      this company is one of the most fraudulent, deceiving unethical, lying, threatening, group of scam, artist I have ever encountered in my professional career. Their advertisements claim that they buy houses for cash and they are the buyer. This is nothing but a completely false statement and don’t let yourself become victim of such treachery.

      they made an offer on my home for cash price to close within 90 days they make it very vague on what they explain and emphasize. They then made a statement that they wanted someone to take pictures to ensure their investment was going to be. sound. this was a lie, and they took photographs of my house, and a condition that is unpresentable, and no one would allow their home to be photographed for the purpose that they intended.
      they then listed my house without my knowledge with the photographs they claimed were just for them, and then wanted me to show my own house like I worked for them.
      They never had any intention on ever buying the house. They are pure, scam, artist, and lie, cheat, and steal people out of their money. When I realized what scam was, I immediately advised them to cancel that I did not understand, and it was not made clear what their intentions were.

      These alleged homebuyers are trying to sue me because I found another buyer for my house only because they did not do what they said they were going to do and keep up their end of the contract.


      What you do run from this company in all aspects they are nothing but liars and scam artist, bottom feeders, who pray on the week and desperate the lowest scum on this earth.

      They called and harassed me, cussed me out, threatened me threatened. My family mocked me. Don’t let yourself become a victim of this scam I promise you they are lying to you whatever they say to you.

      I signed a sales agreement on 12/29/23 to have this company buy my house after being pressured and lied to by their sales person ***** I told **** that I was wanting to avoid having realtors and many people coming through my house. He assured me that they would not do that and they would only have a photographer and an inspector come to my house. That was completely a lie. ****** ******** signed my name as my "attorney-in-fact" on a listing agreement to put it on the MLS. However, the Power Of Attorney contract they had me sign earlier, is required by **** ******** *** to be notarized. They didn't even tell me they listed it and I found out by discovering it on the Zillow website. I have so far allowed the photographer + 5 different realtor walthroughs with 2 of them being scheduled without telling us at the exact same time. After I found out ****** has signed my name on the listing agreement without the legal ability to do so, I informed ****** that I didn't agree to them signing for me as he did not legally have attorney-in-fact power. ****** told me I was wrong about that and he was going to place a lien on my deed. (He has threatened that at least twice already). After threatening me, he must of realized he was absolutely wrong about the POA doc needing notarized. He then arranged a Notary to come to my house so I could sign a new POA doc and have it notarized. After seeing all the power I was giving them I questioned ****** on why I had to give them attorney-in-fact power to sign Sales agreements. He said not to worry about that. The Notary and other legal professionals said that I should never give anyone that much power over me. I told ****** I would only give him power to list my house on the MLS. Since then, and before then, they are almost impossible to get a response from. They have never paid the "Good Faith" deposit of $100 or told us what title company they were using. They refuse to answer us when we ask them important questions about the contract.

      We signed a purchase agreement on 1/29/2024. They listed our house publicly without consent and failed to deliver a deposit promised in agreement. When we attempted to break contract nicely, we were told that it is impossible to break the contract and they were filing a lein on us. We were threatened with this lein and told to let strangers into our home without prior scheduling. They scheduled an open house for what they told us was a private showing at 12pm and a private showing at 3pm. People brought their dogs and children to my home, believing it was abandoned. It's dilapidated state was the cause of our need to sell. We feel mistreated and misled. We feel unsafe in our neighborhood now with people pulling into our driveway as late as 10pm! Then, I was offered 200 dollars to let people "in my home with no restrictions". This process has been humiliating and a nightmare. We just want out of our contract so we can feel safe. They have none of our money, we have none of theirs (despite them promising a deposit of 100 upon signing contract). Now we see many other people have the same issue with them on BBB. Anytime I bring up breaking the contract, I am told they will place a lein on my house. There is no way to break the contract.

