    These people are some slum lords. I rented a place from them in Versailles that should be condemned. They rip you off with move in fees and crazy depostis for a unit they didn't even clean or look at. Now its time to get my deposit back and they are lying about mailing me my depost on 12/19. Three different post offices have no clue what this guy is talking about. He also has no proof of mailing it. Now they want to charge me to write me a check? Is this even legal? Its past the 30 days to return my deposit. I moved out over a month ago. Terrible company.

    This resident asked to move in site unseen, when he was unhappy with his choice we offered to release him from his lease at no penalty, which he accepted. He asked to mail his deposit to “General Delivery”. Which we had never heard of before. After researching, this means it is mailed to the post office and he has to show up to claim it. We have done exactly what he asked us to do and each turn. If he would like to pick up us deposit in person at our office and pay the cancelled check fee he would be welcome to and he knows that. Unfortunately, we have attempted to resolve with this resident but he is not interested in that.

    I rented a newly renovated townhome in Versailles Ky. that was advertised as remodeled with new plumbing from the ground up! I have lived here for 4 months and have had raw sewage in my kitchen floor three times. No one ever offers an apology nor offers to send someone to clean it up. I mean it’s fecal matter from 4 units as others have already moved out of this 8 unit hell hole. The maintenance men have left anything they touched dirty and not completed a single project that they have started in my home. The work they did do looked like a child was doing it! We have just stopped asking for repairs at this time as we are tired of missing work for nothing to get completed. The last time I called to report a sewage issue the toilet paper and fecal matter remained on my floor for 3 days when I finally had to report it to the health dept. The company sent a company to clean but they scratched my floors and still left toilet paper filled with fecal matter around my hot water heater. My husband sent pictures of the scratches on floor and my husband sent them pictures of both. Mrs Adams acknowledged the scratches but said nothing about getting the rest of the fecal remnants cleaned up! Since I have complained I have now been threatened with eviction because my rent will be 24 days late due to change of job and payroll at my new job. I explained this to Mrs. Adams who said that everyone must remain on the same eviction schedule so she is going to file papers no matter what if she is not paid by the 21 of the month.

    We can understand your frustration during an ongoing repair. The owner is working diligently to solve the sewer issue at this home. We completely understand why you are upset and the owner is working to resolve the issue the best he can. To your other point regarding rent, yes we do expect all residents to pay their rent on time. We follow the same procedures and protocols for every resident to insure that we treat everyone fairly.

    The owner of our condominium decided to sell the property and we received proper notification from Expert to vacate the property by 9/2. Our experience with Expert up to this point was good other than unprofessionalism from "Shay" on a recent occasion regarding a maintenance problem.
    Prior to moving we received a monthly account statement via email of balance due which was automatically deducted from our bank account. On 8/18 we received a statement indicating a balance due of $50.00 for the last months (September) prorated rent.
    On 9/1 we received another notification indicating full rent of $1,050 was being deducted from our checking account. We contacted the office immediately and was told by Corey the full amount was deducted because we didnt log into the tenant portal to edit the rent amount for September which we were never informed by Expert to do. **This should be handled by property management system software, not the tenant**. Corey resolved this for us unapologetically after we complained.
    The next day we received notification of settlement from our deposit. Over $300 of our deposit was withheld for what Expert classified as things exceeding normal wear and tear. IWe deep cleaned (!) the unit before vacating and there were no damages or deterioration beyond normal use or any negligence on our part that warranted forfeiting part of our deposit. Expert will likely disagree as they do iin other complaints, but let this be a warning to others, and we encourage Expert to evaluate their business practices and hold staff to a higher level of customer service.

    We work very hard to hold every resident to the same standard. We compare the condition of the home at move in to the condition of the home at move out using a very detailed photographic record. We understand that this is subjective process and when money is involved people do not always agree. However, we work very hard to be fair to both the owner and the resident, which is our role as the property manager. We wish you all the best!
