      They promised to sell my house and they didn't they promised to give me $136,000 nine for the house and they didn't date they didn't sell the house like they should have they they promised to give me money back from the escrow and they haven't they said they're only going to give me $100 and there's $200 to $10,000 in the escrow in I'm only getting $100 out of the escrow and I should get more than that

      Once that matter was resolved, there were further delays in receiving essential documentation from you—documents which are typically returned within 24 hours, but in this case took over 20 days. These delays significantly impacted our ability to proceed effectively.

      During the process, we also encountered ongoing scheduling challenges and repeated cancellations when attempting to coordinate access to the property. Despite these difficulties, we remained committed to helping you and even explored alternative options. However, the alternative approach was not compatible with our company's processes, and we ultimately released you from the agreement.

      As per our contractual obligations, we have offered multiple options for delivering the earnest money deposit stated in the agreement, and remain fully willing to send it—please just let us know your preferred method of receiving it.

      The date of the Contract is Mar 14th 2025. ****** **** ***** ******** ********** *** purchased my home at ** ******* ***** ******** *** ***** Contract specifically states they bought our home and that it would close within 75 days if not sooner, for 300,000 dollars. I have contacted them multiple times and they will not give me a closing date. No where does the contract state that it will be listed, then sold and then we are paid. The contract is a legal contract of which our own attorney looked it over and said, the only issue she has is that they do not give a specific closing date. I have spoken multiple times to ****** ****, (he will not give me a closing date). I have spoken with ****** ********* who will not give me a closing date. On May 28th, the 75 days are up. I can't get any thing from them. They purchased our home, and they owe us 300,000 dollars. They are the buyers of ** ******* ***** ******** *** We have spent well over 65 days packing everything and now are filled with a home full of boxes. I am 87 years old and they guaranteed that my home was sold and that I could look for another one. I have spent many days searching for homes. I have now lost the ability to purchase at least two of those homes due to ****** **** and ****** ********* will not give me a closing date. Good Neighbors bought the home 'As Is'. I have the complete contract and can send a copy to you. But I want the sale closed, and my money that they owe me for the purchase of my home. They are predators and they prey on people. They should be shut down and never allowed to do business again in any name. Because what they have done to me alone is so very wrong. The mental duress they have caused me is horrific. I want a closing date and I want the monies owed me through this legal contract. Thank you.

      At the time the agreement was signed on March 14th, 2025, we explained that the home did not meet the qualifications for a direct cash purchase. Instead, we proceeded with our alternative program, which involves securing a third-party partner or buyer before finalizing the transaction. This process, including the expected timeline and structure, was communicated to you at the time of signing and reiterated during a phone call with a friend of yours, during which *** **** clearly outlined the process again to ensure full understanding.
      While we made every effort to fulfill our end of the agreement within the estimated timeframe, we unfortunately were unable to do so. We also offered to release the earnest money deposit to you as a good faith gesture, but this was declined.
      We are sincerely sorry for the inconvenience and stress this has caused. We wish you all the best in getting your home sold.

      This company committed fraud by filing a lien on my property that they had no right to file. They offered to purchase my home and fraudulently had a notary notarize a document that I did not sign. We had to pay $600 in court cost to remove the lien and did not respond within the 20 days and they tried to refuse service from the process server. The process server knew who they were in Kentucky due to several other complaints and finally found them and we’ve gotten the lien removed. I be filing a complaint with the district attorney against this company they seem to pray on elderly vulnerable people. What they do is get your house contract and make it an assignable contract and then fraudulently Get a notary to notarize a document and then try to list it on the MLS with a realtor they work with and sell it several thousands more dollars before they have to close on your property but they don’t even put the deposit down that’s needed to go in escrow. Beware of this company

