    Dear BBB,

    I am a current tenant at Park 25 Apartments (**** * **** ******, Lawrence, KS), managed by Park 25 Inc., with two months remaining on my lease. My monthly rent is $920, and I have already paid July’s rent in full.

    On July 1st, I received an unexpected message from management asking me to submit photos of my kitchen appliances. This request was made without explanation or reference to the lease. When I politely asked for clarification, I was told they would enter my unit at 3:30 p.m. the next day. I again asked for a clear reason, but instead of explaining, management responded with: “Since you have declined to provide us with photos of your oven/stove we will enter tomorrow to get the photo that we requested.”

    There was no emergency, no formal 24-hour notice, and no legal justification provided. This is not acceptable under Kansas law (KSA § 58-2557), which requires reasonable notice and a valid purpose such as inspection or repair. I never denied lawful access—I simply asked for clarification.

    After my second request, I received no reply or apology from management. Their silence, combined with the threat of entry, made me feel intimidated and unsafe in my own home despite being a paying tenant in good standing.

    I request that BBB investigate this matter and remind Park 25 Inc. of their legal obligations regarding tenant privacy, communication, and proper notice of entry. I am willing to provide supporting documentation if needed.

    On July 1 at 2:51PM management sent an email asking if you would snap a picture of your oven. The reason for this was to see if it needed to be replaced upon your move out. We requested a picture from you (if comfortable) so we would not have to invade your space. When you would not provide a picture due to not feeling comfortable we let you know via email on July 1st at 3:19PM that we would stop in for a quick minute to asses the oven and get one ordered if needed. We let you know 24 hours in advanced that on July 2nd at 3:30PM we would be there. No harm was meant by this, it was just information we had to have. We have followed not only our lease but the Kansas landlord tenant act.
