MANAGEMENT HAS LEFT F**** ON OUR LAUNDRY ROOM WALLS FOR THREE WEEKS NOW. Ive reported it multiple times and still nothing has been done. Cleaning it doesnt seem to be an option, so they just put a wooden board over it. This is absolutely disgusting and disrespectful to the decent residents living here. The door into our building has been broken since August, management keeps dragging their feet on fixing it. The part is out of stock or were just waiting for the go ahead. As of 1/25 we still have no ETA on when it will be fixed (No official communication from management on the issue whatsoever). One of the other doors has been broken for several months as well (doesnt close) and no fix there. Management ignored my messages about it. As a result of this, homeless and bad residents have had free reign to destroy the apartment complex. Windows getting smashed out regularly, graffiti every, f**** (human and dog), drugs, food, and trash all over the property. And we pay $36/month in common area maintenance that just doesnt get done(things will stay broken for months/years at a time). Building 1 appears to be falling apart, uneven floors, cracks on walls and ceilings.Because of the above problems this isnt a safe place to live. One of the residents is running a homeless shelter in his apartment(graffiti on the walls noted it) and we had multiple firetrucks show up after they almost started a fire in their apartment. Its only a matter of time before one of them ***** the whole place down. The water situation here is an absolute mess and will get cut off regularly sometimes multiple time a day/week. Your hot water is at the mercy of other residents flipping a switch on their showerhead. Hot water in the kitchen/bathroom works about 50% of the time. Communication is pathetic. Management is never available and never returns calls. They suggest us to use the provided portal and then ignore messages there too. This place is the worst place I have ever lived and I spent 9 months in ***********. I have not had working heat in the middle of winter in ******, ******** for weeks now. It comes on for a few hours and then goes out again. They claim they "fix" it when really it's just a bandaid. I seriously have never come across anything like this in my life. Whatever you do, do not live here. Extremely unsafe as well... I could go on and on but do yourself a favor and dont move here.Birge & Held Asset Management, LLC

Our property has been experiencing a higher volume of challenges this winter due to the extreme cold temperatures and repair to our water main that required all water to be turned off, causing additional challenges to our mechanical systems. Horrible Horrible Horrible, I live an apartment complex that used to be very nice however since this company bought it from *************************** it has been a disaster. First there was a tree down in the pathway I requested to be removed and it took them 3 weeks, they constantly make it very difficult to live here the office staff .. well I'm not sure how they got their jobs. I now have roaches because of neighbors , they charge me in my rent for "pest control" that consists of me being required to move all my stuff out of the kitchen , cabinets, drawers, counteracts anything so remodeling my kitchen basically every week to "treat" the roaches in which they come in put down a few glue traps then leave no reason for me to do any of that. Then I'm threatened to be charged $50 if I don't... it's a nightmare in addition to all kinds of other things the roads had potholes for 2 months and they raised my rent over 12% my bathroom smells like weed my front yard floods so much it looks like a lake and I have to step in water to leave my place. I have heard gun shots and yelling constantly, they allow dogs to be off leashes p*** wherever and not worry about it and it's apparently ok to have an outdoor cat too that is likely not rabies vaccinated and has no collar but somehow belongs to the renter. At one point trash from the dumpsters was all over. At my place they force you to choose their energy provider and now have some off brand internet company. It's a real nightmare and sadly I really can't afford the hassle to move because of the rent increase and limited time. But whatever you do don't rent from this management company, They really need to fire the leasing agent even the pest control company said they can tell the difference in the office.Birge & Held Asset Management, LLC

