On 10-14-2024 ***** ******** of Best Solutions Renovations LLC completed building me a 200 sq. ft. deck. I paid him $ 7000. total. He said he would be back in the spring to stain the deck for me for $1,000. I texted ***** on Mar 29, 2025 and asked how to get rid of the Red chalk lines that mark the nailing locations for screwing down the deck boards. He told me to pressure wash it and use a deck cleaner get it to come off.er and a broom. I told him it was his responsibility to clean off the chalk. I showed him a product from Lowes that was permanent red chalk. He finally agreed to come out and sand it off himself. I told him I hired a contractor to stain the deck May 14, 2025, so the red chalk needed to be removed prior to staining. He never came to sanded it off. I decided to take a closer look at the deck and handrails, I started seeing some details that had to be addressed prior to staining. I texted ***** ******** that read," Please repair the following items in the pictures I am sending that should be covered in my 1 year warranty. Large hole above spindle, holes drilled for spindles are too large allowing water intrusion, splintering around spindles, chunk missing on 4 x 4, etc. There a lot of rough edges that require sanding. You know about the red chalk lines that require sanding off. Please give me a date the repairs will be made. Thank you." He claims he didn't give the project a 1 year warranty. He promised me a 1 year warranty. He refuses to make the repairs. There also is a code violation on the construction of the stairs. The tread width is 7" and code requires minimum 10". I would like the stairs replaced to code compliant standards before someone gets hurt on the stairs. He refuses to do repairs. It is impossible to stain it. It can only be painted. ***** ******** was to build me a stainable deck.
I am disappointed that the deck cannot be stained and has to be painted. ***** ******** is unprofessional and does not stand responsible for his work.

      Business Response

      Date: 04/27/2025

In 10/2024 ***** sent me the layout her deck request and i sent her a quote. She received the quote and called me to come out and evaluate the layout once more in person. I went out and spoke with her. She began to lecture me on my price and repeatedly told me nobody would help her out (after 5 other consultations). My original quote was for $9500 and I came down to $7000 to accommodate her needs but she opted out of a warranty and pressure washing/cleaning-prep for stain, etc. She agreed and we received our deposit/put her on schedule. When  We completed the deck both ***** and her son inspected the deck. We addressed any issues and received the remaining balance. ***** was informed to pressure wash the deck and clean well due to us using chalk lines for perfection as we build luxurious decks. 03/29/2025 i get a text message from ***** asking what to do about the chalk lines. I called ***** and came to a conclusion. She was informed that this issue should have been addressed when the deck was completed. She agreed and was aware of her wrongdoing, but we scheduled to come out to sand out the chalk lines for 'free' to satisfy *****, like we always do. 04/14/25 i get a very hostile message DEMANDING i fix any issue and threatening me saying if i argue her that I would be reported to the ********* ******* ** ********* Nothing is unsafe, it has been inspected and approved. We NEVER use wood putty to fill screwholes as seen in the photo she sent. This is beyond baffling and is defamation at its finest. This job was completed and approved 6 months ago. There is nothing preventing this deck from being stained. Painting is not the only option like she is implying, that is a personal preference that can be proven otherwise. There is nothing wrong by code with this deck. ***** is upset that we will not accommodate her on other projects, nor will we accommodate any issues not caused by my contractors negligence. We have not been in contact as she won't answer our text/calls.

      Complaint: ********

I am rejecting this response because:

***** ******** continues to not be truthful.

      Deck stainability:

I downloaded a picture of the deck after I hired a guy to sand off the Red chalk lines. I'm going to have to hire him again to sand off the whole deck because as it sits now it cannot be stained only painted. The dark and light areas will not stain evenly. This has cost me time and money. I would like to be compensated $600.

      Stair treads:

Stair Treads do not comply with the Kentucky Residential Building Code, 3 Revision. The code section below indicates a minimum tread depth of 9" and how it should be measured. I downloaded a picture of my ruler measuring the existing tread width of 7 1/2" that does not comply with the Kentucky code. I would like the deck stairs to be torn off and rebuilt according to the Kentucky Code requirements. ***** ******** would have to hire a licensed contractor other than himself to do this construction. I do not want ***** ******** on my property ever again.

R311.7.5.2 Treads. The minimum tread depth shall be 9
inches (229 mm). The tread depth shall be measured
horizontally between the vertical planes of the
foremost projection of adjacent treads and at a right
angle to the tread’s leading edge.

      Sincerely,

      ***** ****

      Better Business Bureau:

Concerning complaint for Best Solutions Renovations complaint.

5/20/2025 ***** ******** sent a company, that was different from his Best Solutions Renovation company, to measure the treads on the stairs. I measured the treads incorrectly, the man showed me how to measure with a right angle square and much to my surprise the treads are within the Kentucky code standards. Please retract my statement I stated regarding the non code compliance.
Be sure ***** ******** is notified of the retraction of the statement.
Yes, the mater of the non-compliant stair treads has been resolved.