      I was seeking a quick sale of **** *** to job transfer. In an effort to find a company who could/would help to make short work of selling my home I searched the internet and found ** *** ***** *** (parent company) **** ******** ********** *** out of Louisville Kentucky. Their advertisement asserted that they would give me a cash offer on my house. I knew that I would be taking quite a bit less than the market value, and I was fine with that so long as the transaction could be done within a few weeks. The advertisement made clear, repeating over and again that closing would be within 30 days from acceptance of offer. The advertisement made clear that they were the buyer. I spoke with **** first who emailed me a written offer. I accepted and signed the contract on October 31, 2023. In retrospect I now see this contract can have variable interpretations, depending on the accompanied commentary. It states that **** *** is the buyer who, via this contract, promises to buy my house at the stated price. The document attests to the existence of earnest money in the amount of $100 but doesn't say who has it. Next, there's a clause saying that if **** *** should fail to perform, this $100 is my sole remedy. Under the terms, I am required to reserve for them sole access to potential profit from my property for 75 days. Where it states that they reserve the right to choose whatever method for making the profit: rental, fix and flip, MLS listing etc., a spin is put on like this is after they buy it. In reality, all they are doing is listing the house and taking a chunk off the top before they let loose the seller's money. They market the service as an expedited sale. The contract is defined as unconscionable, and the advertising is defined as bait and switch. Both very unethical. There's nothing admirable about making money this way. In not fulfilling the contract they cost us over $4500 dollars in mortgage payments made plus the missing $100 earnest money.

      My husband, *******, and I have been trying to relocate to LA quickly because we need to provide care for my father who is elderly and ill. He will be moving in with us upon our return to LA. Also, **** has health care issues that can't be adequately addressed here in Nevada. Under much duress related to these conditions, we signed a purchase agreement on our home with '********************** ******** ********** ***. on Sept. 12, 2023. We were told that we would be able to choose our closing date and the company would buy our home 'as-is'. At no time before we signed the agreement did ****, ***** or anyone else mention they would be placing our home on the MLS to sell it out from under us or they would be having someone come inspect our home to see if it met their criteria or if they really wanted to pay what they said they would. Only after we signed the agreement did ***** say they photographers/inspectors would be coming out. That is when they told us the company planned to put photos in the real estate booklet to sell our home. The contract was so vague. We weren't paid earnest money. No title company or closing date was ever given.

      On October 2, we e-mailed a Cancellation of Contract/Escrow and Release of Earnest Money to **** ******** ********* . We also sent a text message to let them we do not wish to move forward on the deal. That same day, **** ******** ********* recorded an Affidavit/Memo of Interest In Real Property in our county so we could not move forward with the sale of our home. We can't move back to LA to care for my Dad or to get the care **** needs. He has been in the Hospital twice since Sept. We have asked **** ******** ********* to release us from the purchase contract but the company has not done so up to this date.

      So, we had our home sold to a personal friend. Basically this company swindled us out of a sure deal that would have closed within a week. We could have already been through with closing on our home. We could have already moved back to LA to help take care of my Dad. **** could already be receiving the care he so desperately needs.

      I am rejecting this response because: As I mentioned in my initial complaint my husband, *******, and I have been trying to relocate to Louisiana quickly because my husband needs medical care there and we need to provide care for my father who is elderly and ill.  Due to the stress and pressure to move quickly, we signed a purchase agreement on our home with '********************** ******** ********** ***. on Sept.12, 2023 because they offered us a decent amount to purchase our home and told us we could choose our closing date and move quickly. Since signing the contract **** ********* ******** has not moved quickly, did not open escrow, and has placed a notice of interest on our home so we can't sell it to anyone else. We hired an attorney who notified us and **** ******** ********* that the form they filed is actually illegal in our state and requested they release the title.  **** ********* ********s obtained an attorney and did not release our title. We filed a complaint with the BBB and **** ******** ********* responded that the issue has been resolved through attorneys however there has been no resolution.  The closing date has come and gone, **** ******** ********* sent an inspector and offered $60,000 less than our contract, we declined the new offer and yet the claim on our home has not been released. In addition to the unbelievable amount of stress we’ve already been under now we have had to pay attorneys to get a release for our house from a company that has held us up 4 ½ months when the whole reason we signed their agreement was we needed to hurry to take care of my Dad and my husband's health. I’m not sure why my BBB complaint was closed, as my house is still being held hostage and I have been paying lawyers for over 2 months. I would like to move forward with this complaint and would encourage anyone considering doing business with **** ********* ******** not to move forward.  **** ******** ********* is a predatory company that does not keep their word and will hold up any potential real opportunity to sell your home for as long as they are able. In order to resolve this issue a full release of interest in my home needs to be filed immediately as we are out of our contract date and **** ********* ******** does not want to pay the agreed upon amount.  I also believe **** ********* ******** should pay my attorney fees to fight this unlawful claim on my home.

