      ********************* FROM BIRDGE AND HELD. DID A FORCEABLE EVICTION ON DEC 18,2023 . BECAUSE THEY RAISE MY TENT FROM $944 to $1600 . WENT TO THE OFFICE AND TOLD THEM I AM WILLINGLY TO MOVE OUT I CANT AFFORD THIS ITS TOO HIGH. ESPECIALLY TO STAY IN A CRIME , ****** RAT INFESTED APARTMENT. THEY LOWERED IT TO $1433 STILL COULD NOT AFFORD IT WAS WAITING UNTIL AFTER CHRISTMAS TO MOVE . GOT SICK WAS DIAGNOSED WITH COVID AND FLU ONLY TO WHEN I HALF WAY GOT BETTER THEY KNOCK ON MY DOOR TO DO A FORCEABLE EVICTION. MERITH WAS SO RUDE YELLING IN MY FACE. I TOLD HER I HAVE NO PROBLEM WITH GETTING OUT JUST ALLOW ME TO GET MY PERSONAL THINGS LIKE MY PURSE AND MEDICINE AND MY AON GET HIS BOOKBAG . SHE CALLED MPD THEY SAID LET HER GET HER THINGS AND THEY LEFT. SHAKING THEIR HEADA AT HER. PLEASE DO NOT MOVE HERE IT IS NOT WORTH YOUR TIME. I HOPE I HELP SOMEONE

      So this was our 4 management company while stay at Bella Vista the main person who made it h*** Chastity she needs to be fired she is rude, disrespectful, doesn't allow people to speak and clearly this management company hasn't coming in talking to residents, they take people money faslesity documents. We lived in this complex for 5 years when we moved in tub was an an issue they send someone out a year later the man fixed the leaked because some prior maintenance chalked because water was leaking in the behind the tub to our neighbors so that was in 2018 the man that completed the tub said maintaining was suppose to fix around the tub 3 years later another company the maintained supervisor placed a big hole in our dining room wall NEVER came back so to date 2 years later another company never fixed tried speaking to who we thought were owners they said speak to leasing people who wasn't any better. We didn't have air for 4 years prior to is leaving this h*** whole they came to change out our theramatostat and the ameren ue man went to the basement and we had air for the last 2 months before the leasing company said that the owners required us to leave per maintaining worker telling stories on my family and when approached ******** told my granddaughter she was a homeless b**** When my granddaughter was on my lease because she went to high school over there. So whe the company asked me why I was leaving I'm to old for disrespect I pay my rent on time never had issues whe maintainace was rude to my family my tub NEVER GOT FIXED AND NOW SINCE I LEFT THE **** CHASTITY IS CHARGING ME FOR TUB RESURFACING, around a tub how in the h*** yall charge me that because YALL MESSED UP MY TUB then charge me saying I left trash ******* I took pictures before I left AFTERED I moved but when I speak to the leasing office CHASISTY SHE IS VERY RUDE she feels like what she says is right and isn't this is why no one wants to rent. They won't have no one DONT MOVE THERE

      Our complex has been managed by ***************************** for a couple of years now. World class service is wha their website says and on day turnaround. Nothing could be further from the truth. Most of not all of their contractors leave our place (a very nice complex which when built in **** was second to none) a mess, trash, destroyed plantings, gravel, concrete (old and new) all over grass and peking areas. Terrible workmanship. No transparency, difficult if not impossible to contact anyone. 30 something regional that doesnt have a clue about drainage, landscaping, maintenance, etc. They dont seem to have any concerns about liability. Large dad trees and branches hovering over cars, benches,Dangerous balconies, sewage backups, ancient pipes for HVAC being patched instead of replacingThe list goes on

      The worst call their office all you can do is leave a message. Can't reach anyone to help. Nobody will direct you to the people you need to talk to. They are the very worst.

      Demolished our kitchen and bathrooms while we were still living there. We were not allowed to opt out of the demolition, which was not requested and unnecessary. Demolition lasted 4 days, destroyed our apartment, leaving us with no access to a kitchen or reliable bathroom. Loud, disruptive, and the office managers did not return any calls.

      Looking over our signed lease, there are no "X" marks in the section referring to internet services. We do not consider internet a "utility'' because it is not a necessity like water or heat/air. We are trying to clarify why we have to pay for this addition, prior to our lease being up, since we never signed for internet services through our leasing agreement.

      The worst living experience I have ever had began when this company took over the ownership of the APT was living in, if the free market actually was not rigged, this company would be eliminated....ASAP

      B&H became the property manager for my apartment complex, ************************, halfway through my tenure there. Since then the office staff has been a revolving door and completely non-responsive to any form of communication. I did not renew my lease January 2023 due to me purchasing a home. I gave ample notice of my departure and received zero follow-up around move out procedures. I attempted to schedule a move-out the day prior to be needing to turn in my keys and my email and phone call to the office went unanswered. When I did turn in my keys I found out my forwarding address that I provided was completely incorrect, like not even close. I handed over my keys and was basically not spoken to other than verifying my new address. 60 days later I had not heard anything back regarding my security deposit. When I emailed the office I was told that my security deposit was kept because allegedly my water was not turned off when I removed my washing machine and flooded the apartment underneath me. I know this to be impossible because I removed my laundry machine including the necessary hoses more than 2 weeks prior to my vacating. I was in the apartment almost daily for those two weeks to clear out and clean out and there were ********** of leaking. I have repeatedly asked the office for documentation outlining this flooding incident and they refuse to provide it to me. Their story is now that the flooding happened while I still had possession of the apartment and yet I once again never saw any signs of leaking, no one ever notified me of the supposed flooding, and they say they entered my apartment during that time without notifying me. The office staff is flat out lying to me in order to keep my security deposit, refuses to answer my questions directly, and takes several days to respond between any forms of communication.

      Birge&Held recently sold our property to a new management company and we are just now getting information about our lease that we signed last year under B&H - because the new owners are actually answering our questions. B&H would never give us straight answers about what things like "Building and Facilities fee" covered - we came to find out it was supposed to give us renters insurance, which we were paying for on our own. They took my name off the lease when they took over and only left my husband. We were told we couldn't add my name back on, we could only submit a paper saying that I was living there (even though they removed it without asking). It took 6 months to even get ahold of them to make that change. Same thing for adding our cat back onto the lease - we were paying the pet fee (which they doubled) but the lease said nothing about us having a pet. Our rent was $795/month when we moved in to the apartment in 2020 - we only kept a rate lower than $900/month when we renewed after they took over in 2022 because we opted for a 13 month lease. The 12 month lease would have been around $1000/month (including the additional fees for garbage, pets, "pest control" (which never happened), etc.)When we signed the lease with B&H last year, we were sent it in February, and immediately asked questions about the changes. We didn't hear anything from the management until we got an email in March saying that they would retract the offer if we didn't sign by the end of the next business day. We decided to sign so that we didn't lose our apartment, and never got answers to some of our questions. Grateful they sold our complex again this year!

      I been living at ************** for over 5 years and since *** took over, it has been a disaster. 4 of the 5 buildings has not had a working washing machine since December 2022. We have to take our heavy bags to the one working building or laundromat! It is too cold and I was told if they replace them now, they will have to raise our rent. What kind of mess is that, when we were also told we would have free machines?? There is trash and furniture outside the dumpster, ******* baskets. It's been there since last December! The manager does not walk the property and does not always know what she is talking about. We were told our buildings were being remodeled starting back in Oct 22 then it went from that to, winter time, then after the holidays, now it's I don't know! I hate that the previous owner sold to them. I read the reviews ahead of time and knew we were doomed! Oh and what happened with section 42 housing???
