartment. It started around 1/8/2024 when the weather was extremely cold. The pipes froze at that time. I have posted on the 2 times on line explaining I did not have hot water. I went into the office three times to speak to them about it. They said they are going to fix it, but have not. I was staying at their ****************** located in *******,*******. Upon moving in, we noticed it was infested with live roaches,awful leaks, the ceiling of the maintenance room caved in and we had to cover the bottom portion of the door to try and keep out the rodents.Maintenance refused to actually fix the leaks,they just said thats how they like their sinks,lose and leaky. The roaches were so bad that we had to keep our infant daughter in our bedroom because I was petrified that roaches would crawl on her,mind you, we were renting a 3 bedroom apartment!! The person they called only sprayed in the kitchen even though my husband showed him videos and pictures of them being everywhere, even in our draws. We moved out within 10 days of moving in,only because we had to schedule movers and apply to a new apartment.On December 16th,2023, we were told by the leasing office and through email that we would receive a $2400 refund because of the maintenance issues. It is now January 18th,2024, no word on the refund at all. They are ignoring our emails and not answering our calls. We have even tried to call and email Birge and Held directly with no answer.We have spoken to a lawyer at this point,it is completely unacceptable. Do not rent at any of their properties, unless youre ready to sleep with roaches,with leaky sinks,possibly have ceilings cave in and I forgot to mention the lack of hot water. I received a package on January 2. It was placed in the amazon delivery box at the apartment complex. The box has been offline and I have been unable to retrieve it. These are expensive electronic components and Im worried that they have been damaged due to the cold weather. I have inquired several times about my package and I cant get an answer. I have sent numerous emails and even spoke with someone at the office at my apartment complex and nothing is being done. Around the beginning of November I was seeking housing through the Birge and held company. I came across one of their properties entitled ***************************** and I figured since I knew people that lived there and it was close to my job, Id apply. I applied because they were one of the only complexes that accepted people under the age of ******************************************************************************** of my time and money. The lady named *************************** was very nice and reassuring that Id most likely be approved. I waited a few days and heard no response. Then days turned into weeks and weeks turned into almost 2 months! It stressed me out so badly that I lost $200 that I couldve spent on my family for Christmas or pay for my college textbooks. Everytime I call I hear no word and they always use some bogus excuse such as ******* is on a tour with someone or shes not in the office can I take a message. I reached out to Birge and helds corporate office and they didnt answer at all. I emailed and left voicemail and yet still no word! Im very upset because this is NOT how business is supposed to be ran. On October 2022, Birge and Held purchased our property, ******************************, in ******, ** and we were told and given the go-around from the property manager who was fired due to her actions and neglect to the tenants and caused tenants to be late on their payments and added additional fees and costs to our rent that were unauthorized. Then, throughout the course of the entire 2023, our property switched managers and staff every few months, telling us different methods and payments and ways to go about the upkeep of the property without any sufficient form of writing or communication to the tenants about such changes. Now, with the fourth new management and team, they are coming up with new rules and regulations not outlined in our lease and causing people to lose residency left and right, discriminating pay against us tenants (accused us for direct deposit fraud) and making things worse and evicting more and more people. This business does not have the best interests of their tenants at heart and the merger brought the property down dramatically.Business Response

Ultimately, I would like to be reimbursed for the pain and suffering caused by the organization or something done about the property, the management, or anything.
These factors have negatively affected my financial and emotional well being with corruption, lies, and greed.

This is the company that manages the apartment complex I live in. The company has billed me around 60% in addition to my normal rent for electricity I already paid for. I am being threatened with an eviction notice because I am only offering to pay my rent and utilities that I am normally billed with them.