      To clarify, the individual submitting this review appears to be **** *******, not ******* *******, who is the legal property owner and the person we have been working with directly throughout this transaction.
      Our team maintained a courteous and professional relationship with Ms. ******* *******. We entered into a signed purchase agreement with her and scheduled a closing date of March 31st, at which time she would have received the full amount agreed upon in the contract. There were no delays or issues on our end in moving toward this closing.
      However, late in the process, Ms. *******’s sister began to intervene, objecting to the agreed terms and refusing to close the transaction. Despite this, we continued to engage in good faith, including working with a licensed notary to verify signatures and ensure all parties were informed and consenting. The notary involved also confirmed consent via a phone conversation with **** *******. The notary and the real estate agent had to block **** due to continued harassment via phone calls, text messages and emails. 
      At no point did our company engage in fraud, nor did we attempt to bypass legal or ethical requirements. The Affidavit and Memorandum of Interest we recorded was a standard and lawful step to protect our contractual interest in the property — a common practice in real estate transactions where one party has a legitimate equitable interest.
      Ultimately, we respect the right of property owners to make decisions about their sale, and if the seller had chosen to proceed with the original agreement, we were fully prepared to close. We dispute the claims made in this complaint and are confident that we acted lawfully and ethically throughout the process.

      Jan 25 i went into a contract with this company to sell my house. I was told it could be upto 75 days. This was ok. When the time was up i moved half of my belongings into storage {where it still is}. I cannot get a straight answer as to when we are closing. I get no return calls and when i do it is the same answer as always. Let me talk to my investors! I want this company to step up and do what is right, if not then close up. I can't move on until something is done. People BEWARE!!!!! This company is not what it seems.

      If you’re considering working with **** ******** ********* ***/** *** ***** ***, let me save you the headache—**RUN in the other direction.**

      This company completely failed to perform on their contract and has been nothing but unresponsive, unprofessional, and full of empty promises. Here’s what happened:

      - In June of 2024, I called them hoping to do a quick sale of my mothers home and that is what they promised. Or so i thought.

      - First, not realizing, they set a **75-day closing date**, and that time *came and went* with zero action.

      - They set an **extension with a new closing date**, and *that* time *also* came and went.

      - They were **next to impossible to get on the phone**—and when they did respond, it was just excuse after excuse.

      - The property **ended up in foreclosure** due to their delays.

      - The **insurance company canceled the policy on the house** because the house was sitting vacant. My mother had to move in with me due to being diagnosed with cancer and needing surgery/chemotherapy, and someone to care for her.

      And if that wasn’t bad enough, they **filed a memorandum of sale** on a contract they clearly cannot and *will not* fulfill. All they want is to **extend the contract** so they can slap my property on the MLS and try to find a buyer for *themselves*—all while holding *me* hostage in the process.

      If you’re thinking about doing business with them, **beware.** They will waste your time, tie up your property, and leave you dealing with the mess they created. **Stay far away.**

      I feel so guilty because i told my mother that this would be an easier way to sell the house and it would be less stressful. Boy was i wrong!!

      Company contacted me every hour for a day before I signed. Since signing on 09/18 , no calls. Was promised by 3 employees 4-6 week closing and as early as 10 dayss. Went looking and made offer on home, was turned down due to long closing time, I did not ask for repairs, closing cost, nothing. Made offer on another, seller accepted with a contingent that he would continue to show, refused to even mark pending or contingent, due to long closing time. Today is Oct 30, exactly 6 weeks after signing. This home shoudl close today but do NOT even have closing time. Only answer I get is "we need more feedback. Have had 7 prospective buyers here, had to take off work for every showing, costing me hundreds. Have been told 10 times by ******, closing agent that she would call on "xxz" date, NO CALL. After you sign, they will not call you. Really ??? 10 times you promised to call on a certain day/time and you did not??? I am the customer, obviously you forgot about me. Cancelling this deal, I look like a fool, making a seller wait 6 weeks with no closing in sight. I live in this town, you do not !!

      This company will not give me any credible information on a closing date for the sale of my house. It is an investor making a cash offer for my house. There has been no contact from them about placing the house in escrow nor will they commit to a closing date. This is unacceptable. I cancelled a contract on a new home becasue I don1t think they are really going to buy my house. The contract expires in 60 days.