***************************** took over this property in *********** in August 2022 & it has been a complete & total disaster. Our prior property manager, staff and maintenance team were competent, efficient & caring. In the 1st month they distributed 3 day notices to tenants who actually paid their rent. Not only that, they proceeded to bang on the residents doors yelling "to pay your rent". They handed out incorrect 3 day notices 3 months in a row, each time forcing tenants to take time to come down to the office to show proof of payment when the property manager was hardly ever there. Prior to *****************************, the tenants were charged for water based on the usage. Now the company is charging the tenants water bill based on what the amount was when they took over the company because they don't have their permits with Dade County for the water usage. They never sent the tenants anything in writing informing us of this. They will no longer accept money orders for rental payments due to fraudulent activity but will accept personal checks because yes, that's much safer and less prone to fraud than a money order you have to provide ID for and have cash for. Prior to *****************************. ******* Properties allowed tenants to pay online, & to have several options to break up the payments because guess what? People can actually have money in different accounts or here's a crazy concept, they may have a roommate & need to pay from a different card or account so we could enter partial amounts as long as the entire balance was paid in full and on time. Number one priority should be making it EASIER for tenants to make rental payments online. This has been a very stressful transition to a community that was once thriving. There's seems to be a lack of experience, effort and common sense such as power washing the tenants front door so that the foyer & is flooded with water or not notifying tenants when pest control is coming so that we're prepared & not just popping up at the front door. We're living a **************** location and ever since Birge and Held took over its been disappointing. They never fix issues that need to be addressed, from the hot tub being broken for months to the grounds not being cleaned regularly. Plus one of the staff is not friendly at all. The pool is getting moldy and looks like it hasn't been cleaned all summer. It was way better with the old management.Birge & Held Asset Management, LLC

The pool is cleaned daily and properly treated, there is no algae or debris in the pool, we even go the extra mile by cleaning the pool on weekends. The hot tub issues we discovered at take over were resolved professionally and promptly repaired and has been fully functional for all of our residents to enjoy. We've lived in our community in North STL since 11/2022 and nothing was up to the expectations we were given during our leasing process and since then it's gotten even worse. Maintenance has only responded to 1 of our 16 work orders; we have no light on our floor or even door k**** on our buildings much less the locks that were originally there when we signed our lease; we had to replace our own deadbolt because we were told it would be months before the office could and I wasn't leaving our apartment unlocked in this neighborhood especially with no building security; one of our work orders is about not having electricity in half our kitchen due to a breaker flipping (which are located in utility room that's locked) and we've received no response about it despite reaching out on the portal and since the office has temporarily moved for some unknown to us reason, you can't get through on the phone to the ****** number that we were given; there are squirrels chewing in our roof (spoke to a coworker who's lived here for 3 years before B&H took over and she said she has the same problem in her different building) and vents and multiple other problems that I could list for days. I hate that we are stuck here until we can afford to leave. We don't even have a pool open despite that being one of the amenities we were told about along with a gated playground (half the gate has fallen down and looks to have been that way for a while). The apartment manager is sweet don't get me wrong and she's helped us when we've struggled but not having things repaired or even the grass and bushes trimmed makes this place terrible and makes us regret signing two leases here (a 12 and then a 15 to give us time to get financially stable to move again). I was excited about the large apartment when first given the info because it meant space for my toddler and my husband and self to be comfortable.Birge & Held Asset Management, LLC