      I am desperately trying to relocate in the interest of gainful employment. In an effort to find an outfit who could/would help to make short work of selling my home I searched the internet and found Good Neighbor Solutions, LLC out of Louisville Kentucky. Their advertisement asserted that they would give me a cash offer on my house. I knew that I would be taking quite a bit less than the market value, and I was fine with that so long as the transaction could be done within a few weeks.       I am a ******** ******* with ***** I contacted this company to buy my home because I did not want to go through the regular sales process with opening my home to realtors, agents, and buyers. This company told me they would send out a photographer and inspector and that’s all the people I would have to deal with. If my home was valued as stated, then they would buy it with 7-10 business days and give me a move out date within 90 days of my choosing. They came back with an all-cash offer immediately. They listed the home on MLS, against what they stated, and realtors immediately started coming to my home. I contacted ******* service manager for WeBuyHomes and Good Neighbor LLC, he stated that they did not list my home. When he found they had he stated that I had to show my home, or he would file a lien against my property. He is now stating that I must wait the 90 days before the company makes a final decision if they will purchase in full. I chose a title company and move out date, but the company will not close on the offer price. When I meet with the realtors that I am forced to let into my home they state they cannot contact anyone from the company by phone. I tried emailing Matt Rostosky, company owner directly with no reply. I am worried this company is trying to steal my home. I have contacted and made a report to the Attorney General's Office in Montana, and I have obtained title protection. If this company is true to its word then finalize my contract and set a move out date and closing with the title company in my state and city that was requested.

      My apologies for just now seeing your email. I see that you sent it Friday and I was out of town all day Friday and through the weekend with limited email access. I spoke with **** and ****** and they stated that they made the expectations clear for how things would go for this transaction. Our terms were also stated in the contract and we require every team member to review each paragraph of the contract out-loud to the seller before proceeding so that they 100% understand what they are signing. Where would you like to go from here? My understanding after talking to ****** is that we had someone in the area who was going to work with us on getting this transaction closed but they had backed out due to the mold issue which were not made aware of during the initial contract signing. We would be more than happy to continue with the contractual agreement as it is written and stated but you have refused the local brokers access to the property several times which is making it difficult on our end to continue helping you out. Also, I wish you hadn't slammed us on the Cash Offer Kentucky BBB page. Cash Offer Kentucky is actually only for our deals in Kentucky but since you already submitted the complaint, what is it going to take for you to mark this complaint as "resolved"?

      I am not happy with how this company operates. I have no interest in selling my property to webuyhomes365/good neighbor solutions. The purchase contract was vague. There was no title company on the agreement, no earnest money was paid, and there was no closing date. Strangers have been sent to home and I have no idea who they were. Communication has been through text and email. I have never seen anyone from this company. I feel confused and violated by this whole process. I am as told that my home was sold as soon as I signed the contract but was never told who the buyer was. I was also told that I would get paid after I left the home and left the keys behind, which makes me think these people are scammers. I am requesting that Good Neighbor solutions release all interest in my property, since I am not selling my property to your company. I am not selling my property to people I feel are trying to scam me out of my property. Please be a Good Neighbor and release all internet in my property because I am not interested in conducting a business transaction with people I have never seen and makes me feel like I am being forced to sale my property to scammers

      We had an officially closing date scheduled on 2-22-2023 with closeline settlements. On 2-14-2023, we gave the seller a $2K advance in good faith that was supposed to be used for moving expense assistance. We did everything that was agreed upon in the contract and more, but on the day of closing, the seller (Monica) decided she all of the sudden did not want to sell to us and did not return the $2K advance either. ******* I would be more than happy to meet with you anytime you want over Zoom and let you pick a different title company, if those are truly the only reason stopping your from selling, otherwise you can direct all communications to the attorney who has been assigned to this case in attempt to recover our damages.

      After looking on their website and seeing offers about how quickly they can close and how they purchase homes in any condition accepting all risks, we reached out to them about our property in North Dakota and what we were looking for price wise. They came back to use with a cash offer which was odd because they made the offer without even looking at the property, but it was still fair so we signed a purchase agreement on 7/20/22 with them.Fast forward 30 days later and we still hadn’t seen any form of payment, any kind of earnest money and they stated they want to back out of said agreement because they tried to claim that in order for them to complete said agreement, they needed a buyer lined up to purchase the home from them, even though there was nothing in the purchase agreement about that.We have tried calling our contact within the company but so far he has not returned our calls
