I signed the contract on a spec home in Feb/March of 2022. From the get go, they were difficult to deal with. It took me physically showing up to the house to get any type of update. Once I did that a few times, they started sending me weekly updates only after they told me that if I wanted to see the house during construction, I would have to make an appointment through a realtor. I understand, it's policy. I thought asking for construction updates wasn't a big ask.
Fast forward to after moving in, there are just so many small details that just convey how cheap they build their houses. The hot and cold water lines are backwards in a shower, caulking to fill voids instead of re-cutting pieces of trim, paint on the trim pieces, doors that would not latch or lock, mixed match screws, garage leaks water internally because the concrete isn't level, and so many little imperfections in the finishing touches. I'm not expecting perfect but I am expecting good. They did come correct SOME of the items.
I submit my 1 year check up which I submitted June 14th, slightly earlier than my 1 year on July 22, 2022. I did not want to take any chances that I did not give them enough notice. Most of my listed consisted of nail pops, which was expected. I reported water damage under my kitchen sink where the drain was loose and even dated I noticed it on Nov. 18, 2022. I tightened the drain so it would not continue.
August 24, 2023 the hot water line from under my kitchen sink popped out of the compression fitting and flooded my entire ground level and basement resulting in $27,000 in repairs that I had to report to insurance because Mulberry was 1 month in the clear. January 18, 2024 they finally completed the 1 year repairs, sort of. Every nail pop has to be re-sanded and painted, which they refused to do. I cannot help but to think if they had taken more pride by hiring quality contractors instead of chasing profits, I wouldn't feel the need to file a complaint.