Good morning, We are sorry to hear of your concerns. It is my understanding that the doorknobs have been taken care of. Our construction team is evaluating the lighting, however, in the interim, the service team will be over to ensure that the bulb is replaced at the main door. The playground fence has been repaired numerous times and unfortunately, continues to be vandalized. We will be updating the playground with bringing the clubhouse online in the spring/summer of 2023. We have had all the trees around the community trimmed down and will continue to maintain that with our landscaper. We were told you wanted to do an 18-month lease, unfortunately, the longest lease term we offer is 15 months, at which time you could go month to month. The other option is to do 12 months and then do another 6-month lease at the end of that lease term. Terrible property management. They just recently became management at graftonllc in ****** ** located on sawmillrd. I had a mold issue, Ive been getting really sick asked them to come check out the issue and identify what I have found in my apartment maintenance shows up to my apartment hours after I informed them of possible black mold. He then proceeds to say my doors and windows are covered in mold and they would need to be replaced asap but denied mold in the bathroom and proceeds to ask if he can clean it up I tell him no and that I want a specialist to be sent out to identify whats oozing out the showers and growing on my windows and doors. He was very annoyed with my request. Receptionist for graftonllc gets back to me the next day saying they dont know whos coming out and when but someone is coming I inform them that is not a valid response to this type of situation and that is unacceptable for me. I politely ask receptionist and manager ************************* to email me who is coming and when a *************. Two days after I had informed them of situation I finally get an email of someone coming but no time. I googled searched the company they sent out and they are not specialized to work with mold. I request another specialist to be sent out preferably a professional not someone with a ******** business page and one review. ************************* calls me and ask me how I know the person wasnt specialized in mold. ****** I inform her she then proceeds to try to do an emergency entrance to my apartment and informed me she doesnt need to have me there when whoever they sends out comes. I let her know I wanted to be present for testing but she refused since I refused there specialist who isnt certified in mold. Thats when I contacted a lawyer and let him handle the situation disrespectful property management and did not care for my concerns at all. When the possibility of mold was brought to the attention to our team, they sent out maintenance the same day to assess the situation. He did not find any evidence of mold in your home and offered to have a second opinion. The Manager scheduled a contractor to come assess the situation as well. Our vendor was refused entry and the resident hired an attorney. She stated to our office team that she has had issues for two years and wants this resolved. We purchased the community in April and no previous issues of mold were reported to us. We notified the resident that we will be having a contractor enter and assess the situation. We acted promptly and vigilantly to assess the situation. The resident was unhappy with the results of the findings and wanted released from her lease agreement, which we agreed to. She was released from her lease without being charged any termination fees.Roda Mohamed

Yes maintenance was sent out the same day hours after I let the office know about the situation. He was to busy helping unload trucks from lowes and I had to wait in my apartment not knowing what time he would show up and was unable to leave until he got there. Super unprofessional. If no mold was discovered a contractor would have not been sent out but a contractor was supposed to be sent because maintenance did indeed discover something. Maintenance discovered Mold in my apartment. Maintenance admitted to my windows and doors being covered in mold and did not get a response of who was being sent out for two days. When I finally heard from the office they emailed me a business name of a unlicensed mold specialist. The office management wanted to send out a not mold licensed individual to handle a mold situation to my apartment. how odd. They did not have a time or a accurate date set up for this person to show up. I let them know this was unacceptable due to the fact of my discovery and that I have been sick on and off for a long time not knowing the cause since Ive lived in graftonllc this made me very concerned with how the problem was being taken lightly by management as if they were aware of a problem but were trying to cover it up. I wanted this to be handled correctly to know what was growing on my *********************** Due to the fact of a fake mold specialist being sent out to handle a mold situation I politely refused and asked for a professional to be hired. ************************* refuses my request and asked me how do I know they are not specialized in mold. I let her know I searched the business name they sent to my email and ask if he could provide proof if he was licensed and that I would be okay with that. I would not have refused if he was a mold licensed individual. She refuses then proceeds to do an entrance to my apartment without my permission because as she stated I dont have the right to choose who comes to check out the situation I let my attorney know of the situation because of how odd it was that my rights as a tenant were being violated over such a small situation. If a real specialist was sent out this would have been avoided. The office then proceeds to lawyer up and there attorney refused to provide test results of finding in my apartment. Managements attorney released me from my lease due to the fact that they were refusing to provide so called results there said specialist they sent out did. They gave me less than ****************************************************************************** permission to leave. They did not charge me any termination fees due to the fact they were in the wrong. They did not allow me to do a walk through of my apartment when keys were being returned I have yet to get a move out statement or my deposit back. They were very quick to send me my last electric ****. DO NOT RECOMMEND
