      Scam, scam, scam Buying a new home can have its *** and downs, so I highly recommend (NOT) getting A1 Property Inspections ***********. After the inspection and moving in we found multiple issues that in no way was it inspected or would have been cleared by a competent inspector, and save money by not having to do home costly home repairs when it should have been noted in the inspection. Then this scam of a business wants to hide behind a free 30 day home warranty ( should be a red flag ) Because the lack of work they do is sub par at best. We do not recommend this company and beware of the scam they are.

      A1 Property Inspections takes any customer concern issue seriously and sorry to hear that they have had concerns at their property. We also have already responded to the client(s) directly as noted:

      1. Exterior front yard light was fully operational as both noted in real estate posting pictures as well as our cover page with photo of the property also showing functional.

      2. Exterior hose spickets are tested however hoses, etc. are not removed. No issues of leaking noted. We submitted exterior picture of one spicket, included with a downspout/gutter picture in our report and picture shows the water was turned on/off. They are not operated for extended periods of time.

      3. Gutter separation at corner of property was caused by physical damage to the gutter and that damage pulled the rivets holding into soffit as verified by clients own pictures. Both, listing photos, aerial photos do not show any damage at time of inspection so there was no damage to report.

      As for comments about warranties are a scam, etc.....warranties we offer a full 30 day warranty in which client(s) can opt in to if they so wish. Warranties are standard in the real estate business as mechanical things can/do happen after an inspection.....especially in this case as the property was occupied. Almost every real estate transaction has some sort of warranty issued for this reason.

      Any concerns should have been noted at the final walk through when clients were there to confirm property is in same condition as pre-purchase/inspection period which is usually several weeks after the inspection and typically the same/prior day of closing.

      As we noted to the clients if they think they have any warranty related items they should work directly with the warranty option they were provided.
